We are happy to welcome up to 2 fully vaccinated and flea-treated dogs on your booking. Please note, service animals must be disclosed prior to arrival as described in the rental agreement.
Linens: Kitchen and bathroom towels are provided and standard beds are made for your arrival. Extra sheets and pillows are provided in closets for guests to make non-standard beds, if desired. Beach towels are provided for use during your stay.
Consumables: We provide several items to get you started, but if theres something you know you will need thats not on this list, you can either bring those items with you or find them at The Big Store on Hwy 87 in the heart of Crystal Beach.

Lift: This home is not equipped with a lift.
WiFi: Many of our systems throughout the home operated on WiFi, including our security system, so its important that the WiFi remain active throughout your stay. If there is an outage or interruption, the router will reboot automatically. Any attempt to disable the WiFi, or disable, redirect, or obscure any of the cameras is a violation of the rental agreement and may result in early termination of the booking without refund of any amount.

By booking this reservation, you agree to the additional policies, terms, and conditions below.
A rental agreement will be sent for e-signature once the reservation is made. Guests must sign the rental agreement and submit a copy of their photo ID, the full guest list, and any applicable animal information at least 2 business days prior to the reservation start date or the reservation may be canceled. Refunds for cancelations due to guest failure to submit required information at least 2 business days prior to the start of the reservation will be handled in accordance with the listing cancelation policy and timeframes the guest selected when booking.
1. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guests agree not to smoke, vape, or light fireworks on the Rental Property. Guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
2. In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the booking website and shown above, without prior approval by Owner. Quiet hours are from 11:00 PM to 7:00 AM. No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Parties are strictly prohibited on the premises, as is consumption of alcohol by any individual under the age of 21. Violations of these rules are grounds for expedited booking termination and eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair.
3. Guests must be at least 25 years of age to book the Rental Property. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. Only guests listed on the reservation are permitted on the property. Guest agrees to provide names and ages of all individuals included in the reservation. Guest further agrees to provide a copy of his/her non-expired government issued photo ID that includes Guests’ date of birth.
4. In the event Guest wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. The refund policy is as follows: [determine by guest selections at time of booking]
5. A payment of 100% is taken by Owner at the time of the booking. All policies contained in this Agreement shall apply equally to payments made by credit card, check or cash and whether made via website, by phone or in person. Any refunds due to Guest from a credit card payment will be refunded by credit card transaction; all other refunds will be made within 30 days by check.
6. A security deposit is required ("Security Deposit") and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card for the amount of $350.00 exactly 3 day(s) prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to send $350.00 by ACH to the Owner to satisfy the Security Deposit requirement. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within three (3) business days. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within three (3) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration.
7. Regular payments and security deposits for the booking will be displayed as BlueSkyBreeze TX on the Guest's credit card statement.
8. Early check-in or late check-out may be available, but neither are guaranteed by Owner. Guest requests for early check-ins and/or late check-outs must be made in writing and will be granted when available with a $15 per hour fee. Guests arriving early or remaining on the Rental Property beyond the reservation check-out time without approval will be assessed a $60 per hour overage fee.
9. All animals that will accompany Guest on Rental Property must be disclosed on Animal Acknowledgement ("Acknowledgement") prior to bringing the animals on the premises. A maximum of 2 pets may be approved with a pet fee of $40 per pet per stay. Any animals in or about the Rental Property without disclosure and approval by Owner will be grounds for expedited booking termination and eviction with forfeiture of all monies paid. Evidence of the presence of undisclosed or unauthorized animals on the Rental Property after the conclusion of the booking will result in a $150 per animal unauthorized pet fee assessed to Guest.
10. Guests must inform the Owner of their intention to bring children and the specific number. A child is defined as any person under the age of 18.
11. No refunds will be provided due to inoperable appliances or amenities. The Owner will make every reasonable effort to assure that such appliances and amenities will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, construction at adjacent properties, utility/service interruptions or inclement weather or other potentially dangerous situations arising from acts of god or nature. Cancellations or interruptions of bookings due to mandatory evacuations of the area by county officials will be refunded for the portion of the booking that was canceled.
12. Owner is not responsible for any personal items left at the Rental Property after Guest checks out. However, any personal items found after Guest checkout are held for a short time in Lost and Found. Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to ship return to Guest. Items found and not claimed within 30 days will be disposed of at the discretion of Owner.
13. All linens, towels, and outdoor accessories are supplied by Owner. Guest is responsible for lost or damaged items at the rates published in the Rental Property guidebook.
14. In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability. Guest also agrees to indemnify Owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever including, but not limited to, injury sustained as a result of use of stairs, showers, electrical appliances, etc. except only such a personal injury caused by the gross negligence or intentional acts of the Owner.
15. Owner may terminate this Agreement upon the breach of any of the terms hereof by Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.
16. Agreement shall be enforced under the laws of the State of Texas, including any applicable rental acts, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in Galveston County. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.
The Rental Property may offer access to recreational and water activities, including but not limited to swimming, body boards, and beach accessories. Guest fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards. Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities, whether caused by the negligence of the Owners, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable. Guest hereby assume all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the Owners or by any other person. Guest hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify Owner and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of Rental Property facilities, equipment, or activities. Guest further assumes full responsibility for the actions of any and all persons whom he/she may allow to enter the property during the rental period and indemnifies Owner from any and all claims arising from such other persons.
NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following:
I understand the rules and rental conditions upon which I am agreeing to rent accommodations, equipment, and use of the property. I acknowledge and accept that the sole responsibility for safety lies with the participant. In agreeing to this, I acknowledge that outdoor activities and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death. Steps and decks can be slippery, animals and insects can threaten and infect or injure, exposure to the elements can cause hypothermia, sunburn, among other risks inherent in participating in camping, outdoor and water activities. I know that alcohol and/or drugs do not mix safely with any outdoor activity.
I am over the age of 18 and assume responsibility for those in my charge under the age of 18. I hereby assume all legal responsibility for bodily injury to me or to any person on the property as a result of my visit and use, operation or possession of equipment hired or loaned to me. Acknowledging this, I accept complete responsibility for the minor children and myself in my charge and visit the property and equipment and engage in activities or events at my own risk.
I will abide by the rules and accept these rental conditions:
- The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period.
- I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not.
- I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented.
- I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in indoor and outdoor activities and assume any and all responsibility for the minor children and myself in my charge.
- All parties agree to and will comply with Federal, State and County pollution laws and any other applicable laws and regulations.
Guest further acknowledges and agrees to this Animal Acknowledgement [Example - subject to change based on number of animals on booking]:
1. Guest understands that service or support animals must be disclosed and authorized prior to the start of Booking, and that verifiable documentation of animal's service/support role and necessity to Guest or member of Guest's party must be submitted for verification prior to the start of Booking.
2. Guest agrees to provide Owner with a description of disclosed Animals, including but not limited to age, gender, weight, and breed, along with a recent photos of Animals, at least two business days prior to the start of Guest's stay for Owner authorization of Animals on Booking.
3. Guest agrees to not bring any animals, other than disclosed and authorized Animals, on the premises, or permit any members of the Guest's party or anyone else permitted onto the Rental Property by the Guest to bring any animals on the premises. Violation of Acknowledgement is subject to the terms set forth in section (9) of Rental Agreement.
4. If any of disclosed Animals is a service or support animal, Guest will provide verifiable documentation of each Animal's service or support role and necessity of service or support to Guest or member of Guest's party, at least two business days prior to the start of Guest's stay. If Booking was created less than two business days prior to the start of Guest's stay, Guest will provide verifiable documentation upon completion of Booking.
5. Guest is responsible for the actions of Animals at all times. Guest attests that Animals have never bitten or acted aggressively toward any person prior to this Booking.
6. Any pet fees paid do not limit Guest's liability for property damage, cleaning, deodorization, defleaing, replacements, or personal injuries.
7. Guest may only bring disclosed and authorized Animals onto the Rental Property. Guest may not substitute any other animal(s). Offspring of authorized Animals are not allowed unless separately considered and authorized.
8. Guest agrees to ensure that Animals have current rabies shots and licenses required by law prior to bringing Animals onto the Rental Property. Guest agrees to provide documentation of Animals' vaccination and health status from a state licensed veterinarian dated within the past 12 months to Owner upon written request.
9. Animals must not disturb neighbors or other community residents or visitors, regardless of whether Animals are inside or outside the dwelling. Owner will immediately communicate any disturbance complaints received to Guest. Upon receipt of a second reasonable disturbance complaint, Owner will send Guest written notice to immediately and permanently remove Animals from the Rental Property. Guest failure to immediately abide by Owner’s removal notice is grounds for expedited booking termination and eviction with no refund of any kind.
10. Guest may not tie Animals to any fixed object anywhere inside or outside the dwelling. Animals must be on a leash at all times while outside the dwelling. Local ordinances require that animals be on a leash at all times while in the public spaces.
11. Guest agrees to directly supervise Animals any time Animals are not confined to a crate. Animals must not be unsupervised inside or outside the dwelling at any time. Guest agrees that if either of disclosed and authorized Animals are not housetrained, Animal(s) must be confined to a crate at all times while inside the dwelling.
12. Guest agrees to prevent Animals from urinating or defecating inside the dwelling or on exterior decking or patio. Guest agrees to provide Animals access to outdoor grass areas for urination and defecation purposes at least once every 4-6 hours between 7:00 AM and 11:00 PM. Guest agrees to pick up any solid waste produced by Animals on the Rental Property, neighboring properties, streets, sidewalks, and other public spaces. Guest agrees to bag solid waste and dispose of in outdoor trash bins. Guest agrees to walk all Rental Property grassy areas prior to check-out to ensure that all waste produced by Animals has been removed. Guest will be charged a $60 per animal waste removal fee if waste is found on the Rental Property following Guest check-out.
13. Guest accepts full and complete liability for the entire amount of any property damage Animals cause, including cleaning, defleaing, or deodorizing. This provision applies to all parts of the dwelling including carpets, doors, walls, drapes, windows, screens, furniture, and appliances, as well as landscaping and other outside improvements. If an item cannot be satisfactorily cleaned or repaired, Guest will be responsible for full replacement cost. Payment for damage, repairs, cleaning, replacements, and the like are due immediately upon demand.
14. Guest is strictly liable for the entire amount of any injury that Animals cause to another person or to any other property. Guest indemnifies Owner for all costs of litigation and attorney's fees resulting from any such injury or damage.
15. Guest acknowledges that no other oral or written agreement exists regarding Guest’s Animals. This Animal Acknowledgement may not be modified except in writing.
