Check In: 4PM - 9PM
You will receive digital keycode on the day of your check in, that will be valid only thru the duration of your stay. The code gets activated just before your check in time of 4pm. If you try to get in early, the door won't unlock. It gets deactivated right after your check out time. If you try to come back later, it won't unlock.
It is your responsibility to manage your door code as safety is now in your hands. Please don't share this code with anyone who is not trustworthy to you.
After parking, walk up two sets of stairs, open glass storm door, press Yale on keypad and punch in your door code followed by checkmark symbol. You will hear the door unlock. Turn the knob to get in.

The house is meant for your comfort and family/personal enjoyment and is not marketed as an event space. Violation of any house rules will lead to cancellation of your reservation and no refunds will be granted.
As such, please note the following house rules -
No Parties! Sorry no exception here.
No smoking /vaping anywhere in the premises (not inside, not outside in the porch or the balcony or the driveway). This is a fire hazard for our building and against HOA rules.
No illegal Drugs anywhere on premises.
No Pets - This property does not accept any pets (including emotional support animals). This is against the HOA rules and is strictly enforced! Please do not try to sneak them in as the property manager lives onsite.
Observe Quiet Hours (10pm-7am) : We monitor noise loudness. We also monitor chaotic activities such as thumping, jumping, screaming, throwing items, disruptive adults, being drunk, abusive, disruptive children, kids or adults running around in the house etc. If or when our neighbors complain, you have already crossed the threshold of loud noise & disruption that people & neighbors can tolerate.
We will try to reach out to you ONCE only and request you to be quiet or settle down. If you don’t respond or communicate or become quiet or settle down, you will have violated our house rules.
Please do not lease this place for loud noise habitation or loud parties or being disruptive by your adults or children. We want only respectable guests.
Observe parking rules : The parking lane is strictly for maximum of three cars (two cars during winter/snow season). Additional paid parking may be available on Cable Avenue or down the street at the end of Atlantic Avenue. While parked elsewhere, if you get towed, it will be at your own expense.
Observe maximum occupancy : Please be sure that the exact number of people you intend to sleep at the home is the exact number of people you book. We are reasonable and happy to consider practical requests for occupation, not exceeding the sleeping capacity and we encourage you to communicate.
No Balloons, or signs permitted at the home.
No Yoga instructors or Massage or therapists’ visitors.
No Photo Shoots or any social media photo shoots, no production movie films.
No moving the furniture or beds around all over the house.
No beer pong or any juvenile games. No Karaoke Machines. No loud speakers.
No Fireworks, Drones or anything that can we launched into the sky.
Additionally, we do not accept deliveries and if you have anything delivered before/after your check in/out day and time, it will be rejected or disposed in trash.
As such, please note the following house rules -

Payment Policy
All payments are subjected to the cancellation policies (see cancellation policy section).
Your total booking prices are 20% cheaper than other platforms such as Vrbo, Airbnb etc. We don't charge platform fees and we pay the taxes.
Accepted Modes of payments:
1. Full payment=Total of all nightly payments and cleaning fees (all payments must clear 60 days before your arrival date) = Mail me a Check ( i will share my mailing address) or Zelle (electronic through your bank). We donot accept cash or ccard.
2. Refundable Security deposit hold (7 days before arrival date)= $500 via ccard (sorry no zelle or check). We will release the charges on ccard if no damages, otherwise we will notify you of damage costs estimated by professionals, share the costs, before charging your ccard.
3. (optional) Holding dates for your booking many months in advance = $500 via ccard. When you pay for your booking in full, 60days before check in, we subtract this amount from your total payment.

Refundable Damage Deposit
If you are booking about a year out (such as for next year summer), we collect damage deposit in January, about 6 months before your arrival. This is a refundable deposit as long as you continue with your stay for the summer.
Damage deposit is fully REFUNDABLE within 7 days after departure, provided no damages (**see below) . If there are damages, inspection will be performed, evidence and repair costs including parts & labor will be shared in a timely manner, before deducting costs from damage deposit.
** Deductions can be made from this deposit, due to damages to the property or furnishings, any mess or odors requiring cleaning above and beyond the fee already paid to the cleaning company, any charges billed to the owner by municipality due to the actions of you or your guests, and/or any evidence of rule violations by you or your guests (occupancy limits, age, animals, smoking, parties, events, quiet hours, good neighbor policy). Any damages exceeding the security deposit will be paid by you and any litigation, if necessary, will be handled in Essex County, where the property is located.

Supplies: The home is maintained very well, and we do our best to be sure all necessities are stored in the home. However, if we are missing some items, please let us know and we will do our best efforts to replenish these items. If we are out of paper towels, toilet products, shampoos or anything else you may consider a necessity, we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience.
External Security Camera: The property has a security camera capable of recording or sending video, audio, or still images. This camera is located outside the unit (as shown in one of the photos) facing the parking lot and clearly visible when you approach the entry door from outside. This camera is always turned on. Tampering with security camera is a violation of house rules, leading to your reservation being cancelled and no refunds being granted. This camera monitors the parking lot for your safety, ensures parking violations and ensures correct occupancy.
Cleaning Fees: The cleaning fee you pay is for normal and reasonable use case. In order to avoid any cleaning discrepancies, during your stay, we take detailed time stamped pictures of the place immediately before your arrival as well as immediately after your departure. If property is found to be trashed such as piles of food left in freezer or refrigerator, oven with burnt grease or spills, piled dishes in kitchen or sink, food packages/plates/dishes scattered all around the house, beverage bottles in various corner of the house, sand everywhere in the house including couches, chairs, beds and evidence of smoking or vaping or drugs...you get the picture (sadly we have seen it all) - we will subject your stay to additional cleaning fees due to the extra cleanup needed so as to make the place habitable. This can get expensive so please try to be respectful of the property and leave it as you found it, except for normal use. This way we all manage the cleaning costs.
