We rented both units with the upstairs unit having a state of the art kitchen. Little details that made a big difference, like great cookware, coffee station with coffee and cream. Spices that you would have at home. I could go on and on. We had everything we needed. We utilized the downstairs unit for the younger adults and we enjoyed adult tranquility upstairs. I loved that we were within walking distance using the beach to go to the Arcades and we also enjoyed an all day outdoor concert right from our secluded location without having to leave our location. Did I mention... the beach is yards from the doorway. No lugging coolers, drinks, etc just pop back to the unit for whatever you need. Will definitely come again.

We had a lovely time in Salisbury. At one point in our 7 night stay we filled the house with 9 people, but had plenty of room for eating and relaxing since we had two apartments to use! The proximity to the beach could not be beat! This cluster of houses utilizing the private walkway was unique, and we got to eventually meet all of the friendly neighbors! We were pleasantly surprised how well appointed the kitchens were, so it made cooking for the gang easy! Phala was super responsive ad understanding when we had a couple questions. Overall, everyone loved the place and we would definitely book again!

There was plenty of room to spread out inside the two houses however not having a common area outside was a little disappointing. Super easy access to the beach so if it was not raining that became the area where our big family gathered. Easy walk to town. Plenty of all amenities listed. Overall a very nice place ! Softer mattresses would make it perfect!

We really enjoyed staying at Phala’s place. It was very clean and the added amenities (coffee, toiletries, towels, beach chairs etc) were a bonus. There was plenty of room and beds for the 10 of us. Phala was very sweet and responsive to our questions. The beach was easy to access and very clean. The neighbors were quite friendly as well. Highly recommend and would absolutely stay again!

The place was perfect for 2 families, beds were comfortable, extra towels and sheets were helpful, short walk to the beach which was perfect and not crowded, we always had plenty of space and the mornings were stunning, Saturday night fireworks were a nice welcome, walking distance to food, bars, carousel and arcades. Upstairs kitchen was full-size with everything needed to cook for a crowd. Only a few downsides: we had to go outside to get into each unit; no inside access from one place to the other, there is no outdoor space to sit or even stand and the outdoor shower is only for rinsing from the beach as many units can see right into the shower. We will definitely consider coming back and had an awesome week.

Very clean!! Upper unit was spacious with all the amenities except a little disappointing that washer/dryer were not working. Downstairs unit was lacking in some amenities. The air conditioning was great!! Just steps to the private beach, not crowded at all. It was amazing having coffee on the beach every morning!! Parking was a little tough, we were shuffling cars all week but it was as advertised!! The only downside was not a lot of space for us all to hang out together when not on the beach.

The first thing that stood out was the nice cold home we came home to! Easy to get inside, amazing path to the beach which was such a pleasant surprise! We were amazed as soon as we hit the staircase that leads to the beach! The only thing is the furniture (most importantly the beds) we not comfortable at all. Very mattresses! For one night, it's fine. All in all, we would totally stay here again. thank you!

The house was very clean. The owners were wonderful with getting back to us in a timely manner when we had questions. The beach was 1 minute walk as stated in the booking. The only negative part that we experienced was the neighbor was rude, but it did not ruin our vacation. Overall I would definitely recommend renting the house.

Place was perfect for our family, the location was very close to the beach (although it took us a bit of time to find the correct path to the beach access). The home offered a good amount of space between the 2 levels (apartments) The mattresses were very firm and took some getting used to but did not take away from a good nights sleep. The coffee and creamer and toiletries were a nice touch.

Additional paid parking is available at the end of Central Ave. near Blue Ocean Music Hall (0.3 miles from here).  If you get towed, it will be at your own expense. Winter snow storm parking: We do not provide onsite parking during snow storms as plow trucks need to plow the parking space. Guest must move the car(s) and park elsewhere throughout the snow storm. Guest is responsible for finding his/her own street parking or paid parking. Guest is fully responsible for managing snow challenges including shoveling. Shovels are available on the premises. Please do not book if you need guaranteed onsite parking. No refunds will be provided as this would constitute violation of our parking house rules.

The house is meant for your comfort and family/personal enjoyment and is not marketed as an event space. Violation of any house rules will lead to cancellation of your reservation and no refunds will be granted.

As such, please note the following house rules -

No smoking/vaping anywhere in the premises (not inside, not outside in the porch or the driveway).

No illegal drugs anywhere on premises.

No parties!

No Pets - This property does not accept any pets (including emotional support animals). Please do not try to sneak them in.

Observe quiet hours (10pm-7am) : We monitor noise loudness. We also monitor chaotic activities such as thumping, jumping, screaming, throwing items, disruptive adults, disruptive children, kids or adults running around in the house etc. If or when our neighbor complains, you have already crossed the threshold of loud noise and disruption that our neighbors can tolerate. We will try to reach out to you ONCE only and request you quiet or settle down. If you do not respond or communicate or quiet or settle down, you will have violated our house rules. Please do not lease this place for loud noise habitation or loud parties or being disruptive by your adults or children. No large portable speaker or amplifiers permitted. We want only respectable guests.

Observe parking rules: Park up to 2 cars tandem along the left side of the house. Additional paid parking is available at the end of Central Ave. near Seaglass Restaurant (0.3 miles from here).

Observe maximum occupancy: Please be sure that the exact number of people you intend to sleep at the home is the exact number of people you book. We are reasonable and happy to consider practical requests for occupation, not exceeding the sleeping capacity and we encourage you to communicate.

No balloons or signs permitted at the home.
No yoga instructor or massage therapist appointments at the house.
No photo shoots, social media photo shoots, or movie/film production.
No moving the furniture.
No beer pong or any juvenile games. No karaoke machines. No loud speakers.
No fireworks, drones or anything that can we launched into the sky.
Additionally, we do not accept deliveries before your check-in or after your check-out day. Deliveries will be rejected or disposed.

Payment Policy
All payments are subjected to the cancellation policies (see cancellation policy section).

Your total booking prices are 20% cheaper than other platforms such as Vrbo, Airbnb etc. We don't charge platform fees and we pay the taxes.

Accepted Modes of payments:

1. Full payment=Total of all nightly payments and cleaning fees (all payments must clear 60 days before your arrival date) = Mail me a Check ( i will share my mailing address) or Zelle (electronic through your bank). We donot accept cash or ccard.

2. Refundable Security deposit hold (7 days before arrival date)= $500 via ccard (sorry no zelle or check). We will release the charges on ccard if no damages, otherwise we will notify you of damage costs estimated by professionals, share the costs, before charging your ccard.

3. (optional) Holding dates for your booking many months in advance = $500 via ccard. When you pay for your booking in full, 60days before check in, we subtract this amount from your total payment.

I will also contact you about payment and share my mailing address to mail your check. All booking must be paid in full, 60 days before your arrival date.



Example: Full Booking Amount = Price for all of the booking nights including occupancy taxes (say, $800 x 5 nights = $4000) + Cleaning Fee ($300). Here the total you will pay = $4000 + $300 = $4300 for your stay.

Refundable Damage Deposit
Damage deposit is fully REFUNDABLE within 7 days after departure, provided no damages (**see below). If there are damages, inspection performed will be shared with you before deducting costs from damage deposit.

** Deductions can be made from this deposit, due to damages to the property or furnishings, any mess or odors requiring cleaning above and beyond the fee already paid to the cleaning company, any charges billed to the owner by municipality due to the actions of you or your guests, and/or any evidence of rule violations by you or your guests (occupancy limits, age, animals, smoking, parties, events, quiet hours, good neighbor policy). Any damages exceeding the security deposit will be paid by you and any litigation, if necessary, will be handled in Essex County, where the property is located.

Guest can cancel anytime 60days before the arrival date. No questions asked.
There is no cancellation (and no refunds) after that, unless there is a mandatory evacuation in our area.
If we can fill up your vacancy at market rates, we will refund only what we can get from the replacement guest. Often this amount maybe lower than what you paid, due to last minute booking from new guest.

External Ring doorbell camera: The property has a security camera capable of recording or sending video, audio, or still images. This camera is located outside the unit (as shown in one of the photos) facing away from the house and is clearly visible when you approach the entry door from outside. Cleaning fees: The cleaning fee you pay is for normal and reasonable use case. In order to avoid any cleaning discrepancies during your arrival or provide proof of extra cleaning services needed after your departure, we take detailed time stamped pictures of the place immediately before your arrival as well as immediately upon your departure. If property is found to be trashed such as food left in freezer or refrigerator, oven with burnt grease or spills, piled dishes in kitchen or sink, food packages scattered all around, beverage bottles in various corner of the house, sand everywhere in the house, couches, chairs, beds, evidence of smoking or vaping...you get the picture - you will be subjected to an additional cleaning fees due to the extra cleanup needed. This can get expensive so please try to be respectful of the property and leave us the property as you found it, except for normal use. This way we keep cleaning cost low.

We rented both units with the upstairs unit having a state of the art kitchen. Little details that made a big difference, like great cookware, coffee station with coffee and cream. Spices that you would have at home. I could go on and on. We had everything we needed. We utilized the downstairs unit for the younger adults and we enjoyed adult tranquility upstairs. I loved that we were within walking distance using the beach to go to the Arcades and we also enjoyed an all day outdoor concert right from our secluded location without having to leave our location. Did I mention... the beach is yards from the doorway. No lugging coolers, drinks, etc just pop back to the unit for whatever you need. Will definitely come again.

We had a lovely time in Salisbury. At one point in our 7 night stay we filled the house with 9 people, but had plenty of room for eating and relaxing since we had two apartments to use! The proximity to the beach could not be beat! This cluster of houses utilizing the private walkway was unique, and we got to eventually meet all of the friendly neighbors! We were pleasantly surprised how well appointed the kitchens were, so it made cooking for the gang easy! Phala was super responsive ad understanding when we had a couple questions. Overall, everyone loved the place and we would definitely book again!

There was plenty of room to spread out inside the two houses however not having a common area outside was a little disappointing. Super easy access to the beach so if it was not raining that became the area where our big family gathered. Easy walk to town. Plenty of all amenities listed. Overall a very nice place ! Softer mattresses would make it perfect!

We really enjoyed staying at Phala’s place. It was very clean and the added amenities (coffee, toiletries, towels, beach chairs etc) were a bonus. There was plenty of room and beds for the 10 of us. Phala was very sweet and responsive to our questions. The beach was easy to access and very clean. The neighbors were quite friendly as well. Highly recommend and would absolutely stay again!

The place was perfect for 2 families, beds were comfortable, extra towels and sheets were helpful, short walk to the beach which was perfect and not crowded, we always had plenty of space and the mornings were stunning, Saturday night fireworks were a nice welcome, walking distance to food, bars, carousel and arcades. Upstairs kitchen was full-size with everything needed to cook for a crowd. Only a few downsides: we had to go outside to get into each unit; no inside access from one place to the other, there is no outdoor space to sit or even stand and the outdoor shower is only for rinsing from the beach as many units can see right into the shower. We will definitely consider coming back and had an awesome week.

Very clean!! Upper unit was spacious with all the amenities except a little disappointing that washer/dryer were not working. Downstairs unit was lacking in some amenities. The air conditioning was great!! Just steps to the private beach, not crowded at all. It was amazing having coffee on the beach every morning!! Parking was a little tough, we were shuffling cars all week but it was as advertised!! The only downside was not a lot of space for us all to hang out together when not on the beach.

The first thing that stood out was the nice cold home we came home to! Easy to get inside, amazing path to the beach which was such a pleasant surprise! We were amazed as soon as we hit the staircase that leads to the beach! The only thing is the furniture (most importantly the beds) we not comfortable at all. Very mattresses! For one night, it's fine. All in all, we would totally stay here again. thank you!

Memorial Day beachside trip

Great 2-family beachside trip. Each family has a separate unit, which are very well maintained (one unit with a dishwasher, one without, units are not directly connected / connected through exterior). Short 1 minute walk to the beach (house is not on the beachfront)

Family fun

The house was very clean. The owners were wonderful with getting back to us in a timely manner when we had questions. The beach was 1 minute walk as stated in the booking. The only negative part that we experienced was the neighbor was rude, but it did not ruin our vacation. Overall I would definitely recommend renting the house.

Place was perfect for our family, the location was very close to the beach (although it took us a bit of time to find the correct path to the beach access). The home offered a good amount of space between the 2 levels (apartments) The mattresses were very firm and took some getting used to but did not take away from a good nights sleep. The coffee and creamer and toiletries were a nice touch.
