Direct Ocean Front with private balcony just steps from the beach!

Our condo is located on the 4th floor of a mid sized block and provides a comfortable and updated space for every season.

This is our family beach home and we hope that our guests enjoy it as much as we do! Relax on the private balcony with a glass of wine and enjoy the sound of the ocean. In the morning, watch the sunrise over the Atlantic and look out for dolphins! This fully equipped 4th floor condo in a well maintained block is located in the quieter mid-town area with good restaurants, bars, lunch spots and a grocery store within walking distance.

**Summer bookings** - If you are interested in summer weeks but dont see availability on our calendar, please send us an inquiry. We do not provide linens and towels during the summer weeks but we can recommend a linen rental company.

**Alternative payment** Avoid the credit card fees by sending a check or paying by VENMO. Just contact me before booking.

**PARKING ** There are two free assigned parking spots, one in the underground garage, please note the garage has limited clearance (64), and an additional space in private lot behind the condo. Non-metered on-street parking is also available.

The top bunk is not suitable for adults. Recommended weight limit is 115llbs

**Heating / Cooling**
We have a smart thermostat on an older system. You have access to adjust the temperature to your comfort level within a set range.

**The Condominium Building**
The majority of the condos in this block are private vacation homes and are not rented. Some of our neighbors live in the block full time. The association does have external security cameras around the building and in common areas.

PLEASE NOTE: We do not accept group rentals to guests under the age of 25. Therefore, online bookings for such group rentals will not be honored.

Children are welcome - Due to a shortage of storage we can not provide specific amenities for children, but please let us know the age of your children and we will do our best to be accommodating of your/ their needs. Please note there are glass cabinets and mirrored walls. We do not have child proof locks.

Getting around

Ocean City's beach bus runs along Atlantic avenue from 6am-11.30pm . Passes are $3 / day and the nearest stop is at the corner of 65th St and Atlantic avenue (5 minutes from the condo). Schedule may differ in the off-season and due to COVID-19.

A couple of days before your arrival you will be sent an email with a unique access code for the door plus detailed check in information.

House Rules

Guests are required to sign our rental agreement. Your booking is not confirmed until we have received the signed agreement.

Guests must agree to follow the Condo association's house rules including Ocean City ordinances. A copy of the house rules are below and will be displayed in the condo.

Our property does not allow group rentals to guests under the age of 25. We do not accept third party bookings - The person making the reservation must be the primary guest staying at the property.

Noise
Ocean City has a noise control ordinance. Guests causing excessive noise are subject to a fine and the city may ask the guest to vacate the premises immediately.

Cooking Outdoors
It is a violation of the Ocean City fire laws to use hibachis, charcoal cookouts etc. on any balcony or walkway within the condominium

Parking
Guests may only park in assigned spots

Trash Chutes
Please do not place any items in the trash chute that may cause it to jam.

Lockers / Storage
You may not store items in the garage or outside the condo unless they are secured within our assigned storage locker.

Balconies and Railings
No items (e.g. towels, clothing, laundry) to be hung or draped over the balcony railings, windows or doors at any time.

Bicycles
Can not be stored or parked on any stairway, landing or walkway of common areas

Beach Towels
For your convenience, there are beach towels in the property, if you choose to use the beach towels please launder and fold at the the the end of your stay.

Before Check-out
Please clean up any cookware / crockery etc and run the dishwasher (we have left some dishwasher tabs for your convenience)

Please leave the condo broom swept and tidy as you found it on your arrival (Some cleaning supplies are located in the water heater closet and a mop & bucket plus a vacuum are in the far closet of the bunk bedroom with iron and ironing board plus a step stool should you need it).

Accidents happen but please report any damages or broken items so that we can make sure that our next guests have all they need.

Payment Policy

Half the total amount is due at reservation and then the other half is due 30 days before check-in. Guests must complete the rental agreement within 3 days of initial booking.

Refundable Damage Deposit

The condo is generally inspected within 3 days of guest check-out and always before another guest checks in. Guests will be notified if any damage has been identified. Deposits will be returned by mail (check) within 14 days of checkout if the condo is left tidy and the house rules have been followed with no breakages / damage.

Cancellation Policy

We strongly recommend that all guests obtain suitable Travel Insurance to provide cover in the event of cancellation.

By taking your reservation, we agree to keep the condo available to you, to the exclusion of all others, for the dates you have requested. In return, we rely on customers who have made reservations in advance to give us fair notice of cancellation.

For cancellations made 28 days or more prior to the date of arrival, you will receive a full refund and no additional charges will be payable.

For cancellations made between 28 and 7 days prior to arrival, you will receive 50% refund.

If cancellations are made less than 7 days prior to arrival, we cannot offer a refund unless we are able to re-rent the condo.

Notes

Guests must complete our rental agreement within 3 days of initial booking in order for reservation to be fully confirmed and valid.

Ocean City has strict noise ordinances and also laws that prohibit the use of grills / bbq on the balcony.

RECYCLING - Ocean City does not provide a recycling service but uses its waste for electricity generation. If you would like to recycle in the traditional way, we kindly ask that you take your recycling home.
