This home is fully furnished with A/C and complementary Hi-Speed Wi-Fi (5G) access, linens, kitchen utensils, and cookware. Enjoy the beautiful, remodeled kitchen with granite countertops and gas 4 burner cooktop stove. The rock fireplace has a thermostatically controlled gas fireplace insert. Included in the living room is a 55" HD-Roku TV. In each bedroom, there are HD-Roku TVs. In the restroom downstairs, there is a washer and dryer available for your use. Spacious 2-car garage and driveway parking can accommodate up to 4 cars. No cars may be parked off pavement. During Winter, no street parking is allowed due to snow plows needing access. The electronic front door lock will be programmed with your personal code.
The first floor includes the living room, kitchen, 2 bedrooms (1 room with a King, 1 room with a Queen) and bathroom with large walk-in shower and laundry area. There are no steps for the entry to the house or anywhere on the first floor.
The second floor includes a bedroom with a Queen bed and a loft with a Queen bed. Included on the second floor is a bathroom with a shower.
The front Trex deck includes patio furniture, propane BBQ (supplied) and views of the Sierras. A small snow sled hill behind the chalet makes wintertime fun, safe and enjoyable for the kids (sleds and saucer available).

You will be responsible for any damage to the rental property caused by you or your party during your stay. This includes the home/garage, land, improvements, furnishings, electronics and entertainment, bedding, dishware, i.e., owner's property. Guests are advised to consider purchasing the optional PDP, Property Damage protection. Missing items will be charged full replacement cost for similar items.
Guests must follow Good Neighbor Policy (included with the Information Sheets) during occupancy as required by El Dorado County. Booking responsible guest is responsible for making best effort to ensure all guests in the group understand and abide by these standards. Any fines ($1,000+) levied for undue noise will be passed along and charged to your credit card. In extreme cases, guests may be required to vacate the premises. Tahoe noise ordinance prohibits noise after 9 PM and prior to 8 AM. Guests must abide by all instructions on the Information Sheets.
Any fees charged by the Housekeeper for an unscheduled late check-out (past 11 AM) or for extra cleaning fees will be the responsibility of the guest.
Additional Reservation Agreement must be completed once the reservation is confirmed. This Agreement confirming your agreement with the House Rules and Policies must be completed to receive access to the property and the Information Sheets regarding your stay.

Cancellation Policy

Guests are encourage to purchase travel insurance if concerned that any of the above would impede on their stay. Travel insurance is always encouraged.

No steps on first level of the home, including entry to the house. The shower in the downstairs bathroom has no threshhold to step over.
No sofa sleepers!
Must agree to and sign Rental Agreement upon booking and return within 48 hours (or sooner if check-in time is close).
Must agree to and abide by Good Neighbor Policy that is enforced by El Dorado County:
NO PARTIES-the house is close to full time neighbors. Quiet time is from 10 PM-8 AM. No excessive noise is allowed at any time. If there is a noise complaint, the Sheriff may be called and there is a potential fine for a minimum of $2,000. $1,000 to the guest and $1,000 to the host. If cited, you will be responsible for your fine and will be required to reimburse the host for their fine. You may be cited, fined or evicted by the Sheriff. Please be respectful of our neighbors. Thank you!
