Before Transient/Guest(s) can access the property the following documents must be submitted : Valid government identification of the responsible person along with formal acknowledgment of the listed city code compliance, house rules and good neighborhood brochure. These must be submitted to the host via email or ANY BOOKED PLATFORM message from the time of booking to 24 hours before check-in access information is provided. Traveler names and proof of a stay are sometimes required for visas. Be sure to confirm any country-specific visa requirements.
MINIMUM AGE TO BOOK: 25 years old
**MINIMUM 3 NIGHTS REQUIRED FOR BOOKING CONTRACT: If guest books for 2 nights then we must add a 3rd night for you to stay for FREE (some restrictions apply).
**FREE 3rd NIGHT IS NOT OFFERED and will be charged as the posted ANY BOOKED PLATFORM daily rate during any of State and/or National Holidays, StageCoach, Cochella (week 1 & week 2), Thanksgiving, Modernism, BNP Tennis, and throughout all Winter season starting Dec 17 to Jan 9), and all bookings with 3 days ir longer. Guest agrees to accept 3rd night on a contract.
CHECK-IN/CHECK/OUT - Unless otherwise specified, check-in time is 3:00 pm and check-out time is 11:00 am. Please note that these times are strictly enforced, and that arriving before 3:00 pm or checking out after 11:00 am without prior approval is against our policies. Please depart the property by the check-out time on your contract.
Early Check-in and Late Check-out are based on availability. Early Check-in $150 (as early as 11:00 AM, Late Checkout $150 (as late as 3:00 PM). Please call the morning of your arrival or departure to see if an early check-in or late check-out is possible. No early check ins/check outs are available during our peak season or holidays. This is so that the housekeepers can get the home ready for the next guest which may be just a few hours after you depart.
CITY OCCUPANCY AND CITY ORDINANCE FOR VACATION RENTALS
BE CONSIDERATE: A CALL From Neighbor to the City will bring the Vacation Rental Compliance Officers to your door. City officers may issue you a citation if you exceed the allowed noise levels or if another violation is observed. So please, keep the noise down and be considerate of the neighbors. You may be on vacation, but other occupants in homes around your vacation home may not be.
Failure to comply with Noise, Music, Occupancy, Parking and Trash vacation rental rules may result in one or more citations, fines, and/or expulsion from the rented property. If citation is issued, fines may range from $1,000-$1,500 per occurrence, including immediate eviction. No Refund shall be issued to the Transient/Guest(s). If guest gets cited 3 times, which will affect homeowner's Short Term Rental License, Guest shall be liable for the homeowner's loss off projected annual income.
OCCUPANCY: Total occupants allowed for this property: maximum of 8 people during entire stay. This is set by the city/county and is not negotiable; renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits by the city, and charge of $150 per person per day fee will be requested through ADDITIONAL PAYMENT REQUEST, if exceeding maximum occupancy of 8 people during the entire stay.
MUSIC AND NOISE: No Music. Amplified MUSIC is not allowed outside of your Vacation Rental unit. Music and noise may not be heard at the property lines at any time of the day (that includes music coming from inside of the home. If your neighbors can hear music, you are in violation of the City Ordinance).
NIGHT TIME HOURS / QUIET HOURS are between 10:00 pm and 9:00 am. Use of all amenities are prohibited during these times.
POOL TIME is one of the most popular activities to enjoy in Palm Springs. Please keep voices and pool activities to a reasonable level. Please consider moving indoors after 10:00 pm.
PARKING: Maximum cars allowed is 4: Utilize driveway and the garage when parking your vehicle. Do not use street parking. Never block any driveway or street access.
TRASH: Property should be kept clean with no visible trash. Please keep all trash containers out of street view. Do not leave trash or recycling at the curb. All Transient/Guest(s) should dispose the trash in the trash bins. Failure to dispose of trash properly will result in a $50 PER BAG disposal fee. Under no circumstances may garbage be placed outside or in others garbage cans throughout the neighborhood.
Eviction Clause: Transient/Guests will be evicted with no refunds if they receive a citation from the City.
NO EVENTS OR PARTIES: There are no parties allowed at this property.
NO SMOKING: is prohibited and is not allowed inside our home. If smoked inside, your entire deposit shall be forfeited.
NO PET POLICY: No pets allowed, unless you have a service dog.
FOR SERVICE DOG ONLY: There is a maximum of 1 service dog allowed. Transient/Guest(s) pet must be treated for fleas and ticks prior to arrival. Guests must pick up after their dog and tightly tie the remnants in a plastic bag. Dog is not allowed on the furniture and all dog hair must be cleaned up prior to departure. A $150 non-refundable dog fee is required for all service dog rentals. The violation of any terms of this pet policy subjects the Transient/Guest(s) to additional fines or termination of the rental period.
LOST / LEFT BEHIND ITEMS are discarded. Transient/Guest(s) should check carefully and not lose or leave anything behind.
NOTE: Following charges will be charged separately through ADDITIONAL PAYMENT REQUEST after initial payment:
1. Optional per guest request fees and services: If pool heating is requested, it would be for the duration of the entire stay at $100 per day.
2. Early check-in and Late Check-out Fees.
3. Any extra service charges that may arise during guests stay.
4. Security Deposit for damages.
ON THE DAY OF DEPARTURE - wash all dirty dishes and dry. Please make sure you at least start the dishwashing cycle. Dirty dishes left behind will result in a $50 charge. Gather used towels together. Upon final home departure, all windows and doors must be closed and locked. Turn thermostat down to 80 F degrees and set to auto. Check the home for forgotten personal items. Turn off all lights.
MAINTENANCE/THIRD PARTY VENDORS - are NOT available after 7:00pm for any hot tub, barbecue, or internet issues. However, things like; pool/spa failures, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete the work before the next guest checks in. If there is anything we should be aware of or if you have a concern for safety please contact us immediately. If any damages are found at the home upon your arrival, they must be reported to us within 2 hours of arrival. If you fail to do so you will be responsible for the cost of the damage.
BBQ PROPANE/CHARCOAL BBQ- should only be used outdoors. The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children and pet at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. When you are finished grilling, please turn it off. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the pool, or anywhere besides the metal ash can provided at the house. Propane tanks are filled as needed or when reported empty by guests. If you find the propane tank runs out during your stay, please message us and we will dispatch a person with a replacement. We will offer a credit on your account if you do an exchange, purchase or fill it and provide us a receipt, saving a lot of possible time.
Our home has a charcoal BBQ and guests are responsible for providing their own charcoal. Dispose ashes in the metal container only. Any improper disposal of ashes will result in forfeiture of security deposit.
WHAT WE PROVIDE: Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, pool towels, linens, blankets, pillows, etc. We also provide limited amounts of soaps, showers soaps, shampoo, cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc.... We do not supply laundry detergent, baby crib sleeping necessities (only crib and mattress is provided), etc. We also supply iron, hair blowers. Photos are taken when the home was listed on social sites and are updated when possible, there is no guarantee the property will look exactly the same as the photos. Changes are possible without notice and will not qualify for compensation. Amenities are not guaranteed at the time of arrival. Game tables break, hot tubs stop working. Satellite dishes stop working and internet go down. If a viewing of YouTubeTV is important Transient/Guest(s) must line this up prior to your arrival. Refrigerators will take some time to get your items cold. This is because there are no items in the fridge when you arrive and the air is just cold. While you open the fridge to load your groceries the cold air escapes. It can take hours for the items to get cold, make sure to leave the door closed as much as possible. Each home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, and silverware are provided. If you plan on making a special dish, plan on bring your own equipment. (Example: Birthday cake pan or slow cooker.)
HOT TUB/SPA: If a hot tub/spa/Jacuzzi is not working, we will do our best get a specified spa repair company to repair it. However, we do not offer any guarantees, refunds or compensation if it is not operational during your stay.
GAME TABLES: DO NOT MOVE ANY GAME TABLE
INTERNET: You agree that you will not give out: wireless internet password outside of your rental party; reset, erase or modify the router password; transmit any material that is unlawful; transmit any material that infringes copyright or other proprietary rights of any party; use the internet for excessively high volume data transfers. Internet use will terminate immediately if you fail to comply with any of its terms or conditions. No Warranty is provided for Internet use. Internet use and related equipment are provided “as is” without warranty or guarantee of any kind. In no event shall Owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
FILMING/PHOTOGRAPHY: Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. Owners must be notified of intent and copies of signed permits must be provided prior to check in. Additional security deposit may be required.
Transient/Guest(s) understand that owners, employees and the homeowners (collectively, the “Released Parties”) are NOT responsible for any injury caused by slipping on wet ground and that the Transient/Guest(s) are responsible for keeping the pool grounds/deck area, and inside the house dry; that the Released Parties are not responsible for any personal injury or loss or damage to the Transient/Guest(s) persons or property or to their guests and that the Transient/Guest(s) assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tubs, Transient/Guest(s) failure to keep all areas dry, not allow child to be in the pool without adult supervision, for any unforeseeable circumstances. Under no circumstances will the Transient or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all Transient/Guest(s) are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. No refunds will be made for circumstances beyond our control, acts of nature, or weather-related problems. If all access roads to and from Palm Springs are closed for more than four hours at the same time, then you may re-schedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Transient/Guest(s) understand that property homeowners, managers, and employees (collectively, the “Released Parties”) are NOT responsible for any injury caused by slipping in the pool or spa and that the Transient/Guest(s) are responsible to not run, jump, dive into the pool and spa, and that the Released Parties are not responsible for any personal injury or loss or damage to the Transient/Guest’s persons or property or to their guests and that the Transient/Guest(s) assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stove, or hot tub/spa, Transient/Guest’s failure to not abide to pool/spa rules; for any unforeseeable circumstances.
Under no circumstances will the Transient or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
No refunds will be made for circumstances beyond our control, acts of nature, or weather related problems. If all three access roads to and from are closed for more than four hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Liability and Obligation to Follow

By agreeing below, you understand that the host, the homeowners, managers are only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless host, managers, employees and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Transient/Guest(s) agree to follow any and all House Rules provided to them by the host as well as any and all rules of the City or County ordinances in the area where the property is located. The Transient/Guest(s) will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. If Transient/Guest gets cited 3 times during one booking, which will affect homeowner's Short Term Rental License, Transient/Guest shall be liable for the homeowner's loss off projected annual income. The Transient/Guest(s) acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.
Host Cancellation of Reservation
If the property which is the subject of this agreement becomes unavailable for any reason, all monies will be returned in full to the Transient, with no further liability opposed upon host or the property owner. The host and the homeowner will not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause.
We reserve the right to cancel any reservation. The property has minimum stay requirements during weekends, summer and holiday periods. If your reservation does not meet the requirements, it will be canceled. Renters understand that the homeowners are NOT responsible for any injury caused by slipping on the pool deck, in the pool and spa and that the renters are responsible for following all the Pool Rules that homeowners are not responsible for any personal injury or loss or damage to renters’ persons or property or to their guests and that renters assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tub/spa, falling of pine branches, renter’s failure to remove water on the deck and inside the house, for any unforeseeable circumstances.
Property Unavailable Disclosure
If, after this reservation is completed, and correspondence or discussions with the Transient/Guest(s) disclose a change in circumstances involving the reservation of this property, host and homeowners, have the right to refuse a reservation to the Transient/Guest(s) if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation.
Miscellaneous
Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between the host or the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that acceptance of this reservation on ANY BOOKED PLATFORM shall have the same authority as original signatures and by accepting this reservation on ANY BOOKED PLATFORM you agree to all terms in this agreement.
VACATION RENTAL, NOT A LEASE)
This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
ALL Transient/Guest(s) hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances. Any violation of the Transient/Guest(s) House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents, security deposit and the addition of possible city imposed fines.

MAINTENANCE/THIRD PARTY VENDORS - are NOT available after 7:00pm for any hot tub, barbecue, or internet issues. However, things like; pool/spa failures, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete the work before the next guest checks in. If there is anything we should be aware of or if you have a concern for safety please contact us immediately. If any damages are found at the home upon your arrival, they must be reported to us within 2 hours of arrival. If you fail to do so you will be responsible for the cost of the damage.
BBQ PROPANE/CHARCOAL BBQ- should only be used outdoors. The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children and pet at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. When you are finished grilling, please turn it off. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the pool, or anywhere besides the metal ash can provided at the house. Propane tanks are filled as needed or when reported empty by guests. If you find the propane tank runs out during your stay, please message us and we will dispatch a person with a replacement. We will offer a credit on your account if you do an exchange, purchase or fill it and provide us a receipt, saving a lot of possible time.
Our home has a charcoal BBQ and guests are responsible for providing their own charcoal. Dispose ashes in the metal container only. Any improper disposal of ashes will result in forfeiture of security deposit.
WHAT WE PROVIDE: Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, pool towels, linens, blankets, pillows, etc. We also provide limited amounts of soaps, showers soaps, shampoo, cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc.... We do not supply laundry detergent, baby crib sleeping necessities (only crib and mattress is provided), etc. We also supply iron, hair blowers. Photos are taken when the home was listed on social sites and are updated when possible, there is no guarantee the property will look exactly the same as the photos. Changes are possible without notice and will not qualify for compensation. Amenities are not guaranteed at the time of arrival. Game tables break, hot tubs stop working. Satellite dishes stop working and internet go down. If a viewing of YouTubeTV is important Transient/Guest(s) must line this up prior to your arrival. Refrigerators will take some time to get your items cold. This is because there are no items in the fridge when you arrive and the air is just cold. While you open the fridge to load your groceries the cold air escapes. It can take hours for the items to get cold, make sure to leave the door closed as much as possible. Each home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, and silverware are provided. If you plan on making a special dish, plan on bring your own equipment. (Example: Birthday cake pan or slow cooker.)
HOT TUB/SPA: If a hot tub/spa/Jacuzzi is not working, we will do our best get a specified spa repair company to repair it. However, we do not offer any guarantees, refunds or compensation if it is not operational during your stay.
GAME TABLES: DO NOT MOVE ANY GAME TABLE
INTERNET: You agree that you will not give out: wireless internet password outside of your rental party; reset, erase or modify the router password; transmit any material that is unlawful; transmit any material that infringes copyright or other proprietary rights of any party; use the internet for excessively high volume data transfers. Internet use will terminate immediately if you fail to comply with any of its terms or conditions. No Warranty is provided for Internet use. Internet use and related equipment are provided “as is” without warranty or guarantee of any kind. In no event shall Owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
FILMING/PHOTOGRAPHY: Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. Owners must be notified of intent and copies of signed permits must be provided prior to check in. Additional security deposit may be required.
Transient/Guest(s) understand that owners, employees and the homeowners (collectively, the “Released Parties”) are NOT responsible for any injury caused by slipping on wet ground and that the Transient/Guest(s) are responsible for keeping the pool grounds/deck area, and inside the house dry; that the Released Parties are not responsible for any personal injury or loss or damage to the Transient/Guest(s) persons or property or to their guests and that the Transient/Guest(s) assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tubs, Transient/Guest(s) failure to keep all areas dry, not allow child to be in the pool without adult supervision, for any unforeseeable circumstances. Under no circumstances will the Transient or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all Transient/Guest(s) are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. No refunds will be made for circumstances beyond our control, acts of nature, or weather-related problems. If all access roads to and from Palm Springs are closed for more than four hours at the same time, then you may re-schedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Transient/Guest(s) understand that property homeowners, managers, and employees (collectively, the “Released Parties”) are NOT responsible for any injury caused by slipping in the pool or spa and that the Transient/Guest(s) are responsible to not run, jump, dive into the pool and spa, and that the Released Parties are not responsible for any personal injury or loss or damage to the Transient/Guest’s persons or property or to their guests and that the Transient/Guest(s) assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stove, or hot tub/spa, Transient/Guest’s failure to not abide to pool/spa rules; for any unforeseeable circumstances.
Under no circumstances will the Transient or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
No refunds will be made for circumstances beyond our control, acts of nature, or weather related problems. If all three access roads to and from are closed for more than four hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Liability and Obligation to Follow
Rules
By agreeing below, you understand that the host, the homeowners, managers are only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless host, managers, employees and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Transient/Guest(s) agree to follow any and all House Rules provided to them by the host as well as any and all rules of the City or County ordinances in the area where the property is located. The Transient/Guest(s) will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. If Transient/Guest gets cited 3 times during one booking, which will affect homeowner's Short Term Rental License, Transient/Guest shall be liable for the homeowner's loss off projected annual income. The Transient/Guest(s) acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.
Host Cancellation of Reservation
If the property which is the subject of this agreement becomes unavailable for any reason, all monies will be returned in full to the Transient, with no further liability opposed upon host or the property owner. The host and the homeowner will not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause.
We reserve the right to cancel any reservation. The property has minimum stay requirements during weekends, summer and holiday periods. If your reservation does not meet the requirements, it will be canceled. Renters understand that the homeowners are NOT responsible for any injury caused by slipping on the pool deck, in the pool and spa and that the renters are responsible for following all the Pool Rules that homeowners are not responsible for any personal injury or loss or damage to renters’ persons or property or to their guests and that renters assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tub/spa, falling of pine branches, renter’s failure to remove water on the deck and inside the house, for any unforeseeable circumstances.
Property Unavailable Disclosure
If, after this reservation is completed, and correspondence or discussions with the Transient/Guest(s) disclose a change in circumstances involving the reservation of this property, host and homeowners, have the right to refuse a reservation to the Transient/Guest(s) if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation.
Miscellaneous
Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between the host or the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that acceptance of this reservation on ANY BOOKED PLATFORM shall have the same authority as original signatures and by accepting this reservation on ANY BOOKED PLATFORM you agree to all terms in this agreement.
VACATION RENTAL, NOT A LEASE)
This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
ALL Transient/Guest(s) hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances. Any violation of the Transient/Guest(s) House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents, security deposit and the addition of possible city imposed fines.

Payment Policy
Full payment required before all arrival preferably at the time of booking. If booking request comes in 30+days before arrival, minimum of 50% payment is due at the time of booking and 50% due 2 weeks before arrival.
Refundable Damage Deposit
Deposit is collected in case of damages, extra cleaning, incidentals and for citations received by the guest for not following house rules and being cited by the City Citation Office/Department.
Cancellation Policy
To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in
