HOUSE RULES ( please read them thoroughly before booking)
Must be at least over 21 years of age to book
8 Guests are a maximum occupancy and no unauthorized guests (a penalty fee of $100 per unauthorized person per night will apply).
No Smoking or Vaping
No parties, events, or large gatherings
No excessive noise, quiet hours in place between 10:00 PM and 8:00 AM
No underage drinking or use of illegal substances

PARKING:
The driveway is for two vehicles (the garage is not used for parking guests; the garage is used as a Game Room). Guests may park in front of the homes.

SECURITY SYSTEMS AND CAMERAS:
The property has four exterior cameras at the front door, above the garage, above the backyard slide door, and on the side gate. We have decibel monitoring sensors inside and outside the home to ensure that neighborhood noise levels are respected. This is required by our city ordinance to maintain our business license. Tampering/removing equipment will result in a complete security deposit loss.
The security system will be deactivated before your arrival. You will hear an audible tone when you leave home and another critical exit/entry area.

ENTRY AND EXIT:
The home is equipped with a Kwikset Smart Lock. Using your code, enter the numbers and then press the lock button to unlock the door. When leaving home, press the lock button to lock the front door.

HEATING AND AIR CONDITIONING:
The home is equipped with a central HVAC system. Please keep in mind the cost of energy. It is between 70* for fall/winter and 76* for spring/summer Fahrenheit. Please also ensure that all windows/doors are closed while heating or cooling the property.

The home is provided with Samsung Smart TV, which includes all the preset Netflix, Amazon Prime, Hulu, Disney+, etc.

BED/BATH AND PLUMBING:
For extra towels, bed sheets, and blankets, please notify us before checking in so we can set them out for you.
Shampoo, conditioner, and body wash are provided along with toilet paper. Please make sure not to flush any feminine products, wipes, napkins, paper towels, tissue, or hair, as these items affect our plumbing. We also provide a hair dryer for your use. Please dispose of hair in the garbage bin directly.
Pool towels are located in the basket next to the sliding door. Please hang up towels after usage or put them in the dryer. We have an ironing blanket, and the iron is located in the laundry room cabinet above.
Please do not deposit coffee grounds, cooking fats, wet-strength towels (paper towels that don’t dissolve easily, like the heavy-duty kind) in the kitchen sink, disposable diapers, facial tissue, and other non-decomposable materials.

BBQ ISLAND:
We provide Grilling tools inside the kitchen. Please clean the grill after every use, or we will be forced to assess a fee for cleaning the grill. We also provide a hose outside by the wall, an extinguisher next to the BBQ, and one on the counter kitchen inside.

FIRE PIT:
We have a beautiful fire pit! It’s connected to a natural gas pipe. Please ensure to turn them off if it’s not in use.

GARBAGE:
One small trash is distributed in each bathroom and one large bin in the kitchen. Also, there is one outside by the BBQ island.
Garbage and recycling bins are outside, located by the side gate.
Please be considered and recycle!
When departing, please pull bins outside to the curb in front of our home on Sundays.

ENTERTAINMENT/BILLIARD TABLE:
Please do not put any food or drinks on the billiard table. After playing, please put sticks and chalk in their designated area.

POOL USE:
You can use the pool as it. However, the pool can be heated up to 90 for $50/day.
Use of the swimming pool is at your discretion. By entering this property, YOU AND ALL GUESTS CHOOSE TO WAVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE, and that you and your guests recognize and fully understand the following:
At no time is there a lifeguard on duty; you (the renter) are responsible for the safe operation of the pool and all persons using the pool and spa during your stay. All children must be monitored during their use of the pool.
Use of pool facilities during your stay involves inevitable risk, including but not limited to:
The risk of injuries resulting from the possible malfunction of pool equipment.
The risk of injuries from tripping or falling over obstacles in the pool area.
The risk of injuries resulting from unsupervised divers and swimmers colliding.
The risk of other injuries resulting from participating in any action in the pool.

Pool Use cont.
All must exercise caution when in the pool area to avoid falls.
All must refrain from diving or excessive roughhousing around the pool.
No glass containers around the pool.
You and all guests recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of the types of risks that you are assuming.

CLEANING:
Pool Cleaning is done the morning of your arrival date. Please keep this in mind in case you plan to check in early. A skimming net is also provided for your convenience. Please enjoy our pool and spa!
