Newly added Game room! This is a great place for visiting with family & friends with all the necessary amenities. It is a beautiful, peaceful home in a quiet family neighborhood in Riverside, CA near a variety of shopping and dining. Full kitchen stocked with service up to 16 guests. 3 bed/2 bath with added air mattresses and sofa bed for sleeping additional guests. Cleaned and disinfected from door handles to the floor. An open floor plan centrally located to many of the sights of Southern California.
Game room with Pool table, ping pong table, 65 Roku TV, and 80+ game arcade. Patio has propane fire pit and BBQ and Corn hole. Game room in detached building in back. The home has built in AC/Heater units and ceiling fans in each room. Bedrooms have their own AC units. Space heaters provided in winter for additional customizable room temperature. The house has a full kitchen, bedding, pillows, toiletries, dishes, utensils, pots, and pans, serving dishes, etc. The ice maker and water dispenser in the fridge is NOT connected. Refundable security deposit may be required based on your number of guests, length of stay, and intended use of the property. It is paid in advance.
Parking is available only in our driveway and at the curb directly in front of our house. Please do not park in front of a neighbors house. Only 6 vehicles can comfortably fit in these two areas. Check with us first if you believe there will be more than 6 vehicles. The back building and side gate has a coded lock that you can use to access the back yard and game room as needed.
Message us if you have questions or concerns. We are generally about 30 minutes away if our attention is needed in person, but can be contacted by phone in case of emergencies day or night.
The neighborhood is located in the suburban area just outside of Los Angeles and Orange counties. You will enjoy its quiet and clean appeal. It is within driving distance of nearly every major or famous southern California tourist attraction and major business centers making it a perfect location for whatever brings you to the area, business or pleasure. The city is well designed with nearby restaurants, entertainment, parks, sports center, and grocery stores 5 to 10 minutes away. We are happy to offer dining recommendations if you are looking for places to eat nearby.
We are about 25 minutes from the Ontario airport by car/Uber/Lyft. LAX is less than 60 miles away (about 1-hour drive). Disneyland is approximately 30 miles (average 40 min drive). Most of your activities in Southern California are less than 1 hour away (Beach, Mountains, Theater, Sporting events, Casinos etc...) If you prefer public transportation there is a train station 5 minutes (by Uber/Lyft) with service to the Disneyland area, or any of the major sports teams in Southern California (Lakers, Clippers, Angels, Dodgers, Ducks, and Kings). We are not within walking distance to public transportation (3 miles), so consider Uber/Lyft to get to the nearest transportation hub. Parking is free on the street in front of our house. Just to reiterate: Maximum of 4 vehicles in driveway and 2 at the curb in front of the listing per reservation, so please carpool.
There are 2 Buildings on this property. The back building and parts of the back yard have just recently been remolded into an amazing Game room/patio. These are private spaces for just you and your guests, but you have walk outside to access them from the main house. They are not attached to the main building. The listing has 2 bathrooms in the main house. This is noted in the listing but guests often do not realize that before booking. We can provide towels and bedding for large groups. Please message us for details if you have more than 10 guests.

City Of Riverside requires a Transient Ocupancy Tax of 13%. If your transation does not include this tax when you finalize your reservation if will have to be collected via the resolution center prior to check in. Please contact the host for questions.
These rules have been put in place to strictly remain in compliance with local ordinances AND Airbnb’s terms of service. It's our experience that guests who are up front and honest about their intended use of our property tend to enjoy their stay. Guests who lie and ignore our house rules do not. Please be honest with us as we strive to make your stay a 5 star experience.
By booking, guest agrees to pay an additional security deposit prior to check in through the resolution center. Booking guest acknowledges that access to property will be denied until deposit is paid in full or reservation is forfeited without refund. Payment is collected via Airbnb and is potentially fully refundable if all rules are honored. Refund is dependent upon ALL guests in the group honoring all House Rules, and is initiated after check out and after all payments have cleared and any needed resolutions made. Our hope is to provide a full deposit refund because the stay went smoothly.
Excessively loud noise of any kind AT ANY TIME OF DAY is not permitted.
Quiet hours from 10 pm to 7 am. During this time Loud noises should not be created.
NO PARTIES OR EVENTS.
NO ACTIVITIES that cause excessive noise. NO ACTIVITIES that cause noise during quite hours of 10 pm to 7 am.
No unauthorized guests permitted. ONLY BOOKED GUESTS can be on the property at any time (not even one extra person) unless discussed & approved in advance. The fee for unauthorized guests is $30 per guest per night and is incurred for the entire length of stay.
Guest count MUST match the guest count of the booking.
VISITORS count as GUESTS, regardless of their length of visit or sleeping arrangements.
Guests are not to park their vehicles in front of the neighbor's house. Only in the driveway. No street parking.
No more than four (4) vehicles per reservation are permitted at any time unless discussed & approved in advance. 4 Vehicle can be parked in the driveway. Guests who violate parking rules agree to pay $300. See check in instructions for details.
NO SMOKING OF ANY TYPE, VAPING, BURNING INCENSE, &/OR CANDELS inside the building.
NO SMOKING of any kind on the front porch, font yard, driveway, or in Parked cars. Smoking is only permitted in the BACK YARD. Guest who violates this rule or leaves any smoke odor inside the house agrees to Pay a minimum of $300 for professional odor cleaning.
NO illegal drugs or controlled substances (except those prescribed by a physician) are permitted on the property.
ABSOLUTLY NO underage drinking is permitted on the property. Guests must be a minimum of 21 Years old to consume alcoholic beverages on the property.
NO PETS. Undisclosed or unauthorized pets will incur a $600 cleaning fee and result in a cancelation of your reservation without refund.
Guests acknowledge that the property has 2 buildings and that the back building may be accessed by the host, their contractors, or other host authorized persons during the guest's stay through the side gate and back yard (common areas) during the guest stay. The guest should ask for further details if they have any questions or concerns about this prior to booking the stay.
Property has Doorbell cameras on the front and back of the house. These cameras record video, audio, and still pictures and are ALWAYS recording outdoor areas of the FRONT of the house and the BACK Yard. Disconnecting, covering, blocking, damaging, or attempting to do any of these things to the doorbell cameras will result in a $500 fine and immediate cancelation of your reservation without refund of any kind.
The property has noise detectors inside the buildings and outside. They DO NOT record, only detect sustained loud noise levels, and notify us of those noises. Tampering with them in any way will result in a $500 fine and immediate cancelation of your reservation without refund of any kind.
Guest agrees that a violation of any of these rules will incur the additional charges listed, AUTOMATICALLY forfeit ALL their paid deposit, and result in an IMMEDIATE cancelation of their reservation without refund.
Violation of any house rules will be confirmed by our doorbell cameras, noise detectors, and/or our neighbors and other guests. Please help us ensure you have a pleasant stay with us by following these rules.
Check out instructions: Wash all dishes used during your stay. Please do not put them away. You can leave them in the dishwasher after it finishes its cycle OR place them in the dishwasher to dry if you hand washed them. please do not leave them on the counters, sink, or stove. Do not over fill the dish washer. ONLY use dish washer tablets in dishwasher. DO NOT use liquid dish soap in the dishwasher as this will cause damage. Clean up any spills or large messes to prevent damage or stains. Place all trash in trash cans. Empty Kitchen trash and remove all food waste to the trash bins in the back yard. If any trash can is over flowing (cannot hold its contents) empty it to the outside bins. Turn off all lights, ac units, and electrical devices. Lock door behind your. Refundable Damage Deposit
