HOUSE RULES * Please review House Rules prior booking or inquiring. Rules are strictly monitored for compliance and enforced. CHECK IN/OUT * At times we maybe able to accommodate an early check in. Don't hesitate to ask as it get's closer to your stay. However we are not able to accommodate late check outs due to the amount of resources we schedule to converge on the home to get it ready for the next guests. Contact us 24 hours before checkout for a small $50 refund if you plan to check out by 9:00a.m. instead of the checkout time of 10:00a.m. Please consider other homes with more flexible check out times if that is needed for your group. PARKING Plenty of parking (RVs welcome) and just a stones throw away from downtown Twin Lakes local restaurants and shops. THE GARAGE Features the Kidquarium heated 12' x 20' indoor swimming pool that is kept at a comfortable 92 degrees plus the massive screen that doubles as movie theater and golf simulator that you can hit real golf balls into. Note: Garage is unattached and has no restroom facilities THE LAYOUT - MAIN FLOOR (Ground Level) *** Bedroom 1: 1 King mattress (No stairs) *** Bedroom 2: 4 Twin mattresses in the bunk room *** Bathroom 1: 1 Full bath (stand up shower) *** Bathroom .5: Small half bath by washer& dyers (no shower) *** Kitchen 1 (Website hidden by Airbnb) Equipped with two tables and island. Seating for 20. *** Living Room: 75" screen, speaker bar, and subwoofer *** Laundry (Website hidden by Airbnb) 2 each high end Samsung washers and dryers *** Flex Room: Foosball table and bouncy house. - SECOND FLOOR (Upstairs) ***Bedroom 3: 1 King mattress (Master Bedroom - En Suite (Website hidden by Airbnb) *** 1 Pack N' Play in adjoining nursery roo (Website hidden by Airbnb) *** Bathroom 2: Full bath (stand up shower, no tub) ***Bedroom 4: 1 Queen mattress ***Bedroom 5: 1 Queen mattress ***Bedroom 6: 2 Full mattresses ***Bathroom 3: 1 Full bath (shower w tub ) - LOWER LEVEL (Walkout Basement) ***Bedroom 7: 1 Queen mattress ***Bedroom 8: 1 Queen mattress ***Bathroom 4: 1 Full bath (shower w tub ) ***Kitchen 2: Full size and equipped with pots and pans and ***Hot tub: Heated to 103 degrees and is just outside the double doors HOUSE RULES **As posted on their website Twin Lakes has a very strict “three strikes your out” short term rental ordinance. Three police visits to the property within a year and we lose our license. For these reasons and more the rules below are imperative. **No Disruptive Guests. (Children being children are not considered disruptive.) **I cherish my neighbors as much as my guests. **Parties are NOT allowed. Parties are defined as 50% or more of the group to intoxicated to drive, loud noises or obnoxious behaviors in or around the home, or exceeding the # of people at the property you booked under. This is closely monitored for compliance via indoor noise level monitoring technology and multiple outdoor video surveillance cameras. **Must be honest with how many people your bringing in reservation and/or our messages/communication together. **Absolutely NO Fireworks with the exception of July 2nd-4th. Police have and will visit if fireworks are shot off. **Although not visible, neighbors surround the property on three sides and have families. Your group must act in a respectful manner as if you are residents of the community. **Twin Lakes Police Department is within hearing distant 2 miles away and will not hesitate to visit the property and/or issue noise violation tickets. **Repeat violations of noise levels, occupancy exceeding, or other issues this disrupt the peace can cause your reservation to be terminated. **No tobacco or marijuana use inside home. Smart smoke detectors on premise and will alert us if cigarette or marijuana smoke present inside the home. (Outside ok. ) **Quite hours are 10:00 pm to 7:00 am. **No shoes on carpeted areas. (50% of home) Dogs are ok provided there is only max 2 and the owner agrees to pick up after pets and never leave them unattended in the home. (Note the yard is not fenced and the high speed road in the back yard poses a risks dogs. ) No other animals or pets. Pontoon boat use is no additional cost but requires a waiver, additional agreement, and refundable damage deposit of $500 that must be signed and submitted before use. Pontoon boat operator must be 25 of age.l
