Miramar Beach, FL is well known for its fabulous sport fishing, multiple championship golf courses, tasty fresh seafood, and its privacy. This puts those browsing Frangista Beach homes in the heart of an upscale beach resort area popular with an A-List crowd of seasonal vacation homeowners, with luxury spas, salons, and fantastic shopping and dining just minutes away. Of course many may never feel the need to venture out of their fabulous surroundings in the idyllic Frangista Beach community, though those looking for more adventure will discover nature preserves and state parks to explore, adrenaline-pumping water sports, boat charters, and more.

The home comes with a 6-seater, street legal, electric golf cart at no additional cost! Ditch the car rental and high gas prices! Just get to the house, and youll be able to get around without a problem! The golf cart also makes parking around town much easier, especially during peak season.
The nearest airport to Miramar Beach is Destin Valparaiso (VPS) airport. A quick 22 mile drive will get you to Miramar Beach. Rental cars are available at the airport. Local taxis or ride shares are a good alternative.

GOLF CART USAGE
Must be 21 or older to drive golf cart per state law. Golf cart is considered a low-speed vehicle and is registered to be driven on the road. Valid drivers license and vehicle insurance required to operate. Driver assumes responsibility for any damages found during check-out inspection. No discounts or refunds for guests who choose not to utilize the golf cart.

AGE REQUIREMENT POLICY
One (1) parent or guardian over the age of 25 must be present and staying in the property for every three (3) guests between the ages of 15 and 25.

PET POLICY
Pets are not permitted in The Coastal Empress (a certified service animal is allowed). Guests who violate this policy will be charged an additional $500, plus the expense of any necessary steam-cleaning or deodorizing. Violations may also result in immediate eviction and forfeiture of rent.

SMOKING POLICY
Smoking any substance is not permitted on The Coastal Empress property. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of any necessary steam-cleaning or deodorizing. PARKING
The paved driveway can accommodate up to 4 standard vehicles. No RVs, trailers, or oversized vehicles allowed . No parking in the street in front of the house or on the grass per HOA regulation.

RENTAL AGREEMENT
Guest is required to sign a rental agreement. Agreement will be provided to you via a link in your confirmation message shortly after booking is completed.

SECURITY DEPOSIT HOLD
A security hold of $500 will be placed on your credit card and processed by the Host 2 days prior to check-in. This hold will show up as pending on your card and fall off within a few days after check-out if there are no damages. This is not a charge, just a hold.

POOL HEATING
Pool heating/chilling can be added to your stay for an additional fee of $70/night. This must be requested after booking and will be sent as a separate charge for the length of your stay. We are unable to heat for partial stays due to length of time it takes to heat/chill the pool. If temperatures remain at or below 50 degrees during your stay, the pool heater may not be able to keep up with the cold. Due to weather uncertainty, pool heating cannot be guaranteed from December through February. If the pool cannot maintain a temperature of at least 84 degrees, you will be refunded the pool heating fee.
