OCCUPANCY:
Per city rules, MAXIMUM OCCUPANCY OF THE PROPERTY IS 14 persns of any age at any given time. Only the number of guests listed in your reservation (up to 14 persons) are permitted on the property at any given time. If you plan to have daytime visitors, please include them in your guest count. There is a $500 fine and your reservation will be cancelled without a refund for violating this maximum occupancy rule.
ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code before check-in. Check-in any time after 4pm Pacific Time Zone. Check out is at 10am Pacific Time Zone.

SECURITY/HEALTH AND SAFETY/LAWS:
Exterior Ring floodlight camera located above the front door w/ continuous 24/7 video and audio recording at the front entrance. There is also a camera inside the garage recording audio and video 24/7. Cameras are monitored to ensure compliance w/ house rules and for security purposes.
There are NO indoor cameras in living spaces.
There are city required noise monitoring devices in the common areas of the home. The devices record average decibel levels over time only and do NOT record any conversations. They are used to monitor noise levels as well as defend us against unfounded noise complaints. Do NOT turn off, remove, or tamper with this equipment.
Guests must follow all city, county, and state laws.
No Smoking indoors (including the garage) or allowing outside smoke to enter the home
Pool is 4.5’ deep at the deep end, absolutely NO DIVING
No fireworks allowed on the property.
POOL:
There is an option to heat the pool. Heating is controlled remotely by the host. There is an extra charge of $75/day for every day of your stay to heat the pool.
Pool heating is continuous for your entire stay. Please let us know at least 2 days in advance before your arrival if you wish to take advantage of this.
Pool lights are available with heating package only.
Our pool is cleaned twice a week, always on the same days. Being that this is an outdoor pool, and depending on your day of arrival, you may encounter some debris in the pool, particularly if it has been windy. We provide a pole mounted net and brush for your use.
MAIL:
You are not allowed to receive mail at our property unless you have requested and have received written permission to do so from us. The purpose of this rule is to prevent fraud.
REFUNDS:
No refunds for weather/natural disasters/power outages/other things that are beyond our control. Please consider purchasing travel insurance that may cover some of these losses.
**REQUIREMENT TO BE A GOOD NEIGHBOR: Our home is an APPROVED City of Henderson short-term rental in a quiet residential neighborhood. A lot of work has gone into becoming certified and we are grateful for the opportunity. We require that our guests respect our neighborhood during their stay. House Rules
AGE REQUIREMENT:
The guest booking must be at least 25 years of age.
OCCUPANCY:
Per city code, maximum number of guests on the property is 14 persons (of any age) at any given time. Only registered occupants listed in your reservation are allowed on the property during your reservation. There is a $500 fine for violating this maximum occupancy rule.
Do not modify or turn off the internet system of the home, the city required outdoor camera or noise monitoring device.
You are not allowed to receive mail at our property unless you have requested and have received special permission to do so from us. This is to combat fraud.
REQUIREMENT TO BE A GOOD NEIGHBOR: Comply with city established rules for short-term rentals, including but not limited to: Maximum occupancy, pool hours, quiet hours, control noise-levels, no-events and no-parties, and a few other rules which will be shared with you after booking.
Guests must follow all city, county, and state laws.
If you violate any rules, your reservation will be cancelled, you will be asked to leave and will not receive a refund.
THIRD-PARTY BOOKING:
No third-party bookings allowed. This means that you cannot book our listing for someone else and not show up yourself.
SEWER SYSTEM:
We are connected to the city sewer system. Only human waste and toilet paper are allowed to be flushed down the toilets. You will be charged for blockages and/or damage caused by flushing foreign objects.
JACUZZI AND POOL:
Private pool is for registered occupants only.
Alcohol is not allowed near this amenity.
Use AT YOUR OWN RISK!
Please do not add any products to the water i.e. Soaps, perfumes, chemicals…. Any additives added in will incur additional fees.
Please do not tamper with, modify, turn on/off, or adjust any pool equipment.
Please do not throw any foreign objects into the pool. They will enter the filtering system and will cause extensive damage.
The pool is 4.5 feet deep at the deep end and 3.5 feet deep at the shallow end. Absolutely no diving. There are sitting shelves in the pool that are as shallow as 6" deep. Please read all the rules related to the pool below. Use the pool AT YOUR OWN RISK!
POOL TABLE:
Please do not place food or drinks on pool table.
GUEST CLEANING FEE:
The cleaning fee compensates our cleaning team to clean and sanitize a home that is left in a fair condition. If heavy or special cleaning is required after your stay, additional fees may apply.
PETS:
NO PETS allowed
If you sneak in a pet of any kind you will be charged an additional $500 and you will be asked to leave with no refund.
SMOKING:
Absolutely no smoking indoors or allowing outside smoke to enter the home.
FIRES:
Absolutely no fires inside or out. Unauthorized fires (including candles) will be charged $100 plus damages. A fire in the fire pit is acceptable.
PARTIES:
Absolutely no parties.
REFUNDS:
We do not offer refunds for weather or natural disasters. Please consider purchasing travel insurance that may cover this type of loss.
LATE CHECKOUTS:
Late checkouts are not allowed because our cleaners need time to clean and sanitize the property and our maintenance techs need to maintain the property before our next guests. A late checkout fee of $150/hr will be assessed if a late checkout occurs.
POOL RULES AND REGULATIONS:
1. The pool is for the exclusive use of registered guests and immediate Rental Party.
2. NO LIFEGUARD ON DUTY. SWIM AT OWN RISK.
3. Keep the pool gate closed at all times.
4. Glass containers of any kind, alcohol, and smoking in the pool area is strictly prohibited.
5. NO DIVING IS ALLOWED. DIVING CAN RESULT IN DEATH OR PERMANENT DISABILITY.
6. Do not place or throw sharp objects, including furniture, into the pool.
7. Do not alter or adjust the automatic pool filler.
8. All persons below the age of eighteen (18) must be accompanied and closely supervised by an adult with strong swimming skills. Persons eighteen (18) or over must be able to swim in order to use the pool area alone.
9. WATCH CHILDREN AND NON SWIMMERS AT ALL TIMES AND NEVER LEAVE THEM UNATTENDED.
10. Familiarize yourself with the location of pool safety equipment, first aid, and the address of the premises.
11. No running, rough play, or loud or unruly conduct in or around the pool.
12. No pets are allowed in the pool area.
13. To ensure cleanliness of the pool, please shower before use.
14. No person who has an open wound, or an infectious or communicable disease may use the pool.
15. Children who are not toilet trained and anyone who is incontinent must wear waterproof pants or swim diapers.
16. Do not bring wet towels from the pool room or swimsuits onto the furniture in the home.
17. Turn on all lighting for the premises after dark. Never swim without ample lighting.
Liability Release Waiver:
By booking our home you agree to the following:
I acknowledge that I am aware of, appreciate the character of, and voluntarily assume the risks involved in participating in all activities associated with swimming in a pool. By my signature below, on behalf of myself, guests in my rental party, my heirs, next of kin, successors in interest, assigns, personal representatives, and agents, I hereby:
1. Waive any claim or cause of action against and release from liability the KD3 Vacations, LLC, the Property owners, its officers, employees, contractors, and agents for any liability for injuries to my person or property resulting from the use of the facility or participation in the activity listed above;
2. Agree to indemnify and hold harmless KD3 Vacations, LLC, the Property owners, its officers, employees, contractors, and agents for any claims, causes of action, or liability to any other person arising from the use of the facility or participation in the activity listed above;
3. Consent to receive any medical treatment deemed advisable in the event of injury, accident or illness during these activities; and
4. Acknowledge that a participant under 18 years of age signing below as a minor child, a signature is required by the parent or legal guardian of the minor child to participate.
Participant listed below is responsible for ensuring all individuals in the Rental Party abide by the terms of this Agreement and are aware of the risks. Participant listed below should ensure all individuals in the Rental Party have a copy of this document.
I HAVE READ THIS ASSUMPTION OF RISK, WAIVER OF LIABILITY AND RELEASE AGREEMENT. I CONSENT TO MEDICAL TREATMENT, FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME AND INTEND MY SIGNATURE TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST EXTENT ALLOWED BY LAW.
