Rules subject to change, based on signed lease agreement

1. No smoking or tobacco products inside. Tobacco products may only be used outside. An additional cleaning fee will be applied to remove odor from inside if tobacco is used within with forfeiture of deposit. Please clean up and dispose properly of all tobacco products or an additional fee will be applied to compensate cleaners for this extra work and dispose of all tobacco products in the proper receptacles outside. No smoking is permitted on the house balconies for safety purposes.

2. Guest creating reservation maintains accountability and liability for all guests on the property.

3. Guest must inform owner/manager if emergency services are called to the property for any reason.

4. Parking is only permitted on the property. Please discuss with owner/manager if additional parking is needed.

5. Tennessee State Law states children under 10 cannot be left alone in a home without supervision. For children older than this, please use personal discretion, taking into consideration their knowledge of potential emergencies and level of maturity. There is no house phone.

6. No use of candles or hotplates.

7. No tampering with smoke detectors, CO detectors, or security cameras/system. Tampering with any of these safety systems will result in forfeiture of deposit and remaining reservation with no refund.

8. Surveillance devices are located solely on the exterior of the home. This is to protect owner/manager and guests from potential vandalism and wildlife in the area.

9. Guest may book additional days if those days are not already booked by other guests. If guest desires a late checkout and there is no reservation for that day, a one-hour late checkout may be granted free of charge. If guest would like to stay later than one hour and there is no impending reservation (and agreed upon with owner), reservation may be extended past the one hour mark at an hourly rate. If there is an impending guest reservation for that day, a one hour late check out may be granted for an additional $60 to cover cost of additional cleaner needed on-site.

10. No parties or events. If guest desires to host a party or event, this must be discussed with owner/manager prior to creating reservation. An additional deposit and costs may be required.

11. Pets may not be left alone to roam the home while guests are away. They must either leave with guests or remain in a crate. Owner/manager does not provide crates for animals, please bring one your pet will fit and find comfortable. Do not leave pets outside unattended as the area is mountainous and contains numerous species of wildlife. Additionally, please take proper precautions/medications for fleas and ticks for your pet due to wooded areas.

12. Thermostat is set to a range of 68-73F. This is to help guests have a range of comfort while in the home and reduce operating costs to reduce costs for guests.

13. When not in the home, please turn off lights and electrical devices when possible. This will help reduce costs passed on to guests reflected in our daily rates.

14. Note that there is wildlife in the area. Guest releases owner from any liability due to wildlife damages.

15. Damages and stolen items will result in a deduction from security deposit. Excessive damages or theft may result in additional costs to guest not covered by security deposit.

16. Quiet times: Sunday – Thursday: 930 PM – 7 AM Friday – Saturday: 11 PM – 8 AM
We want to ensure our neighbors are happy and comfortable in their homes. Please refrain from excessive noise during these times, particularly on the exterior of the home.

17. Do not leave trash outside. It will attract local wildlife as this is a mountainous area.

18. During the late Fall, through Winter, and early Spring, Douglas Lake is drained and cannot be accessed from the cabin’s dock. If this is a concern, please contact us for verification prior to your stay or before booking.

19. Guest acknowledges that some parts of the ceiling are lower and slanting due to roof pitch and that the inside stairwell has steep steps.

20. We have a variety of life jackets for our guests but cannot guarantee that we will have sizes to fit all body sizes.

21. Cabin has an 80-gallon water heater. Please know that hot water is not endless and that no more than two showers should be taken at once for comfort purposes.

22. No fires permitted during high winds and fire advisory warnings.

23. Locked doors are spaces utilized for owner storage. Please do not attempt to open these doors.

24. Please pick up dog waste prior to end of reservation.

25. Above all, please treat our home with the respect we would give yours. We love being here and want you to feel the same way. If you notice any issues to be remedied, please contact us at your earliest convenience so we can ensure your stay is as enjoyable as possible. We cannot help with issues for which we are unaware.

Hot Tub and Sauna Rules

1. Do not use street clothes unless white to prevent dyes entering system.

2. Parental discretion used for minors and their use of these facilities. It is recommended that only 18 and over use hot tub and sauna. Owner is not liable for health issues or accidental drowning that may occur as a result of use.

3. Do not use/limit alcohol and controlled substances during use.

4. No oils, soaps, or lotions.

5. Attach cover/close door when not in use and between uses.

6. Do not use glass in or around hot tub or sauna.

7. No food or drink within in hot tub or sauna.

8. No smoking in or around hot tub or sauna.

9. Use discretion with personal health before use.

Kayak, Paddle Board, and Pedal Boat Rules

1. Do not consume alcohol or controlled substances during use.

2. Use of life jackets is at the discretion of the adult guest.

3. Life jackets MUST be used for any guests under 18.

4. Store items appropriately when not in use to prevent theft or damage.

5. Report any damage to owner.

6. Equipment must be locked up when not in use to prevent theft and damage/loss from high winds. Guest will be held accountable for damage or theft if not locked up when in use.

7. Pedal boat must be covered when not in use to prevent water build up from rain or lake causing boat to sink.
