if you are coming during winter time, I highly recommend selecting AirBNBs Travel insurance plan. Please notice the following tips to better enjoy your winter mountain experience:
1. Always check the weather forecast and road conditions before you travel. Be prepared to sit tight and adjust your plans if travel looks hazardous.
2. If possible, drive a 4×4 or all-wheel drive car when you come to the Sierra in the winter. This one thing will make your stay more enjoyable and less stressful.
3. Carry tire chains, a shovel, blankets, snacks and water in case you’re stuck on the highway in a storm.
4. Park your car in the garage if possible. If not, pull your car into your driveway as far as possible and park to one side or the other. This will allow your snow removal company to clear as much of your driveway as possible.
5. You may have to shovel to get your car into or out of your driveway or garage. While we do have snow removing company to provide the bulk of the snow removal, shoveling is just a fact of life in the winter.
6. All vehicles must be parked in the driveway. Any vehicle parked on the road during the winter will be towed.
7. Leave an interior light on to let our snow removal company know that the house is occupied. This helps to ensure that the driveway is cleared as early and as frequently as possible.
8. Go grocery shopping first. Make sure that you have food to sustain your group if you become snowbound.
9. Keep toys, sleds, dog tethers, garden hoses, lumber and any other obstacles out of the driveway when it is snowing. These items will damage snow removal equipment, delay the snow removing service and could be costly to us.
10. Daily start times for driveway snow removal are dictated by snowfall accumulation. Because storms are unpredictable the timing of the driveway clearing may vary from day to day.

Vacation Rental Short-Term Lease Agreement
This Vacation Rental Short-Term Lease Agreement (this “Agreement”) constitutes a contract between the undersigned person (“you”) and DataMIMO, LLC (“DataMIMO”).
1. Reservation Requirements and Full Payment. Reservations are not considered “guaranteed” until DataMIMO receives your signed Agreement and receives and accepts the required payment. If your signed Agreement and full payment is not received and accepted by DataMIMO at least 14 days prior to your arrival, your reservation is subject to cancellation. You agree that DataMIMO may charge your card on file for the remaining balance after deposit without notice no earlier than 14 days before arrival.
2. Confirmation of Reservation(s). Confirmation of your reservation will be emailed to you. Please read the confirmation for accuracy of dates, mailing address, number of adults and/or children and accommodations. You must notify DataMIMO of any errors within one business day.
3. Maximum Occupancy. The maximum occupancy for the rental property is twelve persons including children, max allowed adults are 10. The number of guests must be pre-approved by DataMIMO. If you bring in extra guests without prior approval and payment, you may be asked to vacate the rental property and forfeit all rent paid.
4. Excessive Wear and Tear Damage. You are responsible for rental charges for the full duration of the reservation and for any damages or breakage to the rental property incurred during the rental period, even if a security deposit and Damage Protection (see above) have been paid. DataMIMO may charge you or the credit card on file for any damage or breakage or excessive cleaning costs, unless damage or breakage is covered under the Damage Protection plan.
5. Agreement to Comply with all Rental Regulations. You and your invitees and visitors must comply with all of the Rental Regulations set forth on Exhibit A to this Agreement (the “Rental Regulations”). Failure to comply with the Rental Regulations and any reservations made under false pretenses may result in loss of all your payments made to DataMIMO and possible removal of you from the rental property, in addition to all other remedies available to DataMIMO. If you violate any of the conditions of this Agreement or the Rental Policies, DataMIMO may enter the rental property and you agree to vacate the rental property immediately upon the request of DataMIMO and forfeit all rent paid.
6. Assumed Risks for Hot Tub and Jacuzzi Tub. You assume all risks related to the use of any provided hot tub or Jacuzzi tub, including any illness or injury. Hot Tub and Jacuzzi tub are not recommended for use by children.
7. Roads and Road Conditions. DataMIMO is not responsible for any adverse driving conditions that may impede access to your rental property. Four-wheel or all-wheel drive vehicles are required in snowy and/or icy conditions. While the roads and driveways leading to your rental property are maintained and plowed, you may experience ice, snow-packed roads or snowdrifts at any time. You hereby accept these risks.
8. Mechanical Failures. DataMIMO cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, hot tubs, audio visual equipment, computers or internet access, television or appliances. Please report any inoperative equipment to DataMIMO immediately.DataMIMO will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of such items.
9. Listing Information. Information regarding the rental property is believed accurate but cannot be guaranteed. Particular furnishings and amenities are subject to change without notice.
10. Acts of God. DataMIMO shall not be liable nor deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, acts of God.
11. Indemnification and Hold Harmless. You shall indemnify and hold harmless the owner of the rental property and DataMIMO and their respective shareholders, members, officers, directors, employees and agents for any liabilities, theft, damage, personal injury, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with your and your invitees’ and visitors’ use and occupancy of the rental property or the failure of you and your invitees or visitors to observe the Rental Regulations.
12. Age Requirements. Guests under the age of 21 unaccompanied by a parent or legal guardian will not be permitted to register and will lose all funds paid to the Agent. Any reservations made under false pretenses will result in loss of advance payments and possible removal of guests from the rental unit. No Fraternities, No Sororities, No House Parties, No exceptions! Violations of this will result in immediate eviction with no refund of any monies. The agent reserves the right to refuse service to anyone.
13. Governing Law Venue. This Agreement and all transactions contemplated by this Agreement shall be governed by, and construed and enforced in accordance with the laws of the State of California. Any civil action or legal proceeding arising out of or relating to this Agreement shall be brought in the courts of record of the State of California in Nevada County.
14. LIMITATION ON LIABILITY. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL DATAMIMO OR THE RENTAL PROPERTY OWNER BE LIABLE TO YOU OR ANY OTHER PERSON FOR ANY INDIRECT, SPECIAL, INCIDENTAL, OR CONSEQUENTIAL DAMAGES OF ANY CHARACTER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR YOUR RENTAL. IN NO EVENT WILL DATAMIMO OR THE RENTAL PROPERTY OWNER BE LIABLE FOR ANY DAMAGES IN EXCESS OF THE AMOUNTS ACTUALLY PAID BY YOU IN CONNECTION WITH THIS AGREEMENT, EVEN IF DATAMIMO OR THE RENTAL PROPERTY OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGES.
15. Entire Agreement. This Agreement and Exhibit A represent the entire understanding and agreement between you, DataMIMO and the owner of the rental property with respect to the subject matter of this Agreement, and supersedes all other negotiations, understandings and representations (if any) made by and between such parties.
EXHIBIT A
RENTAL POLICIES
DataMIMO is a quiet residential neighborhood. You are an invited guest in a private home. Loud noises, parties, trespassing on private property, exceeding occupancy limits, speeding, reckless driving or disruptive behavior is forbidden.
1. Check-In/Check-Out Times. Check-in time is after 4:00 p.m. Check-out time is by 11:00 a.m. In the event of a late departure not previously approved by DataMIMO, you will be charged an additional night’s rent.
2. Minimum Stays. Depending on the season your reservation must be for a minimum number of nights. For peak seasons (summer and winter) or long weekends the minimum stay is 3 nights, except for Christmas/New Year which is 5 nights minimum. For the low Season the minimum stay is 2 nights.
3. Standard Amenities. The rental property includes washer/dryer, dishwasher, microwave, TV with cable, a wood burning, a gas fireplace and kitchen.
4. Provided Linens. A basic supply of towels and linens is provided in the vacation rental. Bed linens and bath towels are not changed during your stay.
5. Provided Starter Supplies. For your convenience, you will find a starter supply of paper towels, tissues, toilet paper, dish soap and detergent already in the vacation rental. You must purchase any required additional supplies. The kitchen is not stocked with staples or spices.
6. Rollaways, Highchairs and Cribs. NOT AVAILABLE in the vacation rental.
7. Internet Access. Our property provides complimentary high-speed WiFi Internet access. You and your invitees and visitors must comply with all of the Acceptable Use Policy set forth from Suddenlink Inc (ref to the attachment). Violation of the Acceptable Use Policy will result in the termination of internet service to this property for up to one year. DataMIMO may charge the credit card on file for the loss income due to the termination of internet service to this property. Examples of typical violations of the Acceptable Use Policy are, but not limited to, illegal music and video streaming and
spamming.
8. Accepted Forms of Payment. DataMIMO accepts MasterCard, Visa, American Express, Discover,
Traveler’s Checks, cash and personal checks with acceptable photo identification.
9. No Pets. NO PETS are allowed in the rental property.
10. Clean Upon your Arrival. No Daily Maid Service. DataMIMO will ensure that your rental home is clean upon your arrival. If your rental property’s cleanliness upon your arrival does not meet your expectations, please contact DataMIMO immediately. DataMIMO does not provide daily maid service. If you require trash pick-up during your stay before your final departure, please notify the DataMIMO. A trash pick-up fee of $50 will apply.
11. No Phone. NO PHONE is provided in the vacation rental. Please bring a mobile phone if you wish to make phone calls.
12. Furnishings. Furnishings are subject to change without notice. Furniture, bedding, mattress pads, kitchen equipment, utensils or any other property supplied with the rental property must not be moved or taken out. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to you. The rental property is inspected by DataMIMO at the conclusion of your stay. All contents of the home are the property of the owner. If something should break, you must notify DataMIMO immediately so that a replacement can be made. Guests are not permitted to alter the wiring of any television, home theatre or any electrical equipment.
13. Vehicles. Motorcycles, trailers, moving trucks and/or recreational vehicles are not permitted at DataMIMO. While the mountain roads are maintained by Tahoe Donner and open year-round, for winter stays (October through April), all-wheel drive or four-wheel drive vehicles are required.
14. Parking. The rental property permits parking of two cars in the garage, and two extra cars on driveway. No street parking is allowed. Please make parking arrangements to ensure no more than four cars are parked at the property during your stay.
15. No Smoking. The rental property is nonsmoking, no exceptions. No smoking is allowed anywhere on the rental property.
16. No Self-Supplied Grills. The rental property provides a grill during summer (May through Oct). Use of barbecue grill is limited to propane (gas) grills located in the patio of the vacation rental. You are not allowed to provide your own grill under any circumstances.
17. No Outdoor Fires. Outdoor fires are strictly prohibited due to extreme fire danger in our mountain/forest setting.
18. No Firearms. Firearms or weapons of any kind including paintball guns, pellet guns, BB guns, pistols or rifles are strictly prohibited.
19. No Fireworks. No fireworks are permitted in or around the rental property or anywhere at DataMIMO.
20. Hiking. No hiking across private property. Please stay on the Tahoe Donner roads & hiking trails when hiking and do not cut across private property which causes erosion of the fragile mountain landscape.
21. Wildlife. Do not approach or feed any wild animals including birds. Animals of any size are potentially dangerous. Do not allow small children to be outdoors except with adult supervision.
22. Garage Doors. Keep garage doors closed at all times except when entering or leaving the property.
23. Lights. Please turn off all outside lights after 10 p.m. This preserves everyone’s view of the night sky
24. Fireplaces. Gas fireplaces are seasonal and are non-operational from May 15th through September 15th!

14. Parking. The rental property permits parking of two cars in the garage, and two extra cars on driveway. No street parking is allowed. Please make parking arrangements to ensure no more than four cars are parked at the property during your stay.
15. No Smoking. The rental property is nonsmoking, no exceptions. No smoking is allowed anywhere on the rental property.
16. No Self-Supplied Grills. The rental property provides a grill during summer (May through Oct). Use of barbecue grill is limited to propane (gas) grills located in the patio of the vacation rental. You are not allowed to provide your own grill under any circumstances.
17. No Outdoor Fires. Outdoor fires are strictly prohibited due to extreme fire danger in our mountain/forest setting.
18. No Firearms. Firearms or weapons of any kind including paintball guns, pellet guns, BB guns, pistols or rifles are strictly prohibited.
19. No Fireworks. No fireworks are permitted in or around the rental property or anywhere at DataMIMO.
20. Hiking. No hiking across private property. Please stay on the Tahoe Donner roads & hiking trails when hiking and do not cut across private property which causes erosion of the fragile mountain landscape.
21. Wildlife. Do not approach or feed any wild animals including birds. Animals of any size are potentially dangerous. Do not allow small children to be outdoors except with adult supervision.
22. Garage Doors. Keep garage doors closed at all times except when entering or leaving the property.
23. Lights. Please turn off all outside lights after 10 p.m. This preserves everyone’s view of the night sky
24. Fireplaces. Gas fireplaces are seasonal and are non-operational from May 15th through September 15th!

Check in time is 4PM and any time after. Check out time is 11AM. Any Early Check in or Late Check out must be previously agreed with property manager. The code won't work outside of the reservation time.

■ No more than 10 adults at the property during your stay and no more than 4 cars. Street parking is not allowed and any car towing is at your own expense.
■ No parties, no smoking, no pets.
■ Tahoe forest is extremely high fire hazard zone. Absolutely no indoor or outdoor fires or fireworks. Use BBQ gas grill with extreme caution and always monitor the BBQ grill. Turn OFF gas valve when done with the BBQ grill or indoor gas fireplaces.
■ Both fireplaces are gas fireplaces. Do not attempt to burn anything in the gas fireplaces.
■ For your stay, we will supply 4 dishwasher detergent pods,1 sponge with dish soap,2 rolls of kitchen towels, 3 rolls of toilet paper for each bathroom, we have a shampoo/lotion/soap starter set. If more may be needed for your stay, consider bringing or buying yourself.
■ Please DO NOT dispose anything other than toilet paper (such as feminine hygiene products, wipes, kitchen towels) down to the toilets, doing so may lead to clogging of the sewer pump and may result in very costly emergency repair.
■ NOISE that is “an unreasonable annoyance for or nuisance to neighbor(s)” is prohibited after 10PM.
■ OUTDOOR LIGHTS OUT after 10PM to enjoy the mountain stars and minimize light pollution.
■ FIREWORKS AND FIREARMS of any kind are prohibited.
