House Rules
Hot Tub Safety Rules
NO GLASS IN OR AROUND HOT TUB for your safety and others.
NO JUMPING OR DIVING
Please replace Spa cover after each use and clip the buckles to lock in place
Please be respectful to the community/neighbors and keep noise to a minimum after 10 pm
Please turn jets to low after use
If you have any open cuts or sores do not use the hot tub
Please do not use soaps or oils in spa.
If you have had diarrhea in the past 48 hours do not use the hot tub
Shower with soap and water before you come in
Wipe off feet if they have dirt or grass on them
Enter and exit the Hot Tub slowly. Use the stairs to enter.
Do not use alcohol, narcotics or medications
Elderly persons must consult a doctor before use
Pregnant women should consult a doctor before use
Children must be supervised by an adult
Do not enter if temperature is over 104 degrees Fahrenheit
Limit your soak to 15 minutes, and cool off before re-entry
Anyone with heart disease, diabetes, high/low blood pressure or any serious illness should consult with a doctor before entering the Hot Tub
Please do not sit or lie down on the cover
HOT TUB:
This hot tub costs over $11,000 so treat with respect. If there are any signs of negligence you could be held responsible for repair/replacement.
The hot tub should remain on and plugged in at all times. Do not unplug
When the hot tub is not in use the cover should remain on with all the buckles locked to retain heat.
Blue and white hot tub towels are upstairs in the laundry room.
When finished with the towels place them in the washer or hang them outside to dry. There are hooks over the bench.
If you wash the towels for any reason, don’t mix the white bath towels with the blue/white hot tub towels
DO NOT PUT WET TOWELS ON FURNITURE INSIDE. Any furniture damaged from water will be guests responsibility for reimbursement.
Place the cover off to the side when in use.
When the jets are on high, the heater will switch off losing a 2 degrees of heat every 30-60 minutes. If you want jets and heater to remain on simultaneously, you must have the jets in low mode.
Do not turn the heat past 104 degrees.
The overhead string lights in backyard are on an automatic timer that go on at sunset and off at 10 pm. Please don’t tamper with them.
COOKING:
When using the gas stove and oven, you MUST turn on the vent hood above the range. Failure to do so will trigger the fire alarm and it is very loud. It will not quiet until all of the fumes dissipate. The vent hood will properly pull in any fumes from the gas otherwise the alarms will sound. This is necessary for normal function. Please turn on the highest setting (furthest right button) when in use.
FIREPIT:
Instructions on how to light/use can be found here
The backyard fire pit should be used with extreme caution and common sense.
If you plan on using the fire pit you must use the materials provided.
Firewood is outside in the holder under the black tarp
Firestarters are in the green weatherproof box.
DO NOT use any lighter fluid.
When finished with the fire pit make sure that the fire has gone out naturally.
DO NOT pour any water to put out fire as water will make the SoloStove rust.
Let it burn out.
When the metal fire pit has cooled down please dump the ashes in trash bag provided.
Finally put the weatherproof cover over the SoloStove.
Failure to do so that causes any damage to the fire pit will be subject to a fine and replacement.
Any damage caused to the property or backyard due to negligence of the fire pit will be subject to a fine of $300 or more for replacement.
If you use the fire pit after 10 PM please be respectful of noise as there is a city ordinance for noise and out of respect for the community, we don't want complaints.

BBQ:
Charcoal and natural firestarters are provided in the pantry.
DO NOT use lighter fluid.
Tools are provided for use.
Lighter can be found in the bottom right drawer to the right of the dishwasher or in the pantry. There is also a lighter in the weatherproof box by the firewood
Not required but please clean tools and grill grate after use if you’re so kind.
If you open weatherproof green box, be sure to completely latch closed when not in use. The metal pan at the bottom is where the ash collects - empty if full.
BACKYARD LIGHTS:
The bistro lights in the backyard are on an automatic timer that goes on at sunset and off at 10 pm. Please don’t tamper with them.
PLUGS:
Do not unplug the following:
The hot tub
The outlet on the back deck
The plugs behind the couch (Powers the WiFi)
NO MAJOR PARTIES/SMALL CELEBRATIONS ARE OK:
Absolutely no major parties. If you're looking to book our place to throw a party, we have exterior cameras that would allow us to see if there is a party going on and actually how many guests are staying at the house. We're ok with small celebrations with the allotted amount of guests allowed/booked for. More than 10 guests found on the property at any given time will be asked to immediately vacate without any refund.
INSPECTION:
Occupant agrees that they will perform an initial inspection of the Property within the first five (5) hours after check-in and report any damage to host before the end of the first twenty-four (24) hour period after check-in by calling or messaging the host directly on the Airbnb platform. If no damage is reported to host during this time, host will presume the Property was free from damage at the time of Occupant’s check-in.
PERSONAL PROPERTY:
Host shall not be responsible for the return of any items of personal property belonging to Occupant or guests of Occupant that are not removed from the Premises at the termination of the Rental Period. If the guest would like a found personal item returned shipping costs will be the guests responsibility and a $25 fee for handling. Host is not obligated to send any personal item back.
INSURANCE:
Occupant is encouraged to purchase travel insurance as neither Guest’s personal property nor travel plans nor rental vehicles are insured by Property owner or host. If you trip plans change and do not have rental insurance we cannot offer you a refund. So please make sure you purchase that on your own.
NO SMOKING FEE:
Smoking tobacco, marijuana, or any other legal or illegal substance is not permitted anywhere on the Premises. If this provision is violated by Occupant or any guest of Occupant during the Rental Period, Occupant agrees to pay for the additional cleaning necessary to restore the Property back to a smoke-free Property in an amount no less than $275
SECURITY:
Three ring cameras are located on the exterior of the property for your added security. 1 doorbell camera at the front door, 1 above the garage and 1 floodlight camera above the backdoor. They record both audio and video. There are absolutely no cameras inside the property. You acknowledge there are cameras on the exterior of this home.
STAIRS:
Must climb stairs during your stay - multiple stairs at this property since it's a 2-story home. You acknowledge there are many flights of stairs that you will have to go up and down during your stay.
NOISE:
Potential for noise - As with any home, light noise is always a possibility that's out of our control. Sound machines are provided. You acknowledge noise is a possibility during your stay.
SMART LOCK & USE OF APP ON CELLPHONE:
The home is equipped with a smart lock for added security. The guest will receive their unique entry code that will only be active during the reservation window.
LOCALS:
Locals need to be pre-approved by host first. If you live within 120 miles of Nashville, please inquire and let us know first. We do not allow parties or illegal activities of any kind in our home. Locals that instantly book our place without approval can be cancelled without penalty to the host.
HOME MAINTENANCE, REPAIRS, ASSESSMENT OF DAMAGE:
This is rare but sometimes the home needs maintenance or repairs that need to be done during your stay. The owners, host(s), management, or maintenance team may enter the home with a 1 hour notice. In the event of an emergency, no notice may be given or is guaranteed.
RESERVATIONS LONGER THAN 28 DAYS:
Any stays longer than 28 days may be required to have a monthly inspection by the host/owner. At the end of the reservation period, if occupants/guests do not vacate, there will be an additional charge of $1,000 per night and a responsibility of all lawyer fees including the host/owners. An additional agreement will be signed by occupant/guest for any stays longer than 28 days. This additional agreement will be signed within 72 hours of the confirmed booking - if not signed within 72 hours, the reservation will be cancelled by host with no refund.
CHECK-IN: 3PM & CHECK-OUT 10AM:
Anytime after 3pm. Let us know if you will be arriving late. We may be able to provide an early check-in or a late check-out if our schedule allows for an additional fee. Please ask us when booking if an early check-in or late check-out is available. Any checkouts well past check out time could be fined if its unreasonable and extreme cases are subject to an additional nightly rate of $500 per night if you don’t vacate. Thank you for understanding!
TRASH:
Bag all trash & unwanted items and take to the brown trash bins located on the side of the house near the garage. Please clean up any decorations you may have used, this includes confetti, balloons, banners, signs, to avoid additional charges.
PRIVATELY OWNED:
Please note this is a privately owned home and therefore sometimes appliances or household systems (HVAC, Plumbing, appliances, etc) may unexpectedly malfunction. While we will do everything in our power to address any functionality issues as quickly as possible, we cannot offer refunds - full or partial, cancellations, or alternate accommodations unless the property is deemed uninhabitable. Thank you for understanding!
EXTRA CLEANING:
If additional cleaning is needed beyond the standard turnover cleaning, we charge an additional $100 on top of our normal cleaning fee. Please follow the check-out instructions, clean up all fun decorations and confetti. Collect and bag all trash and take out outside and put into trash can.
NO TAPE ON WALLS:
Do not put tape or sticky adhesives on our walls! We charge $100 for any tape or sticky adhesives found & and charge an additional $100 for any damage or paint removed from these items.
CHILDREN WELCOMED WITH FULL SUPERVISION:
We are happy to host children, and provide a pack-n-play but it's important to note that our home is not childproofed. Please supervise children at all times. We are not responsible or liable for any actions of children or guests in our home.
POWER:
Occasionally the electricity goes out temporarily due to storms. We do not offer any refunds (partial or full) for electricity being out due to mother nature.
PETS:
No pets are allowed due to severe allergies. Any unauthorized pets found or signs of pets will result in a $500 fine.
PESTS:
It's the south and occasional pests may be found inside the home during your stay. We do have a contract with a local pest company that sprays several times per year. Please let us know during your stay so we can address immediately with our pest company. We do not offer any refunds for pests found during your stay.
LOUD OR UNRULY GATHERINGS:
Occupant agrees to refrain from any use of the Property likely to result in or actually resulting in a loud or unruly gathering.
Due to the nature of the rental community, the weather, and the Nashville generally, host acknowledges Occupant is likely renting the Property for leisure and/or vacation purposes. While this is a permissible use of the Property, Occupant agrees to refrain from activities likely to limit the enjoyment of those in nearby rentals, private residences, or commercial spaces. To that end, Occupant agrees to the following:
- Occupant agrees to abide by all laws, statutes, ordinances, and authorities’ directions regarding noise, trash, and alcohol.
Loud or Unruly Gathering Ordinance
Definitions: The Ordinance defines a “Loud or Unruly Gathering” as a gathering of lawfully permitted occupancy (2 bedroom units = 8max, 3 bedroom units = 10max, 4 bedroom units =12max) or more persons on any Residential Unit (of which the Property is one) for a social occasion or other activity upon which “loud or unruly conduct” occurs and results in a public nuisance or a threat to the public health, safety, general welfare, or quiet enjoyment of residential property or nearby public property.
The Ordinance defines, “loud or unruly conduct” to include, without limitation, any or all of the following:
(a) excessive noise or traffic,
(b) obstruction of public streets by crowds or vehicles,
(c) obstruction of rights of way by people or vehicles,
(d) public drunkenness,
(e) the service of alcohol to Minors,
(f) possession and/or consumption of alcohol by Minors,
(g) assaults, batteries, fights, domestic violence or other disturbances of the peace,
(h) vandalism,
(i) litter, or
(j) urinating or defecating in public.
Penalties: Violations of the Ordinance could result in civil fines of between $500 and $3,000 plus penalties and interest as well as other associated costs payable exclusively by Occupant. Occupant agrees to fully indemnify the Property owner should he/she be assessed such a fine resulting from actions undertaken by Occupant or guests of Occupant. Violations of this Addendum will constitute a material and incurable breach of this Agreement. Occupant agrees that if a violation of this Addendum occurs and if Occupant and/or Occupant’s guests are asked to vacate the Property by host or the Nashville Police Department, all will do so within fifteen (15) minutes without incident.
