> Kitchen & dining area is large with a countertop bar and a table. It has a set of dishes, silverware, glasses, coffee cups, bowls, a few pots & pans, a can opener, blender, toaster, coffee pot, Keurig, and a microwave/air fryer.

> Living room area is a decent size space with plenty of room to move about comfortably. It has one sofa with recliners at each end, one recliner, two end tables, and a 52 Smart Tv.

> Master bedroom has a king bed, 2 nightstands, dresser, 43 Smart TV, and a walk-in closet.

> Master bath has two separate vanities and a walk-in shower (no tub).

> Second bedroom has a queen bed, nightstand, desk, 43 Smart TV, and a walk-in closet. It is located on the opposite end of the home from the master bedroom. It doesnt have its own bathroom, but the main bath is right next to the 2nd bedroom.

> Main bath has one vanity and a tub/shower combo. It is located in the hall next to the 2nd bedroom, on the opposite end of the home from the master bedroom.

> Front porch (covered) has two really comfortable rocking chairs. It also has a handicap ramp that gives handicapped access through the front door.

> Back porch (covered) is large and has enough chairs to accommodate 6-8 people.

> Large back yard is spacious and includes a fire pit, a swing, and plenty of room for the kids to run and play.

>Carport is available on the front, if needed, to park out of the weather.

> Additional covered space on the back where we have a BBQ/smoker if you want to bring your own charcoal and grill or smoke outdoors.

>Note: All three TVs are smart TVs with Netflix, Amazon Prime, Roku or Samsung Tv, Disney+, and YouTube TV (Living room TV only). You can also connect your phone and play anything that you would like.

Getting around

NOTE: Time Out Retreat is closer to the park than the map shows before the booking is completed. Take GA Hwy 39 to Bagby Pkwy, then you will take a right off of Bagby Pkwy onto Park Place Terrace. You will see Time Out Retreat just a short distance down on the right side of the road. The drive is on the north side between the home and our garage. There is plenty of room between our garage and the home to park your vehicles, even if you have multiple vehicles pulling boats. Our lot is not right on the water but there is very easy access to the lake via the park. >Bagby State Park is right next door. >Boat landing is less than 1/2 mile from home. >Beach area is 1/2 mile away. >The 3-mile long bike/walking path goes right past the end of our road and runs between George Bagby & East Bank Park to the south. >East Bank Park is 2.5 miles south on Hwy 39. >Kolomoki Mounds State Park is 17 miles. >Providence Canyon State Park is 37 miles. >The Dam has great views and is 2.5 miles away.

You will receive a message the day before your check-in date with the access code along with some other helpful information about our property.

House Rules

>There is a binder on the counter that has a lot of information about our property and the area. It includes a Park pass that you are welcome to use, but please return it to the binder before checking out.
>Check-In is after 4 PM EST
>Check-Out is before 11 AM EST
>No smoking inside. However, you are welcome to smoke outside, but please don't throw butts on the ground.
>No pets. We have a no pet policy to accommodate guests who have pet allergies.
>When possible, please don't wear shoes on the areas with carpet.
>We have very good neighbors, so please be courteous to them in regard to outside noise, especially after 10 PM.
> With that in mind, we don't allow parties or events on the property, but the park offers a wonderful space for this type of activity.
>The septic system is in the front yard so please don't drive vehicles in front of the mobile home.

>Most importantly have fun and enjoy your stay!

Payment Policy

At the current time, we only accept PayPal but are in the process of setting up alternative payment methods. If this is preventing you from booking, please reach out to us and we will find a payment method that works for both of us.

Refundable Damage Deposit

We collect a security deposit of $150. This will be refunded within 3 days of Check-out if you left our property with no damages.

We don't nitpick over minor things, however a heavily stained carpet as a result of a spill that required carpet cleaning services or smoke smell remediation as a result of violating the no smoking policy, are a couple of examples that might affect the full refund of your deposit.

Cancellation Policy

> There is no charge for anything that is canceled 30 days or more before the arrival date (first day) of your booking. However, we ask our guests to consider that they are blocking our calendar from being booked by other guests, so please don't book any date unless you fully intend to stay.

>We will refund 1/2 if you cancel 14 -29 days before the arrival date (first day) of your booking.

> There will be no refund for cancellations that are made less than 14 days before the arrival date (first day) of your booking due to the probability of it not being rebooked in that short time frame.
