Enjoy this warm and cozy home with a swimming pool, hot tub, and fire pit. Conveniently located on the south side of town, with quick and easy access to Highway 99, you will be minutes from restaurants or shopping. Perfect for weekend travelers or weekday business ventures, this home has three bedrooms and two bathrooms and is inviting, welcoming, and ready to make everyone who visits feel at home!
We have three queen beds (and, on request, one queen air mattress)
32 minutes from Sacramento International Airport and 4 miles from Rideout Medical Center.
I am available via messenger, text, or phone during all guest stays.
This home is in a quiet residential neighborhood.
Parking is available in the two-car driveway; the most convenient way to navigate this area is by car.
This is a swimming pool ONLY. The smaller section of the pool is NOT a hot tub or spa— it’s a shallow seating area/wading pool. The hot tub is a stand-alone hot tub.
We hire a professional pool cleaning service that cleans and adds the required pool chemicals into the pool and hot tub once a week.
However, because the backyard and surrounding area have trees, plants, and bushes, we can’t guarantee that the pool will not have debris floating in it before your arrival or during your stay. This is especially true during high-wind weather.
The pool is NOT heated, and depending on that day’s temperature, the water might not be comfortable during your stay.
Guests can use the extension pole and attached net skimmer to remove the pool and hot tub debris. However, no guest shall touch any pool equipment (behind the wooden pool equipment fence).
Our landscape service is every Sunday around 8 AM~. It’s a friendly father-son duo. If you have any questions, do not hesitate to ask.
NO SMOKING IS ALLOWED—inside or outside our property. Guests who ignore this policy will be charged an additional $250 cleaning fee.

House Rules
* Shoe Policy: We have area rugs throughout the residence. We respectfully request that street shoes not be worn inside the residence. Please bring house shoes for inside the home. Guests can leave their shoes inside at the front door. Guests do not need to take their shoes off outside; they can do that inside the home.
* Dish Policy: We ask guests to wash their own dishes using the dishwasher's "normal" cycle.
* Laundry Policy: Guests can access the laundry and detergent if provided. We are not liable for skin reactions to the detergent if a guest uses it. The wash closes on "QUICK CYCLE" and drys on "TIMED DRY." Please make sure the dryer's lint basket is empty after each load. Use the recommended amount on the lid for detergent.
* Trash Policy: We ask guests to dispose of their trash in the appropriate exterior trash bins during their stay.
*Smoking Policy: Smoking or vaping of any kind, either inside or outside, is strictly prohibited. This includes but is not limited to vaping, tobacco, and marijuana. No drugs are allowed on the premises; if found, they will be reported to Airbnb. This is a smoke-free, drug-free home.
*Animal Policy: Small dogs are permitted with a pet fee and deposit. Due to the homeowners' severe cat allergies, no cats are allowed on the premises.
*Noise Policy: Our HOA is very strict with noise outside of quiet times from 10:00 PM - 7:00 AM. The quiet hours are in line with Sutter County's local ordinances. All guests who book are required to follow these ordinances.
*Guest Policy: Only the number of guests designated in the reservation are allowed on the premises.
*Hot tub:
A great hot tub experience requires excellent water. The water is perfectly balanced when you check in, and you can keep it that way by following these instructions:
How to keep the water clean during your stay:
Before entering, remove any lotions (sun tan/sunblock/body lotions), makeup, or body oils. If not, the water can become cloudy and overly bubbly, ruining your experience. We recommend showering before and after each use of the Hot Tub.
-Before getting into the hot tub, wipe your feet to remove dirt and debris and prevent debris from settling at the bottom. We provide a mat to help clean feet.
-Use the provided
-Do not drink beverages or eat food in the hot tub.
-Add ONE scoop of non-chlorine shock after using the hot tub daily (located in a bucket behind a wooden fence).
-At most, three individuals can be in the tub at a time. If this is not adhered to, water can overflow and damage the hot tub motor.
-No one under 16 years old may use the hot tub.
-All guests use the hot tub at their own risk.
