#### Need to know #### On booking you will be able to access the property's short-term rental agreement in the digital house manual. By attending the property you agree to this agreement.

This property is on a private road adjacent to the main road that runs along the coast so there is some road noise during the day.

Upstairs and downstairs have only external access by stairs on the side of the house. Please be careful when it's raining as they may get slippery.

####Safety####

We have added a trampoline and swingset to the property for your enjoyment. Please note when using this equipment, you understand the potential safety hazards of using such equipment and will not hold us liable in the event something was to happen. There is a safety manual once you receive the house manual. No shoes are allowed on the trampoline to prevent damage.

#### Booking rules ####

We strive to create a relaxing space for you to enjoy and we need your help to make sure this happens, so we have outlined some requirements below that we ask all guests to agree to and comply with:

We ask the guest to thoroughly read the house rules as well as through the house manual, and check-in and check-out procedures to be well familiarised with the property.

On booking we'd like to know a little bit about you, when enquiring about availability please ensure you have completed your ID Verification, have a profile photo, and some information about yourself and the purpose of your stay. On booking, you will need to supply a photo ID verification as well as a selfie photo.

We require the person making the booking MUST be part of the travelling party. When booking, please advise that ALL the people staying in the house, adults, children and babies count as guests and must be included in the booking. No other guests staying other than those on the original booking.

We request the guest to do a walk-through upon entering the property and inform us immediately of any unreported damage, unsatisfactory cleaning or any issues to the property on arrival, we would love the opportunity to resolve those issues during your stay to a satisfactory standard. Any damages found at the end of the stay will be deemed to be caused by the guest.

The cancellation policy is strict and once you book you agree to it - we encourage all guests to seek travel insurance to protect themselves.

During peak season- Please be aware that the cleaning of the house may run over time. While we do aim for a 3'Oclock check-in and to be out of the house well before then, the cleanliness of the house as well as your safety is our most important consideration for you to enjoy a comfy stay.

#### House Rules ####

Noise - No noise after 10 p.m. and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities. We ask that guests also respect our neighbours with quiet time between 10 pm and 8 am.

Keys - In the event that keys are lost/ damaged/ locked inside the property at any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account.

Damage or cleanliness - We request the guest to inform us immediately of any unreported damage, unsatisfactory cleaning or any issues to the property on arrival, we would love the opportunity to resolve those issues during your stay to a satisfactory standard. Any damages found at the end of the stay will be deemed to be caused by the guest. If there is any damage to the property, please inform the host ASAP as additional charges may apply.

Supplies - We provide only enough toiletries and general house supplies to get you started. Everything else can be purchased from the supermarket across the road.

Please don’t rearrange the furniture or Any decorative items. They must remain in their original spots. There will be a fee of $300 if any items are moved or re-arranged..

No illegal substances are allowed on the premises. Absolutely no open flames or candles are allowed anywhere on the property.

Pets - Pets are allowed for the full house booking. Once you book please immediately read the house rules in regards to pets and confirm you agree to them. For upstairs bookings please read further down.

Smoking - No smoking is allowed. Smoking inside the property or on the balcony is strictly prohibited. Charges may apply for additional cleaning and deodorisation of the property. Please also do not leave cigarette buts in the fireplace.

Parties or events - Strictly no parties or events allowed. No Parties, schoolies, toolies or coasties. Infringement on this rule will result in eviction without a refund and a $1000 fine.

Electricity - Please turn off the AC, lights, and TVs of when you go out.

Wifi - Fast Wifi is supplied on the property, it can be unstable at times. By booking you understand this and nothing can be done about it.

Strong Aromatic or Strong spiced food cooking - We ask guests to please not use Strong Aromatic or Strong spiced food cooking inside the house. While we want you to be comfortable and not restrict any foods or cuisines you may want to cook and eat. These smells of strong aromatic and strong spiced foods can sometimes linger and stain inside the property, be very hard to remove and cause future guests discomfort. The comfort of all of our guests is of the utmost importance to us as hosts. In the event, that a strong cooking smell is left inside the house there will be an additional Cleaning Fee of $200 for the cleaners to remove the smell.

#### Checkin-Checkout ####

Please respect check-in and check-out times. If the cleaner’s or property manager’s schedule is affected by this, further charges may apply. - Check-out time is 10 am. If the cleaner is not able to clean on time, a delayed entry fee may apply.

If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.

If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.

####Full House but with Upstairs Only Accomodation####

Please note: for groups over 10 we do recommend full house bookings. We have provided this listing as a cheaper option instead of a full house booking. If on entry to the property you wish to upgrade to include downstairs accommodation. There is a $500 extra charge to open this up to you.

#### Upstairs Bookings Only ####

For upstairs bookings only, please be mindful of the noise you make as it may carry downstairs. * Due to being a traditional beach-style home. Please be aware that general noise, can on occasion be heard from upstairs if occupied. We do ask Upstairs guests to be aware that stamping of feet and banging noises can be heard and echo downstairs and to just be aware of downstairs guests if occupied.

Pets - For upstairs bookings only, only on acceptance by the host will a pet be considered Please enquire before booking as only upon acceptance will a pet be allowed. The upstairs balcony has a gate that can be closed upstairs if needed. Pets must be kept on leashes, or in pet crates or carriers, at all times when they are in shared spaces. The backyard is a shared space. If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement.

#### Downstairs things you need to know

Please note: The downstairs bedroom cupboards are not accessible during the stay. They are quite hard to open due to the original design. These may be accessible in the future.

#### Amenities ####

For non-full house bookings, these are shared areas. We ask guests to be respectful and clean up after themselves after use.

Front yard deck with Bioethanol Firepit - Please note: fuel must be purchased for use, we only supply what is left in the firepit from previous guests. We require to be advised 1 week before booking or on booking if you would like to purchase the fuel of us. We ask only e-NRG Bioethanol Fuel is used on the fireplace. Please no petrol, wood or any other fuel apart from the recommended one from the suppliers. You can purchase from us directly or order your own.

Games room in the Garage - For full house bookings only, we have a games room for you to enjoy. Please note: the codes to access the garage remote and keys will be given upon request for the games room and there is no extra cost to use this room. You will need to call Scott to confirm you understand how to use the equipment without damaging it and Scott will give you access to the lockbox. Kids must be supervised at all times when in the games room. Kids are not to change the games around; adults must do this to prevent damage. The store room is of limits in the games room.

BBQ/Smoker and a Pizza oven. These are self-clean items. A $300 fine to anybody who doesn't clean after themselves will apply.

Backyard Fire Pit - Please don't remove sand or rocks from the firepit area. (We may supply wood for the firepit - We request that no trees on the property be damaged for firewood). Please no cigarette buts in the firepit.

#### Safety & Security ####

Security system - Please note there are security cameras installed on site for the safety of the guests and security of the house.

Alarm System - The house has been fitted with an alarm system to protect you, your items and as well as the security of the property when you are not there. You will be given access to the remote for easy on and off of the system for the area you occupy.

CCTV is installed on the property and in the game rooms for the protection of the equipment and store room. Under no circumstance are any of the cameras on the property to be redirected/moved, blocked, or damaged. In the event any cameras are touched a fee of $200 will apply plus any further charges for a security technician to reposition/fix the cameras.

Children & Safety - The upstairs balcony balustrades are an older style so go horizontally making it easy for children to climb over. The property is Suitable for toddlers and children under 12.
