Number 12 Yorkshire Holiday House is a charming 5 bedroom mid-terrace Victorian House, sleeps up to 12 people, full of character.

We would like to welcome all our guests to Number 12 Yorkshire Holiday House, located in the beautiful unspoilt gem, of Filey on the East Coast, North Yorkshire. We are delighted to share our holiday home with guests from all around the UK and abroad.
Number 12 Yorkshire Holiday House is a 3 storey 5 bedroom house with bedrooms situated on the first and second floors. Unfortunately we are not suitable for those with impaired mobility (unable to manage stairs), also we cannot accept Pets. We ask our guests not to smoke or vape inside the house, there are designated areas for smoking.
House facilities:
. Comfortable lounge with surround sound, DVD player, large selection of DVDs.
. Dining room has an extendable table seating up to 8 people.
. Backyard Patio has a bike rack available for 3 bicycles.
. Picnic table seats up to 8 people in the front garden.
. The house is beautifully decorated with a mixture of ornate and decorative designs with modern touches.
. Bedroom 1 - bunk bed, sleeps 2 people. (1st floor)
. Bedroom 2 - double bed + walk in closet + en-suite bathroom. Sleeps 2. (1st floor).
. Bedroom 3 - bunk bed with a kids character. Sleeps 2. (1st floor).
. Bedroom 4 - 2 single beds. sleeps 2. (2nd floor).
. Bedroom 5 - king size bed and a bunk bed. Sleeps 4. (2nd floor)
. Bathroom 1 has a roll top bath and traditional features.
. Bathroom 2 has a walk in shower.
. Bathroom 3 is an en-suite with a walk in shower (with Room 2)
. There are 2 travel cots for babies. can set up upon request.
. A ‘starter pack’ that includes a 4-pack of toilet paper, kitchen paper, dishwasher tablets, dish soap, washing machine pods, hand soap, small shampoo bottles, and house cleaning supplies.

The house is located a short walk away from Fileys beautiful sandy beach, which has been described as one of the best beaches in the country for families. Close to local attractions, train and bus station.
Thers many places of interest around the area, lots of things to do and explore. Theres a variety of resturants and pubs, parks for the kids and much more.

Upon Arrival
Filey train and bus stations are within a 5 minute walk. There is a taxi firm which is based at the train station (Radio Taxis (01723 515515).
Parking is on street on a first come first served basis and its free. Nearby streets are either Cromwell Avenue , The Avenue or Norman Crescent (which is one way), Parking is not permitted on Station Road. We cannot accept liability for loss or damage to any vehicles parked near the property.

- Train - From Leeds, York, Scarborough and Hull
- Bus - Hourly from Scarborough and Hull. Regular bus services from Leeds and York.
- Car - Driving East on the A64 take the Filey turn-off, A1039, at the roundabout 2 1/2 miles beyond Ganton. Follow the signs for Filey. If you are driving from the South on the A165, you will come to a roundabout with the Filey turn-off to the right.

If there have been any breakages during your stay, we would be grateful if you could advise us before you leave. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home. - Pets or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at the expense of the lead booker. - Access to the house is from 3:00 pm unless otherwise agreed and guests are required to vacate the house by 10:00 am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. - The maximum number of people using the accommodation at any time must not exceed 12 and only those people listed on the booking form can occupy the house. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition. - Damage/security deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. - Guests should review all the information contained within the welcome pack on arrival, paying particular attention to fire and health and safety.

100% full payment at booking + £200 security / damage deposit
Refundable Damage Deposit
The amount of £200 security / damage deposit is required before check in. This deposit will be fully refunded once the house inspection is complete, as long as there isn't any damage to the property.
Cancellation Policy
The guest can cancel free of charge until 30 days before arrival. The guest will be charged the total price of the reservation if they cancel in the 30 days before arrival. If the guest doesn’t show up they will be charged the total price of the reservation.
