Four-Season Waterfront Home on Merrymeeting Lake w/ Private Dock! Newly built in July 2024 with brand new beds & furniture. Property boasts 100 ft of private waterfront with crystal clear entry! Enjoy morning coffee overlooking the water on the large deck & afternoons exploring the lake with 2 kayaks available for guest use. Bring your own boat or rent one and dock it overnight on your private dock (trailer parking available). Grill in the evenings and have a campfire overlooking the water.Brand new construction home built July 2024. Four-season 2000+ sq ft Waterfront home with 3 bedrooms & 2.5 bathrooms on Merrymeeting Lake. Enjoy a Private Dock and 100 feet of crystal clear waterfront! Enjoy a sandy bottom under your feet as you jump off the dock or use the gradual entry for your kayaks & blow-up paddleboard. Home has central heat & A/C.

House currently sleeps 6 but by Christmas 2024 it will sleep 8. (2) Murphy Beds are being added to Bedroom 3 so this room will soon sleep 4.

The 1st floor is an open-concept kitchen/living room/dining room with a propane fireplace leading out to the deck overlooking the water. Plenty of seating on the deck for everyone to enjoy. Walk down the deck stairs right to the BBQ grill.

Upstairs are two bedrooms each with a queen bed. The primary bedroom has a tempurpedic mattress, reading nook overlooking the water & an in-suite bathroom complete with a soaking tub & shower. There is a 3/4 bath in the hallway for the second bedroom to use. On the second floor is also the laundry - combo washer/dryer for guests use. Each bedroom has a Smart TV.

On the lower level is a pull-out sofa with a queen bed, a TV, and a 1/2 bath. Sliders open directly onto the terrace overlooking the water. Enjoy the covered terrace even on those rainy days!

On a chilly night enjoy a night by the fire overlooking the water. Feel free to use any firewood left.

Sorry no pets, smoking or parties. No fireworks allowed. Must be 25 years old to rent.

Please use GPS to direct yourself to 323 Merrymeeting Rd New Durham NH 03855. There is parking for 3 cars comfortably right in front of the house. There is boat trailer parking to the left of the house above the green shed & propane tank. Please do not park on the street, you will see the road is pretty narrow - you must park on the crushed stone.

No Smoking in the house or on the deck please (a deep cleaning fee will be charged if there is any evidence of smoking)

No Parties or Events. Registered guests only please.

Please use the black towels to remove make-up.

Please wash any beach towels you used during your stay. This helps us to turnover the home for the next guests on time.

Please turn the heat down to 60 when you leave if you are renting during the colder months; and A/C is off in the warmer months.

Please let us know if you damage something or something isn't working the way it should so we can fix it for the next guest.
