House Rules

Thank you for your interest in booking the Woodpecker chalet for your Massanutten Resort vacation. 1. AGE: Must be at least 25 years of age to book this home. 2. VACATION RENTAL AGREEMENT: A short-term Vacation Rental Agreement must be completed & signed which lists all the guests that will be staying at the property & a copy of a valid government ID that matches the name of the primary guest renter must be submitted within 24 hours of booking to confirm your reservation. 3. Massanutten Property Owners Association “Rules for the Use of Rental Properties” must be adhered to. A copy of these rules is placed in clear view on the property. 4. SMOKING: Smoking is NOT allowed. A surcharge fee of $235 will be assessed if it is determined that smoking occurred on the premises. No cigarettes, marijuana, e-cigarettes, vapes, cigars, pipes, bongs, hookahs, candles, incense, wax melts, or plug-ins. The booking guest is responsible for making all guests aware of this rule. 5. Home is privately owned; the owner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 6. PARTIES: Absolutely NO PARTIES allowed! Failure to follow this rule will result in immediate termination of your rental with no refund and a surcharge fee of $705 charged to the guest. Out of respect for our neighbors, this home is not suitable for any events or parties. 7. PETS: Pets are NOT allowed. There are many rentals that allow pets. If you are unable to leave your pet at home, another rental would be best. If it is determined that pets have been in the home, an additional surcharge cleaning fee of $235 & carpet cleaning fee of $235 will be charged to the guest. 8. PARKING: Parking is limited to 4 cars in the driveway. 9. Keep the home & all furnishings in good order. 10. Only use appliances for their intended use & follow the instructions & guidance provided in the Woodpecker chalet Welcome Guide. 11. STORMS: If there is a storm or named hurricane, no refunds will be given. IT IS HIGHLY RECOMMENDED THAT TRIP INSURANCE BE PURCHASED BY THE GUEST from insuremytrip dot com. If a mandatory evacuation order is issued, guests will be asked to leave the premises at such time that the mandatory evacuation is set to take place. If said mandatory evacuation is lifted & the guest has time remaining on their rental before the next guest arrives, the guest may reoccupy said premises. If the handyman must check the property for damages, the guest shall allow access. The owner is unable to accommodate requests to return at another time. 12. OCCUPANCY: Occupancy for this property is limited to 12 guests. 13. Open fires are prohibited. 14. No vehicle larger than 3/4 ton may be parked in the driveway. 15. GARBAGE & TRASH: All garbage & trash is disposed of into trash bags and must be take the Massanutten Property Owner’s Association Community Trash dumpster. Directions to the dumpster are available in the Welcome Guide. If there is loose garbage &/or trash within the trash bin, a surcharge fee of $35 will be charged to the guest. 16. CHECK-OUT: Late check-outs can be accommodated on a case by case basis, due to the time conflicts of our cleaners servicing many other properties. If determined that check-out is after 11:00am without prior approval, a surcharge of $70 will be charged to the guest for every hour after 11:00am that check-out does not occur. Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
