Enjoy the panoramic mountain views in a spacious, luxury 4 bedroom home set high on a ridge. Relax on the large stone patio, in the Hot Tub, or by the firepit with a glass of wine or a good book. This quiet, family friendly house has a gourmet kitchen, fast Wi-fi and is minutes from downtown Lexington, and the colleges VMI, Washington & Lee, SVU. It is near the Blue Ridge Parkway, wineries and breweries! Oakridge Retreat is great for large family gatherings or a relaxing vacation with friends.
The home is located in a quiet subdivision conveniently located minutes from Lexington. Close to all the colleges VMI, SVU, Washington & Lee as well as Natural Bridge and the Horse Center.
The house is situated on a 2.4-acre lot with unbeatable mountain views.
The private master suite has a King bed, dresser, wardrobe, vanity and a living space nook, all with relaxing sunset and sunrise mountain views. Spacious bathroom with double vanity and a large soaker tub with book/wine holder.
The well-appointed home has every comfort of home with room for guests to spread out and relax. The kitchen is an open floor plan with a large dining area and dining table and living room nook. Kitchen comes completely stocked with pots, pans, utensils, crock pot, microwave, toaster, waffle maker, coffee maker as well as plates, silverware, bakeware and wine glasses. Barware and bar supplies are also provided. Coffee, tea and coffee condiments included!
Outdoor space includes a screened in porch, large deck and 1,000 square foot custom stone patio with an enormous fire pit, 6-person hot tub and combined charcoal & propane grill. The patio has a walkout bonus room access with large tv, sound system, grilling supplies, dishes and mini bar/kitchenette for entertaining.
This home is also very family friendly. It is equipped with a ground level basement 4th bedroom that sleeps 4. The space includes a comfy couch and a Loft combination twin and double bed as well as another twin day bed. A half bath is also part of this bedroom space. This room is perfect for teens or older children. Adjacent to this 4th bedroom is a connecting Playroom nook with a craft table, art easel and it is very well stocked with toys!
The house also has an upstairs bedroom equipped with a full-sized wood crib, a wood toddler bed, rocking chair and changing table. The house has a huge swing-set and treehouse, highchair, step stool, baby gates and outlet covers for safety.

Getting around
We recommend bringing your own vehicle for getting around the larger area, as Lexington does not currently have an active taxi or cab service.
We are a 12 minute drive to downtown Lexington, a 15 minute drive to the VA Horse Center, and a 20 minute drive to Natural Bridge.
Note: The Blue Ridge Parkway is closed whenever there is ice or snow as it is not scraped or treated by the highway department. If GPS routes you this way, check to make sure it is open before setting out for travel.

There is a circular driveway in front of the house and additional parking behind the house. Feel free to utilize either area. There is a keypad on the front door and prior to check in the code will be provided to you as part of the check-in process. Inside the door you'll find 1 key for the bonus room door adjacent to the hot tub.

NOISE/PARTIES:
Please be respectful of our neighbors by keeping noise levels low. Our HOA prohibits outdoor music and fire pit use after 11pm. This is not a party home! Our neighbors are great and look out for the house and will call us if necessary.
STAY ON OUR 2.4 ACRES ONLY:
Please only stay on the back and front yard of the house within the property limits. Do not explore the woods or common areas of the neighborhood. This is prohibited.
SPEED/DRIVING:
The house and neighborhood is a gravel drive. Speed limit on gravel roads is 10 mph. Please slow down when coming and going to the house.
PETS:
We are dog friendly (with pet fee at $100) and allow up to 2 dogs. For additional dogs please reach out to us! Please bring dog beds/eating bowls/yard clean up baggies and be sure to clean up pet waste for future guests. We ask that pets stay off the furniture AND beds out of respect for other guests that may have allergies. We provide additional pet supplies should you forgot including bowls, a bed, food and baggies.
OUTDOORS:
If you use one of the outdoor dining areas for a meal, make sure that food waste is disposed of properly so we don’t attract unwelcome animal attention. All trash must be bagged and placed in the large grey bin in the front screened in porch.
We do not allow smoking in the house or on the property.
If your shoes are wet or dirty, please remove them before entering and leave them on the porch or on the boot tray just inside the door.
Firewood for the Firepit is available for purchase. Please communicate how much wood you use at check out. One (1) cart is $20 and a half (1/2) cart is $10.
There is a propane and charcoal combined grill at the house. Propane is provided but if your tank runs out please notify us the first tank is out. You will need to purchase Charcoal. Please clean the grill and remove all food debris after use. Please put the grill cover back on as well.
For the Hot Tub please shower before using the hot tub. When finished please put the cover back on and secure the code. Only use plastic cups, NO glass in and around the hot tub.
INDOORS:
When leaving the house, please turn off lights to conserve energy AND please check all windows to make sure they are tightly closed and locked.
Like most rural communities, we are on well/septic. For the septic tank please do not flush disposable wipes, paper towels or feminine products - ONLY TP is flushable! In the Kitchen, dispose of grease in a plastic bottle or paper towels, do not put any cooking grease, oil or food debris down the kitchen sink. There is no disposal.
The landline phone is for emergency calls only.
TAXES:
There is an occupancy tax added to your booking and you will see it specified in your total at checkout. This includes both a local county tax of 10% and Virginia State tax of 5.5%.

This is a quiet residential, family neighborhood. No parties please and there is a neighborhood requirement for all noise and fires to end by 11pm. Speed limit on gravel roads and the driveways is 10 mph. Please slow down when coming and going to the house!
Cell service is reliable with Verizon and other major carriers, but a previous guest with T-mobile said they did not have good reception.
Wi-Fi is a Verizon LTE router with speed test of 20 mbps. This can support Virtual work meetings and streaming on multiple devices. There will be variations in the speed during different times of the day. This is a data limited plan so no downloading games or movies please but streaming works 100%.
