Hunt Vacation House is a beautiful family sized home with easy and private Guadalupe River access. This is the perfect place to enjoy the beauty and serenity of the Texas Hill Country. We’re ten minutes west of Hunt along one of the prettiest stretches of country road in Texas – convenient to summer camps and off-season activities.
Were high enough on the hill to have tree top views of the Guadalupe River Valley and just a short hike down the trail to the home owner association river park with where we have two kayaks and two SUPS for our guests to use. There is a private dam just below the park so the water stays high even in the driest summers.
The house will sleep nine: There is a queen bed and private bathroom with shower in the master. The upstairs bedroom has its own balcony and private bathroom with shower. The middle two bedrooms have a trundle bed (2 singles - great for kids), a single and double bed and share a bath with laundry room.
The dining area seats eight – six at the table and two at the breakfast bar (very cozy), but one of the highlights is the outdoor dining space. The family room has a high beam ceiling and a glass door with sidelights to enjoy the view and let the breeze in. If you can’t leave your technology at home there is wifi internet and satellite TV. The house has every amenity needed for a comfortable stay (oven, fridge, dishwasher, fresh linens, etc). Nothing extra is needed; just bring some groceries, a bathing suit and free time to enjoy it!
Outside we have two spacious decks with Hill Country views. Drink your morning coffee on the side deck and watch the sun rise. Enjoy an evening glass of wine while star gazing on the front deck. Guests often see deer or fox passing through the yard (recently we saw a herd of turkeys). There is a hammock, a porch swing, and outside eating area with gas grill.
Dogs considered individually. Dogs will be allowed on prior approval only with a pet charge $50. We ask dogs are not left in the house alone, are well mannered and dont bother neighbors passing the house on the trail to the river park. No cats as the owner is severely allergic.
Cell service is decent at the house, but not at the river park or on the road to the house. We have fast fiber internet and streaming TV.
Thanks yall,
Michelle & Danny

Sleeping Configuration
1 / 2
Master Bedroom
1 queen bed
Tastefully decorated in Hill Country style with a queen bed and full closet for all your stuff. The bedroom is has an attached bathroom is newly renovated with a fabulous shower.
Crows Nest
1 double bed
Upstairs bedroom with a full sized bed, sliding glass doors and balcony. The stairs are steep & awkward, so not the best place for Grandpa & Grandma. Has an attached full bath with shower.
Kids Room #1
1 double bed, 1 single bed
Has a double bed and a single bet so works for a third couple or pile in the kiddos. It's right next to the main bath/laundry room.
Kids room #2 (pass through this room to master)
2 single beds
Kids bedroom with a trundle bed (two singles). You must walk through this bedroom to the master, so it lacks privacy. Works great for a couple in the master & two kiddos in this room - or doubles as an office if you need to work on vacation.

Suitability
Child friendly
Our max is 9 people including children & infants. We have a great yard for kids to play in with a natural brushy barrier that seems to contain them. Highway 39 is just down the hill though and we ask guests to not allow children to cross the road or use the river park without a responsible adult to oversee them.
Children's books and toys
Events allowed
You're welcome to request special events like birthday parties or bridal showers. Anything more than 15 people for more than 3 hours will over fill our septic tank though so we require guests to rent and use a port a potty. These events are approved on a case by case basis and anyone not disclosed on the rental agreement can be removed for trespass if necessary. We charge $300 per person for undisclosed overlimit overnight guests. We will never agree to more than 9 people overnight because of the limit on our septic system.
Smoking allowed
There is no smoking allowed in the house or on the wood decks. Please respect the fact that our area is dry and often under a burn ban. If you must smoke at our home, do it on the concrete patio and dispose of cigarettes in a safe manner.
No Parking
We have outdoor parking and one covered carport spot to park motorcycles or a single car during a thunderstorm. There is room for multiple cars.

Owner
We live full time in Anchorage, Alaska and plan to spend more time each year at our home in Hunt, Texas. We love weekends both summer and winter at our condo in Girdwood, Alaska. When we retire to our house in Texas, we'll be reverse snowbirds. Winters skiing in Alaska, and summers in Texas. What are we thinking?

Getting around
We are 10 minutes west of Hunt on the hill above the river. The road follows the river so cell coverage is spotty most of the way from Ingram to Hunt, and barely works from Criders to the house. Download or print driving directions before you leave and don't rely on your cell phone for a map! It's the country, remember?

Notes
Cleaning / Damage Policy:
Leave the house as you found it. Wash and put away all dishes, clean the grill, and make sure trash is bagged and placed in the trash cans outside. Housekeeper does sanitizing and washes the bedding and towels. If the house keeper has to wash (or rewash) dishes, clean the grill, or remove trash, we will charge the excessive cleaning fee. If excessive cleaning is required or damage to the property is incurred, the amount will be withheld from your deposit. Extra cleaning is charged at $40/hour with a $100 minimum. Any damage to the property beyond the $500 deposit will be billed after a bid for repair or replacement cost as been obtained. You agree to pay cleaning penalties and/or cost of repairs for damage including damage to the property, furnishings, kayaks or river park; dirt or other mess requiring excessive cleaning; or replacement of keys to river and or under house storage.
Left behind items:
Items left behind at the house will be donated at the end of each season. If you have left something behind you would like sent to you, cost will be $50 minimum (which goes to the caretaker who must make a special trip to retrieve the item and go to town to mail it) plus actual shipping cost to have it mailed or shipped. You may not return to the house to pick up left behind items unless coordinated with the owner (in case cleaners or another guest are there).
