Our guest suite lends itself perfectly for your mini getaway, family visit or business stay, whether short or long extended stays! You will be close to YVR airport, Stevenston Village, Ironwood plaza, HWY 99 and more!
The guest suite is a separate and private suite on the ground level attached to a big 2 storey home.
This beautiful guest suite contains a living, dining and kitchen area, 2 bedrooms fitted with king size beds and 1 bathroom with tub/shower combination.
The main living contains a pullout sofabed, as well as a smart flat screen TV for entertainment. The kitchen is fully equipped for home cooked meals, whether for short or long term stays. There are pots and pans, cooking supplies, ample dinnerware and silverware. Next to the kitchen is the compact washer-dryer all-in-one laundry machine. Ironing board and iron are stored inside the larger bedroom closet.
Both bedrooms are beautifully designed for a tranquil and serene retreat from the outside world. Lower the black-out shades or simply use the fabric curtains for some restful sleep. Store away your luggage and bags in the spacious closets. The 3 piece bathroom comes with a combination shower/tub, as well as large wall size mirror.
The property is located on a nice corner lot with ample of parking along the side of the house. Street parking is free around the property.
The home owners have lush landscaping toward the entry of the guest suite. Enjoy this amazing home while travelling to our beautiful city!

We are conveniently located minutes from the No. 99 Highway that links directly to Vancouver and downtown Vancouver. With quick access from No.99 Hwy to Hwy 1 or Hwy 91 which link the entire Metro Vancouver and Fraser Valley area. You can travel anywhere from downtown Vancouver, Burnaby, New Westminster, Coquitlam, Port Coquitlam, to White Rock, Maple Ridge, Langley, Abbotsford, Chilliwack and so on!
20 mins drive to Downtown Vancouver. 10 mins drive to Vancouver International Airport (YVR).
Fast and frequent public transit also available through buses and SkyTrain to take you around town. Bus stops available on No. 4 Rd and Stevenston, Richmond Center Mall exchange to any bus or to SkyTrain that connects you to Vancouver and Downtown Vancouver, New Westminster, Burnaby and Coquitlam.

House Rules
By booking the reservation, guests agree to the following:
No shoes in the house
Quiet hours between 10pm - 8am
1. No gatherings, parties or events allowed. Locals must communicate with host before booking. No third-party bookings -- guests cannot book a reservation on behalf of someone else. No smoking cigarette, drugs, or medicinal drugs of any kind inside or on the property. No pets or service dogs. No use of the premises for any unlawful purposes whatsoever. Only guests listed on the booking reservation are permitted on the property.
2. Guests agree to all the Terms and Services on Airbnb and agree to have a valid working phone number at the time of booking. If the host is unable to contact the guests before the reservation, the host has the right to remove the reservation without refund due to violation of Airbnb policies.
3. Guests will pay a security deposit through Airbnb. The security deposit amount is determined based on length of stay and number of guests staying. The payment and refund is all done through Airbnb. The security deposit is paid prior to the check-in date, and it is refundable if all rules are followed by all guests. Refund is initiated after check-out and after all payments have cleared, and resolution is concluded, if any. Failure to pay will result in cancellation without refund. This deposit differs from the security deposit.
4. Guests acknowledge and understand that as the property has landscaping on the exterior with shrubs and plants, occasionally there may be small insects (such as beetles & spiders) that make their way into the home.
5. Guests understand that bookings longer than 20 days do NOT become long-term tenants and therefore are not governed under the Residential Tenancy Act.
6. Guests will read and follow all House Rules, Check-in guide and House Manual. These will become available on the Airbnb App once the reservation is booked, and a House Manual binder containing all the above is also available for reference within the guest suite. Violations of any of the above means guests have broken the House Rules and will result in immediate termination of their stay without refund, forfeit of security deposit, and removal of all guests by law enforcement for trespassing.
7. Guests are willing and capable of following the check-in instructions provided once a booking is accepted. In the Airbnb App, go to Info for guests > Check-in Instructions. Only guests on the reservation can check-in.
8. Guests will ensure they have read the Check-in Instructions and House Manual before contacting the host for any questions. For operation and care of all appliances, please refer to the manufacturer’s manuals provided within the House Manual.
9. Within 24 hours of checking-in Guests will notify the Hosts of any issues that they find and allow the Hosts to address the issues immediately. Any complaints and issues raised afterwards will be assessed for validity and authenticity.
10. Guests will provide the name and age of all persons staying at the property, including those under the age of 25 (including babies, infants, toddlers, and children). Only guests listed on the booking reservation are permitted on the property.
11. The maximum capacity for the property is 6 people please. It is prohibited to have more than 6 people on the property at any point in time. No additional and/or overnight guests are allowed without additional payment and/or prior written consent from the host. Unauthorized guests will be vacated for trespassing. The host reserves the right to remove anyone who is not a declared Airbnb user, an undocumented guest, or a violent individual.
12. To ensure safety and security of guests and hosts, as well as compliance with the House Rules, security cameras are installed outside the property. No tampering with any security features. Hosts bear no responsibility for any accident, injury, or illness that guests may sustain during their stay and/or on the property. Hosts bear no responsibility for the loss or damage of personal belongings or valuables of the guest, nor are they responsible for theft, damage or loss of items in their parked vehicles or of the vehicle itself. Guests are advised to purchase travel and/or vehicle insurance where applicable.
13. Guests must obtain prior Host approval for any filming, photoshoots, and content production within and on the property.
14. Guests understand that upon submitting a complaint to the host or Airbnb about any aspect of the property, such as amenities or cleanliness etc., the guests authorize the host and/or representatives to access the property and solve the problem up to the guest standards. The host and/or representatives do not need further permission to access the property. Restricting access to the property is a violation of the House Rules.
15. The property is thoroughly cleaned and sanitized, including washing of textiles such as duvet covers and linens, bathroom, and kitchen towels. All textiles are thoroughly washed after each guest reservation. In the rare circumstances where stains become permanent, guests acknowledge that all textiles are washed and will not submit complaints about stain spots that are permanent.
16. Guests understand and agree to the following Fee Schedule. a. No smoking or use of medicinal/recreational drugs, fined at $200/day. No pets or service animals, fined at 200/day. Tampering with/cover/damage/remove security cameras at 150/day. b. Additional cleaning fee at $80/incident for extremely dirty property beyond the condition of a normal stay by courteous guests, such as leaving dirty pots in the sink, excessive trash, stains on the floor, soiled bedding, linens, sofa, walls with dirt, food, grease, and oils, and/or any bodily fluids, etc. Multiple incidents will be charged multiples of the cleaning fee. c. Unauthorized guest charge past the maximum capacity at $40/person/day and still leads to booking cancellation without refund. d. Late check-out within 1 hour at $60, and beyond 2 hours at a full non-discounted daily base rate. Holding possession beyond 2 hours does not award guests for an additional day, it is a fine for taking possession when the reservation has ended since it will adversely impact cleaning and/or preparation for subsequent bookings.
17. Guests guarantee that all guests have no criminal records and will not carry any weapons onto the property; are booking in goodwill and will not damage the property or the host’s business because they are dissatisfied with either their stay, the host for enforcing the house rules, or a ruling outcome (losing a resolution) from Airbnb.
18. Guests guarantee that if subsequent guests, with reservations booked through Airbnb or other platforms, are unable to use or access the property as a result of actions caused by the guests, not limited to negligence, lost keys, locked doors, accessibility issues, damaged furniture, smoking, lead times for replacement items, damage to the property or violation of house rules, the guests will be financially responsible to cover for the lost revenue, discounts, and/or compensation afforded to subsequent guests by the host.No smokingNo petsNo parties or eventsCheck-in is 4:00 PM - 11:00 PM

The home owners live on the main part of the home. Please note there are family members with severe allergies (and asthma) to animal hair. Hence there is absolutely no exception made or tolerance to breach of this rule for any guests hoping to bring their furry animals or service dogs. Thank you for your understanding and cooperation!
