We are 1 minute from downtown Memphis in a lovely neighborhood called Uptown.

This is a three-bedroom home with two full bathrooms. Very spacious and family friendly.
The living room & all bedrooms have Smart Tvs with lots of free stations including Netflix. Super-fast Wi-fi., great neighbors, fully stocked kitchen. Washer & Dryer on premises. Free parking right outside your door & extra parking behind the house.
We love hosting & are available when needed.

We will need copy of a valid ID for everyone who will be in the property please.

Long term stays require background checks for the safety of others.

Check In: 4PM - 9PM

There is a key box on the wall you will receive an access code the day of your arrival. Park on the side of the house and enter through the side door. Not in front of the mailbox this is a non-parking zone. If any issues please message us immediately or call.

No pets

Love pets but we have severe allergies and will get sick if pets are in the property

House Rules

We require ID for all guests including yourself right after booking so I can send check in instructions?

Only those we have ID for are allowed to stay and be at the property. No local renters unless they are from and agency or insurance company.

No pets allowed we have allergies. No gatherings or parties. No smoking.

Also we don't charge expensive cleaning fees so we do expect our guests to clean up after themselves. Leave property how it was presented to them basically.
Do not book if these terms are not acceptable to you and your guests.

Payment Policy

If our home is left in the same condition as found your deposit will be refunded.

Refundable Damage Deposit

If any damages are done to the property, if smoking is done in the property, items are missing from the property or if property if left extra dirty you will not receive your deposit back. Please clean up after yourself we don't charge high cleaning fees we just expect adults to clean up after themselves. We take video and pictures of the property the day you check in to provide property condition proof. Please leave property as you found it.
Deposit (if collected) will be returned if everything is fine within 48 hours after check out.

Cancellation Policy

Strict: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

Notes

Deposit is returnable if property left in same condition as when you arrived. We will keep your deposit if you smoke or have pets in our property. We do monthly checks on your rental for long term stays.
