512 Beach House is a modern, 3 bedroom/2.5 bath, beachfront home with an open floor plan, too many windows to count, and 3 large balconies. The house spreads out across 2 beachfront lots (this is rare) and has 360 degree views of beach and wetlands. The ocean can be seen from every room in the house. As one of our guests said, Pictures dont do this house justice.

The first floor is a completely open floor plan, perfect for entertaining family and friends. The house is uncluttered and open, allowing for everyone to spread out and find their perfect spot to relax (Personally, I recommend the screen porch). You will enjoy 360 degree views of beach and bay. The house boasts a large modern kitchen with island seating. The kitchen is open to the dining and living areas. The couch pulls out to a queen size sleeper if needed. There is a large screened in porch off the kitchen with a dining table and couch. It truly is the perfect place to enjoy a morning coffee, listen to the ocean, and watch the pelicans fly over the house.

Upstairs you will find 3 bedrooms and 2 full baths. The master bedroom has a king size bed, ensuite bathroom, and large private balcony. As with all the bedrooms, you will enjoy unobstructed ocean views. The guest room also has a king size bed and shares a bathroom with the bunk room. The bunk room has 2 bunk beds (4 twin beds) and a twin daybed that can be pulled out into a king size bed. The bottom bunks are adult tested and approved. To ensure guest comfort, I do not recommend the top bunks for adult guests. The guest room and bunkroom also have doors opening out to their own shared balcony.

512 Beach House is conveniently located only minutes from the historic town of Matagorda. Matagorda is a hidden gem that offers visitors many activities, including fishing, bird watching, beachcombing, shelling, swimming, surfing, kayaking, and stargazing. Visitors will find that Matagorda is a much more quiet, natural place than most of the Texas coast.

The house is very spacious and we definitely understand the temptation to invite all your friends to enjoy, but we do have to maintain a strict 8 person maximum on the property at any time. We do not allow parties or gatherings that would have additional persons on property without prior approval in writing. We require a guest registration of names and ages for all guests and a photo ID for guest on the reservation.

You will find that 512 Beach House is beautifully and completely furnished to ensure that your stay is a comfortable and unforgettable.

The bunk room is the perfect place for kids. The room has 2 sets of bunk beds. They are ikea, so the top bunks are kid tested and approved, but adults may not be as comfortable. The room also has a twin daybed that pulls out to a king size bed, if needed. The room also has french doors that open to a shared balcony. The room shares a bathroom with the guest room.

We have small children, so the house is child friendly, as long as common sense precautions are taken. If you will be staying with children under 3, please make sure low breakables are moved to higher ground. Scan the toy bins for choking hazards. Children are never to be left unattended on the decks. I purposefully do not have any crayons, markers, pens, etc. If you bring these things, please make sure you supervise the activity. I will deduct from damage deposit due to extra cleaning or replacement of items due to rogue artwork. A pack-n-play and some baby blankets are provided. There are also some children books and toys.

I am a native Texan and grew up coming to the Texas coast. As a family, we have traveled all over the world, and this little slice holds a special place in our hearts.
Our little family fell in love with Matagorda when our son was only 3 months old. We've been frequent visitors ever since and in 2017 we purchased our dream home. Part of that dream is sharing these memories with other families, such as yours. My husband is an avid fisherman and I can't get enough of the beach. We currently live in Austin and make the quick drive down to Matagorda as frequently as possible. We've found our perfect, peaceful, getaway and we hope you'll feel the same way.

We can comfortably sleep 8 adults, but keep in mind that we are a 3 bedroom, so adults will have to be comfortable with shared spaces.
House Rules
Please treat our home as if it were your own. We are frequent visitors and take great pride in sharing our space. We adhere to a strict occupancy limit and any visitors will need to be approved in writing.
We are on the beach and expect some sand, however, excess sand will not be tolerated. It is very difficult to clean and wreaks havoc on septic system and appliances. 2 hoses are available outside for cleanup. Please leave all sandy items outside.
All trash must be bagged and placed inside red bin for pickup. If your trash exceeds the space available, you will need to take it with you or take to dump. Bags of trash left outside bin will have to be collected by my housekeeper and taken to dump. Charges for her time and the dump fee will be charged.
Occupancy is strictly enforced. Any additional guests must be pre-approved in writing.

We require 100% payment at time of booking. Once I receive your booking request, I will send you an invoice via PayPal. I will collect the damage deposit within 2 days of your check-in.
Refundable Damage Deposit
Damage deposit will be refunded within 14 days of check-out.
Cancellation Policy
Full refund if cancelled prior to 30 days before stay. 50% refund if cancelled more than 14 days before stay. Anything within 14 days of check-in is subject to full payment.
Notes
We require a copy of ID for the primary guest on the reservation. We also require a signed reservation agreement and names and ages of all guests. This is easily submitted via a separate form at time of booking.
