The Riverside Retreat (designer home w/ fire pit) - Tampa

***Additional Security Deposit for Florida locals wanting to book our home in the amount of $500.*** Parties + Un-registered or Un-Authorized Guest(s): NO UNAUTHORIZED GUESTS OR PARTIES ALLOWED! We have a STRICT NO TOLERANCE policy for PARTIES/UNREGISTERED GUESTS. All guests on property must be approved. Neighbors will complain. Failure to comply with house rules and/or failure to register guests (prior to arrival) will result in immediate termination of booking (100% non-refundable). Our property comfortably accommodates 10 guests. Please, include children in your count when registering individuals. Exceptions for an additional guests may be made, but must be requested & approved before arriving! An additional fee(s) of $25/guest per night (over 10 guests) will be requested as an additional fee & paid before arrival. There is a MAX of 12 guests allowed on property at all times, unless otherwise approved. This includes guests stopping by that are not staying. Please communicate any additional guests that are not included in the reservation total. Failure to communicate additional/unregistered guests will result in guests being asked to leave and risk of termination of booking for breaking house agreements. CHECK IN/OUT: Check-in is at 4pm/check out 10am. Bookings almost every evening means it is very likely a guest is checking in at 4pm the same afternoon as a guest is checking out. This only allows a small window for our team to prepare for the next guest’s arrival. Checkout: A $35 per half hour, additional fee will be assessed for late checkout. We understand many guests have late flights and a need for later checkout times. Please address this far in advance as we have options to accommodate. This helps for an amazing overall experience. Check-in: Early check-in is also difficult to accommodate. Please reach out via platform messaging at about 2:45/3pm, day of arrival. I will gladly check on my team’s progress and if finished up early, you can head straight over. VEHICLES: Free parking is provided in the driveway. Parking can accommodate a limit of (2) large or (4) small vehicles. There is no street parking available. Any unregistered vehicle will be asked to leave + may be at risk for being towed at guest's expense (unless communicated to host prior to booking). House is NOT child-proofed: Please note that we have many families stay in our home. However the home is not child proofed and therefore it is your full responsibility to ensure children are supervised at ALL times. Owners will not be held liable for any injury resulting from your stay. Example: The loft bed or hanging bed in the cloud room are not to be climbed or played on without supervision. CITY OF TAMPA QUIET HOURS: No noise after 10pm (not to exceed 50dBA outdoor and 35dBA indoor). City of Tampa quiet hours are 10pm - 7am. Please be mindful this is a residential neighborhood and neighbors will complain. Excessive noise complaints may result in immediate termination of booking (100% non-refundable). The city of Tampa is cracking down on vacation rentals due to neighbors' complaints. Our desire is that every guest experience feels right at home and that you thoroughly enjoy your stay. Please be courteous to your neighbors. NO RELOCATION OF FURNITURE: Please do not move or relocate furniture throughout the house. This creates damages to baseboards, rugs & floors. Please leave couches, chairs, beds, nightstands etc., where they are located. Avoiding scuffs, tears and damages is our goal, so as NOT to result in reimbursements. MAKEUP REMOVAL: GUEST - Please notify your occupants.... DO NOT use towels to remove makeup. We provide black, makeup towels for every stay, to be used specifically for this reason. We also recommend bringing makeup wipes for your stay. Most bedding is white, so stained linens & towels will be billed back to the GUEST (Person booking reservation). NO EATING IN BEDROOMS: GUEST - Please notify your occupants.... DO NOT eat in the bedrooms. Most bedding is white, for germ free cleaning. Things like greases, sauces, wine, etc., will result in stains. Stained linens & towels will be billed back to the GUEST (person booking reservation). WET/USED TOWELS: Please DO NOT leave used/wet towels on floors or furniture. Please hang up all wet/used towels on provided hooks throughout our home. Additionally when your stay is nearing its end, we ask that you kindly place all used towels in the provided laundry baskets or in the shower or tub. No Pets Allowed
