INVENTORY AND SUPPLIES
We provide you with some useful supplies as a starter pack, which you can use during your stay.
-Each bathroom has 3 rolls of toilet paper. Should you need more during your stay, please pick some up when you are at the grocery store.
-We’ve provided enough dish soap, paper towels, trash bags, etc for a few days. Should you need more during your stay, please pick some up when you are at the grocery store.
-There are some spices and other cooking materials in the cabinets in the kitchen. Please feel free to use and replace as needed.
NOISE AND THE NEIGHBORHOOD
-If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and rental amount.
-Keep quiet hours between 10:00 p.m. and 7 a.m.
-Notify us as soon as reasonably practicable of any disturbances or disputes with neighbors.
-There are designated recycling and trash disposal areas. Please refrain from throwing any trash, such as bottle caps or cigarette butts into neighboring properties.
CHILDREN AND SAFETY
Parents always have the final responsibility of ensuring their child(ren)’s safety at all times. We ask that you:
-Never leave children unsupervised at our property without any adults.
-Please don’t let kids play out front.
-Guests are fully responsible for the safety and security of their child(ren) at all times.
-Guests are fully responsible for any disturbance caused to other residents in the neighborhood.
-Adult supervision is required at all times when outside.
-Adult supervision is required at all times when on the balcony and decks.
-Absolutely no climbing on the fence or rails.
FRIENDS AND VISITORS
We do have to set some restrictions on visitor numbers for safety reasons. In addition, please respect the maximum visitors and rules regarding visitors as set out below.
-Guests are allowed a maximum of 4 visitors at any time during their stay.
-Guests are responsible for ensuring that any visitors comply with these House Rules.
-Any additional overnight visitors must be approved in advance.
-Parties, events, and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood, and visitor numbers.
-Guests are to allow Landlord or service providers access to the property for purposes of repair and inspection. The Landlord will exercise this right of access in a reasonable manner and advise beforehand where possible.
KITCHEN
-Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.
-Absolutely no cooking of fish inside the property. No drying of fish, gutting of fish, or fish preparation inside the property due to the odor.
-Do not wash food remains down the drain. Please throw any kitchen scraps into the trash container.
-Please return any kitchen items back to where you originally found them.
-Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them for the next guests.
APPLIANCES AND UTILITIES
-Please only use the washer/dryer during daytime hours between 9 am and 7 pm. This will help reduce disruption to neighboring properties.
-Please do not overload or underload the washer/dryer. Be sure to separate colors and whites, and wash on a low temperature where possible.
-The optimum temperature for the thermostat is between 73-77°F in summer (for air conditioning) and 68-72°F in winter (for heating).
-Please make sure you switch off lights, fans or any other small electrical appliances when you go out.
-In the unlikely case of a power outage, please call us before touching the control panel.
-No compensation will be given for any temporary outage of electricity, gas, water, cable, satellite, or telephone service.
OUR HOUSE
-The ground floor level is private and locked, please do not attempt to open it.
-Cleanliness is a priority, so please remove shoes.
-You will find the electric panel on the wall near the base of the stairs which access the 3rd floor bedroom area. Please only open in the unlikely case of a power outage.
-As this is a duplex, please be especially conscientious about noise in the home.
-Candle use is prohibited.
PARKING AND VEHICLES
-Please park your vehicles in the designated driveway space, ensuring cars do not block the road.
-We have 2 parking spaces on the driveway.
-Please do not block access to other properties.
GARBAGE AND RECYCLING
-Please dispose of garbage and recycling in the proper containers.
-Place garbage and recycling at edge of road near driveway for collection on Monday evenings. Collection is on Tuesday, but the collection can be early in the morning.
-Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.
-Any food waste should go into the trash containers.
SECURITY
-Any time guests leave the vacation rental, ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage.
-We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.
-Parents must not leave children unattended at any time.
-Any guest injuries sustained inside and outside the house are not covered by our vacation rental insurance.
BALCONY AND DECK AREAS
-Please do not hang laundry off the balcony railings.
-Please ensure you close the deck umbrellas and store them securely to avoid breakage.
-All children are to be supervised at all times while on the balconies.
-NO climbing on the fence or rails.
FISH CLEANING AND COOKING
-Cleaning of fish on the property grounds is strictly prohibited due to the smell that can remain.
-Due to the residual smell of fish cooking, please utilize the BBQ grill in the back and utilize tin foil to keep the remnants contained and throw all trash in the outside trash containers, not within the house.
-Drying of fish on the property grounds is strictly prohibited.
NO SMOKING
-Smoking is not allowed anywhere inside the property.
-Guests can only smoke outdoors in the vehicle parking area and with doors and windows closed.
-Please do not throw cigarette butts onto the property grounds. You should instead dispose of them in the trash. Failure to do so will result in a deduction from the security deposit.
-Discovering guests have been smoking inside the property will result in loss of the security deposit.
GRILL USE
-Please use the designated barbecue utensils and not the regular kitchen tongs.
-Be sure to clean the barbecue after use.
-Please only use the grill until 9 pm to keep noise and smells to a minimum for our neighbors.
-Do not move the grill.
-Turn off the propane at the propane tank when done using the grill.
-Please replace the grill cover once the grill has cooled down and so it will not burn or melt the cover.
DAMAGE AND BREAKAGES
-Always report any accidental damages or breakages in a timely manner, especially before check-out.
-Please don’t move any furniture from one room to another.
-Please don’t take any bath towels with you or outside.
-Specific beach towels are provided.
-In case any damage to the property or its appliances is not covered by our insurance, the guest will pay for the repair costs from the security deposit.
COMPLIANCE

Cancellation Policy
100% refund will be proceed for cancellations that are completed prior to 30 days before the check in date. Any reservations that are booked within 30 days are non-refundable.
