What more could you want for a vacation rental! Quiet, gated La Valencia Beach Resort community on the west side of PCB which puts guest in a perfect location for going down 30A or stay in PCB.
This beautiful 4-bedroom + bunk room, 3-bathroom home is directly across the street from the pristine white beaches of the Gulf of Mexico in Panama City Beach. The house sits across the street from direct beach access and a beautiful private La Valencia guest only pool along with nice lounging chairs and bathrooms.
The main floor of the house is the main living area which contains two couches, a recliner, and a comfy chair. A 55 Smart TV is mounted on the wall and has You Tube TV along with any TV app you can log into. A beautiful large kitchen table is ready for your family meals! A completely outfitted gorgeous kitchen has everything that you will need. The fridge is new and has an ice maker and water dispenser. A stove, oven, microwave, and dishwasher are also provided along with everything needed to cook a meal for you family. A crock pot, 12 cup coffee maker, toaster, grilling tools, knife set, blender, complete place setting for 12, and plastic place setting for 8, along with wine glasses, and plastic and glass cups. Everything needed to live in the house for a week or longer.
A king master suite is located on the first floor with an en suite bathroom. This king room also has a ceiling fan, full bathroom with a shower, and a door out to the patio area. A Smart TV to enjoy your favorite Netflix or Amazon Prime shows is also mounted on the wall for your use. A full-size washer and dryer are provided because these are a necessity while at the beach, in a separate area from the bedroom!
The next floor houses two more king bedrooms. The second king suite is another Master and has an en-suite full bathroom with a two-sink vanity, nice tub/shower combination, ceiling fan, 2 closets, chest of drawers, and a patio to enjoy the view. A Smart TV to enjoy your favorite Netflix or Amazon Prime shows is also mounted on the wall for your use.
The third bedroom is also a king bedroom. This room includes a king bed, ceiling fan, 2 large closets, chest of drawers, and a mounted Smart TV to enjoy your favorite Netflix or Amazon Prime shows. This bedroom also has a balcony.
The 4th bedroom is on the third floor and is a queen bedroom. There is a dresser and standing closet, ceiling fan, and black out curtains. This bedroom is at the top of the 3rd floor stairs and is the only thing on this floor. There is no direct door to this bedroom, but you must go up two flights of stairs to enter the bedroom.
On the second floor in a game room area is a twin over full bunk bed along with a twin pullout bed. This room also has a ceiling fan, a large closet, a mounted Smart TV to enjoy your favorite Netflix or prime shows, and board games. We have listed this as a bedroom so it will show on the recap. It is more of a gameroom and open but does have the bunk bed with pull out.
All bathrooms have starter soaps & shampoos, hand soaps and toilet paper. Bath towels, hand towels, wash clothes, and black face wash clothes are also provided for each bathroom. Each bedroom has either a tabletop fan or a standing fan in its closet if the guests would like to use.
This house is our second home, so it is very well taken care of. We have a personal cleaning service and manage the house ourselves so I can guarantee that all sheets, blankets, quilts, and towels are washed after each guest and that the house is expertly cleaned after each guest.
Guests must be at least 25 years old to rent this property and the person who rents must remain for the duration of the rental term. We cater to families especially in this gated community. Absolutely NO parties are allowed, especially during spring break! Parking available for 2 vehicles. I have zero issues terminating a rental if a party is thrown and our house disrespected. We keep our properties nice for all our guests.
As guest of our home, you will have access to the entire townhouse, and beachside community pool area along with direct beach access.
I am available 24 hours a day with any issues that you have. We allow self check in, so you do not have to be on a schedule during your vacation time. We have a local contact if there are any issues, but we are always just a phone call away!

House Rules
Guests will agree to the below home rental rules & agreement along with the HOA rules upon booking. Breaking any of these rules will result in additional cleaning fees or termination of your reservation. I have never had to do either so please be mindful of these commonsense rules.
RENTAL RULES & AGREEMENT
A. Occupancy: Guest agrees that no more than twelve [12] persons shall be permitted to stay on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.
B. Minimum Age: The “Minimum Age” to rent the Property is 25 years of age. You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental. This is an HOA rule.
C. Renter Responsibility: As the Guest, you agree to be an occupant of the property that you have rented for the duration of the rental period. All other guests will be family members or friends over the minimum age requirement of 25 or accompanied by a parent or legal guardian over the age of 25. You agree to be responsible for the actions of all guests at the property.
D. AC: The AC Fan must remain on “AUTO” not “on”. It will freeze up if turned to “on”. If this happens renter will be without AC for 24 hours and if a repair man is needed, and this is the cause, the guest will be responsible for the cost. The AC will not go below 68 degrees during summer months.
E. Be a Good Guest: This is a privately-owned home; all occupants must comply by being a good guest. Please treat the home with the same care as you treat your own home. Leave it in the same condition as it was when you arrived. Please close and lock the door when leaving. Please ensure that all guests conduct themselves throughout your stay in a respectful manner to our neighbors and community. Loud noises are not permitted between 10pm and 8 am.
F. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive, or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
G. No Smoking: No smoking is permitted at the Property, including decks, patios, outdoor areas, and parking area at any time. Absolutely NO smoking by pools.
H. Grinder System: This house is on a grinder system. Nothing, besides toilet paper may go into the toilet. NO feminine products may go into the toilet. Everything must go through the grinder system (yes, this is exactly what you think it is…) and everything locks up the grinder system except “natural items”.
I. No Permanent Residence: You agree that your use of the Property is on a temporary and transient basis only; that you may not use the Property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the Property. If asked to leave due to breaking of rule or reservation is complete, guest will agree to do so.
J. Animals: No animals or pets of any kind are permitted at this property at any time. Exceptions are bona fide service animals that we are required by law to allow. Please know, we follow the same rules as the platform which states a service animal must remain with their person at ALL times. A Service Animal, a dog, may not be out of control, unhouse broken, left unattended at the listing, and allowed in public space without being harnessed, leashed, or tethered & not under the guest’s control.
K. Basic Rules:
• Do NOT open the windows.
• If anything breaks, please contact us right away. We understand life happens!
• If anything is spilled and you cannot get it cleaned up, please contact us. We have a professional cleaning crew that can get almost anything out!
• No feminine products in the toilets. Only TP can go into the toilet. Everything must go through a grinder and these products will lock up the grinder.
• Maximum parking is 3 possibly 4 vehicles.
• If an item is left after checkout a minimum $30 fee plus shipping will be paid by guest prior to shipping.
• If Keys are taken upon check out or lost, a $50 fee will be paid by guest.
L. Default: If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings, and leave the Property in good order and free of damage. No refund of any portion of the rental fees shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
M. Charges for Damage or Breach of Agreement: Failure to comply with any of the terms, policies, or conditions mentioned above is a breach of this Agreement and may result in a forfeiture of your rights to access the property. It may also include immediate removal from the Property without refund and with or without the assistance of law enforcement.
N. Early Check-In/Late Check-Out: Early check-in or late check-out may be available if the property is not rented prior to check in or rented the same day as check out. Additional charges may apply so please inquire. If guest does not vacate by check-out time or late check-out time as agreed upon, you authorize us to keep part of your deposit or charge you for a late departure fee of up to one night’s rental and we will remove all Occupants and their personal property from the Property.
O. Maintenance or Housekeeping Issues; Property Conditions: The Property is provided as is, and we are not responsible for the inoperability or unavailability of any amenities. You agree to contact the owner, using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give the owner a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property at your invitation to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. You acknowledge that if the Property has access to amenities that are shared with other properties, such as a shared pool or parking lot, that the availability and condition of those amenities is outside of the Owner’s control.
P. Release: Guest hereby waives and releases any claims against Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
Q. Entry and Inspection: Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Agent has a reasonable belief that there is imminent danger to any person or property, Agent may enter the Property without advance notice, but will attempt to give prior notice if possible. Entry may also happen if an item is broken and needs fixed or maintained during guests stay.
R. Condition and Use of Property: The Property is provided in “as is” condition and Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, and all appliances in working order. Agent shall not be held responsible for such item’s failure to work but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of the home and the like may be potentially dangerous and involve potential risks if improperly used, particularly regarding children and such use is at the Guest’s own risk. Loss of power, due to storms or other natural causes are not the responsibility of the homeowner as said homeowner has no control over these. Homeowner holds no liability of such instances.
S. Events and Commercial Photography, Structures: Events and commercial photography or filming along with any tents or outside structures are prohibited at the Property.
T. There is a recording motion camera on the porch. This is for your safety and ours for when the house is not rented.
U. Criminal Activity Prohibited: Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.
V. Prices/Fines: If owner/cleaner deem necessary to charge additional fees to guests the following will be followed:
• Excessive Cleaning: $200 for each additional hour needed (Spring Break March & April is $500 for each additional hour needed)
• Towels: $15.00 each
• Wash Clothes: $5.00 each
• Sheets/Blankets: $50.00 King (Less $5.00 for each smaller size)
• Quilts: Add $20 per size above
• Pillowcases: $5.00
• Ceiling Fan: $250.00
• Door Handles: $50.00

Entry and Inspection: Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Agent has a reasonable belief that there is imminent danger to any person or property, Agent may enter the Property without advance notice, but will attempt to give prior notice if possible. Entry may also happen if an item is broken and needs fixed or maintained during guests stay.
R. Condition and Use of Property: The Property is provided in “as is” condition and Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, and all appliances in working order. Agent shall not be held responsible for such item’s failure to work but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of the home and the like may be potentially dangerous and involve potential risks if improperly used, particularly regarding children and such use is at the Guest’s own risk. Loss of power, due to storms or other natural causes are not the responsibility of the homeowner as said homeowner has no control over these. Homeowner holds no liability of such instances.
S. Events and Commercial Photography, Structures: Events and commercial photography or filming along with any tents or outside structures are prohibited at the Property.
T. There is a recording motion camera on the porch. This is for your safety and ours for when the house is not rented.
U. Criminal Activity Prohibited: Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.
V. Prices/Fines: If owner/cleaner deem necessary to charge additional fees to guests the following will be followed:
• Excessive Cleaning: $200 for each additional hour needed (Spring Break March & April is $500 for each additional hour needed)
• Towels: $15.00 each
• Wash Clothes: $5.00 each
• Sheets/Blankets: $50.00 King (Less $5.00 for each smaller size)
• Quilts: Add $20 per size above
• Pillowcases: $5.00
• Ceiling Fan: $250.00
• Door Handles: $50.00

Payment Policy
Payments can be made through Houfy.com, Zelle, or Venmo. If paying pay credit card or through Houfy a 3% fee will be deducted from your deposit. If paying through Zelle or Venmo, the 3% should not happen. If you have any questions, please contact me anytime.
Damage Deposit Policy
As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.
Cancellation Policy
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
