The house is 2700 square feet, with 3 private bedrooms, 2 bathrooms (full bath [shower and tub]), a large living room with fireplace, two streaming TVs & DVD player. It has a one-car garage, central air-conditioning and Gigabit high speed wireless internet. The house also has a clothes washer and dryer, a smoker, propane grill and charcoal BBQ, a screened-in gazebo, a porch, Hallockville Pond just behind the house and 10,000 acres of marked trails to hike and explore.

Sleeping :
-2 king-size beds, a queen bed, 1 double bed, two queen futon beds, a double mattress on the floor, an inflatable mattress, a crib, and two couches.

Kitchen : -Everything you could possibly need for breakfast as well as a delightful dinner.
-Fully stocked kitchen, microwave, toaster oven, dishwasher, refrigerator and freezer, coffee maker, electric stove and oven and eat-in kitchen
-A propane BBQ, a Smoker BBQ, and a charcoal grill.

Other Amenities:
-Wood floors on the main floor only. New kitchen floors and basement carpet in January 2019.
-Iron, Hairdryer, Radio, Harpsichord
-42 Flatscreen TV in the living room, Roku streaming device with Netflix and Amazon Prime, VCR & DVD player, BOSE surround sound amplifier with a headphone jack

-16 foot C shaped grey couch (New in May 2018) in the living room.

During Covid-19 (2020/2021), WE PURCHASED NEW :
a new laundry dryer, a new living room carpet, a new kitchen stove and oven, lamps, nightstands and more were ALL purchased NEW. We also added lights to the living room, repainted and insulated.
The foundation, charcoal grill, couch, king and queen mattress, kayaks, BBQ, both bathrooms are repainted, new carpets on the entire stairs and upper floor within the past 5 years.
In 2018, new floors in the kitchen and carpets in the basement are new.
In the summer of 2016, manageable railroad log stairs behind the house down to the pond has been built.
Newly purchased for the Summer of 2015 were 2 single kayaks, a tandem kayak, a standup paddleboard & inner tubes.

Rental is for the entire property, two-night minimum. All prices are shown in USD.

-The house has wireless programmable locks, and video camera on the exterior of the property. Owners reserve the right to operate security devices or image capture/image recording devices anywhere on the property outside of the dwelling for the express purpose of securing the property, driveway, entryway, parking, dwelling and its contents and enforcing occupancy/pet rules.

We rely on a well for water and hence do not rent to more than 10 people.
House Rules
-No parties or events
-Check-in time is flexible and check out by 11AM
-Self check-in with smart lock
-Smoking is ONLY permitted in the screened-in gazebo area, and IS NOT allowed anywhere else inside the home (that includes non-tobacco substances and vaping).

- No camping outside.

- NO house parties / NO bachelor/bachelorette parties, NO chaperoned / student / school groups

-No stealing of any kind.

-Any overseas long-distance telephone calls must be mentioned to the guest manager and paid for. Local telephone calls within the USA and Canada are FREE.

-No damaging the house.

-No third party rentals. For example, a parent cannot rent our property for their child(ren) who are under minimum age; Property cannot be rented for someone else if the requestor will not be staying at the property OR not staying at the property throughout the entire duration of rental period.

-Minors under 25 can only stay with parent, legal guardian or responsible adult present at the property, and must never be left at the property unsupervised.

-No occupancy above the stated limit at any time. The number of guests in the Rental Agreement must include ALL adults and ALL children - no matter how young. We do not charge extra fees per person (our rate is the same whether the property is rented by 2 people or 8 people & for a small fee upto 10 people excluding infants) but we enforce occupancy rules to ensure fire safety codes observance and preventing overload of house's mechanicals and septic systems.

-Reservations made under false pretenses will be deemed canceled by Guest and Guest and everyone in their party will be denied entry to the property; if Guests are already checked in, their stay will be terminated and they will be required to vacate the property immediately. No refund of any kind will be given under such circumstances.

*By signing the Rental Agreement and/or making payment for the reservation Guest acknowledges his(her) awareness of presence and operation of such devices on the property, and consents to possibility of Guest’s (and their party) images captured, on behalf of him(her)self and the entire group
