* NO SMOKING allowed in our cabin or anywhere on the property.

* NO PARTIES allowed

*We are on septic, so please do not flush anything other than toilet paper in the toilets.

*In the kitchen sink please do not put coffee grinds or grease

* DO NOT TURN OFF PILOT ON FIRE PLACE. PLEASE USE REMOTE WITH ON/OFF ON IT. DO NOT LEAVE CABIN WITH FIRE PLACE ON.

* Be responsible with your fire in the fire pit, make sure it's out before walking away.
* PETS are allowed, there is a pet fee of $150 per night per pet. Please keep pets off of beds and furniture meant for guests. You will be responsible for any damage caused by pets, like scratches on furniture. If you sneak in a pet there will be a $500 charge and you will be asked to leave.

* Take a shower prior to using the hot tub use. Temperature should not be set over 100° for children. Use at your own risk. We are not responsible for any health, medical, injuries or other issues that result from usage of the hot tub. Use care when entering and exiting the hot tub. Limit your time in the hot tub. No oils, soaps, bubbles, or food in hot tub. DO NOT STAND or SIT ON THE HOT TUB COVER! Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged for the replacement. Remember when not using the hot tub, leave the cover on so the hot tub will stay warm. Do not use hot tub if pregnant or have other medical conditions that preclude using it, alcohol is not allowed in the hot tub. Children under the age of 18 NOT ALLOWED IN THE HOT TUB, unless there is adult supervision.


*Hiking in the dense woods on the property would be at your own risk.

* Bug spray is in the laundry room, behind the curtain off of main level bedroom

*Marshmallow skewers in the kitchen

*Family games are in the game room on the basement. Please return all pieces to the boxes.

*Be kind to the Foosball table. Do not sit drinks on the edges. Do not move furniture. Return everything the way you found it.


* Keep furnishings and furniture in good order. Renters are not allowed to move furniture or other belongings of the cabin inside or away from the property.

* Refunds will not be provided for bad weather, power outages or circumstances beyond our control. If there is mechanical failure of any of the equipment , please inform us as soon as possible. We will do our best to rectify any mechanical failure and have service technician visit the property and perform the needed repairs in a reasonable time period.

* Owners reserve the right to refuse service. Not complying with house rules will result in eviction and forfeiting security deposit.

* Cleaning charges are for regular cleaning that includes dust, vacuum, sanitize, and clean all towels and linens upon your departure. If additional cleaning is required, appropriate charges will be deducted from your security deposit. Guest(s) is responsible for any damage, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s) party to the property or its contents during your occupancy. Inspectors walk through each property after checkout to ensure the property is left in good order. Owners(s) will make that final determination of the necessity of any charges.

* ASSUMPTION OF RISKS - The cabin is privately owned; the Owner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

* Property should be left neat and in order (same condition it was when Guest(s) arrived).

*Please leave used towels on the floor. You do not need to make the beds.

*Load dishes in the dishwasher and run them prior to checkout. The stove/oven shall be left in a clean condition.
b. Refrigerator should be left clean and free of food.

*Make sure ALL trash is BAGGED and taken out to the trashcans by the shed. If the Trash bags don't fit in the Garbage Cans, take them with you (we have BEARS). $50 Fee for Un-bagged Trash and for excessive trash there will be a $75 clean up fee( sorry in the mountains these are the rates of the trash service)

*Turn down heat to 65 Degrees .

* Lock all doors, close windows , turn off lights prior to check out

*Straighten outdoor areas, clean the grill & replace the grill cover after every use. Let us know if we're low on propane, coffee, toiletries, or s'mores ingredients so we can continue top notch service!

* Do not leave a fire in either the fire pit or the fireplaces!
