Spend your days playing in the pool and soaking up the sun at this coastal escape! The huge screened lanai includes a pristine new saltwater pool with a spillover spa and sun ledge, outdoor living and dining space, pool toys and lawn games. The updated 3 bedroom, 2 bath interior is bright and spacious, with a lot of natural light and nearly every room flows out to the pool. Located in a quiet neighborhood with quick access to Anna Maria Island beaches, IMG Academy, walking trails, parks, shopping, and restaurants!
The Space:
The beautiful outdoor space truly sets this home apart from others! The 32 x 15 heated saltwater pool, 7X7 spillover spa, and sunshelf/tanning ledge were newly constructed in 2023. Nearly every room in this home has access to the pool and screened lanai, with an outdoor dining area and plenty of comfortable seating options so you can truly spend entire days relaxing and enjoying Floridas endless summer!
The interior of the home is light and bright, with vaulted ceilings and coastal colors and decorations. The home features a split bedroom floor plan, which is perfect for extended families, multiple couples, snowbirds who want to invite the grandkids, or anyone who would like a little more privacy between the bedrooms. There is a fireplace and pull out couch in the living room. If you need to check in with work, there is a dedicated workspace with computer desk, chair, and monitor.
The kitchen has new granite countertops and full-sized stainless appliances, including a separate beverage fridge to keep your drinks and cocktails cold. It is fully equipped with everything you need to cook, bake, or grill, a drip and Keurig coffee maker, French press, kettle, microwave, toaster, and blender. A full-sized washer and dryer is located in the home.
Amenities and Extras: Included for your use are a gas grill, coolers, beach towels, chairs, umbrella, toys and games. Guests are welcomed to the home with a few samples of local coffee, tea, and hotel-sized toiletries to start your stay. Laundry pods, dishwasher detergent, dish soap, trash bags, and toilet paper are included. Extra supplies may need to be purchased by guest depending on amount of use/length of stay.
Wifi and cable television are included. There is a Roku TV in the living room and the master bedroom.
POOL INFORMATION:
- The pool is heated to 80 degrees free of charge. This is an acceptable swimming temperature, but most guests prefer it warmer, and for an additional charge of $30/night we will heat the pool to 86 degrees and the spa can be manually turned on via a tablet at the property. This fee is charged to keep our nightly rate low for guests who choose not to heat the pool and offset the additional energy costs we incur. It is highly recommended to heat the pool if you plan to swim October-May and to let us know in advance if you would like the pool warmer, as it can take 12-24 hours to warm up and we want to make sure you can enjoy the pool as much as possible!
- In order to maintain the temperature, if you choose to heat the pool, you will be charged and it will be heated for each night of your stay. Cold temperatures may impact the pool heaters ability to maintain the desired temperature. No refunds will be offered due to weather conditions or other factors outside of our control.
- While we have a professional service that regularly cleans and maintains the pool, we do not offer 24/7 pool maintenance you may find at a resort or hotel. It may be necessary to use the provided net and remove debris or other things that may fall into the pool before use just as a homeowner would.
- Please note that there is not a safety fence or alarms separating the pool from the home, so additional supervision of young children will be required.
**The pet fee for this home is $150 per dog under 30 pounds. Larger dogs may be considered on a case-by-case basis. Dogs must be disclosed at time of booking and up-to-date with all shots and vaccines. It is the responsibility of the pet owner to clean up all pet waste promptly and clean up pet hair and messes inside the home. Pets are not allowed on the bedding, furniture, or in the pool, and should not be left unattended in the home unless kenneled. Undisclosed pets will result in an automatic additional $300 cleaning fee. Additional pet damage or cleaning costs due to not following the above rules will be billed to the guest.

Our beautiful, quiet, neighborhood of single-family homes is a quick drive to the beach at Anna Maria Island, Robinson Preserve, DeSoto National Memorial Park, golfing, IMG academy, and many other local attractions.

Please treat our home as you would your own. Guests that do not adhere to the following house rules will be asked to vacate the premises immediately, without a refund:
1. Respect our quiet neighborhood. No loud talking or music outside after 10pm. Noise detecting software is utilized at the home (we can't here what you are saying but it detects the level of noise). Guests will be given one warning via call or text. If a response is not received or the noise continues, the reservation will be cancelled.
2. No smoking inside. Evidence of smoking inside the house will result in an additional $500 cleaning fee.
3. No parties or events. No overnight guests not included on the original reservation without prior approval by host. Guest count at any time is not to exceed the house maximum (8) without prior approval by host. Number of cars parked at the home is not to exceed 3 without prior approval by host.
4. No pets are allowed in the home. Evidence of pets will result in an automatic $300 cleaning fee. Additional pet damage will be billed at replacement cost.
5. Do not interfere with scheduled services and maintenance to the home. Lawn service typically comes on Monday afternoons, and the pool is cleaned on Wednesday mornings, but both may reschedule without notice. Please allow them to do their job, or you will be billed for additional services.
6. As this is a private home, guests are responsible for taking out the trash and recycling. Trash is collected on Mondays and Thursdays. Recycling is collected on Thursdays. Please take bins to the curb the night before, or before 7am on those days. Return bins promptly after pickup. All garbage should be bagged. Recycling does not need to be sorted. Guest will be billed a $200 waste disposal fee if trash is not taken out on scheduled days.
7. No refunds will be provided for sightings of tropical wildlife or bugs. We utilize a monthly pest control service but occasionally something may sneak into the home when people go in and out. Windows and doors should remain closed to prevent pests from entering the home.
8. Do not rearrange the furniture.
9. Do not eat in the bedrooms.
10. Keep kitchen area clean and dishes washed.
11. Enjoy watching the birds or animals in the yard, but please do not feed or try to touch them.
12. Swim at your own risk. Swimming is inherently dangerous and host is not responsible for accidents, injury, or death. Never swim alone or under the influence of alcohol/other substances.
13. Children and pets should never be left unattended in or around the pool area. This pool does not have a 4 sided isolation fence, so additional supervision inside the home is necessary.
14. Absolutely NO GLASS allowed in the pool or pool deck. We provide a variety of plastic glasses, dishes, and travel mugs for you to use. Evidence of glass in or around the pool area will result in a $1000 fine, as the pool will need to be drained and cleaned.
15. No eating, drinking, or smoking in the pool.
16. No running, jumping, diving, or rough play in or around the pool area.
17. Do not remove furniture or pool equipment from the pool area.
18. Do not tamper or play with pool equipment, filters, chemicals, etc.

Cancellation Policy
The initial deposit is non-refundable. Full payment is due 10 days before arrival and is non-refundable after payment. Please see section above about trip insurance.
Once a reservation is made, we take those dates off the market from other guests, and it is often difficult to re-book at the last minute, at the same rate. If a guest cancels, we will open the dates and refund for dates we are able to rebook, at the rebooked rate.
The cleaning fee and pool heat fee will be refunded in full for cancelled stays.
