There are no parties allowed. This community is very quiet, serene and peaceful due to the fact surrounding neighbors like it that way which provides a beautiful environment for all.

No smoking allowed

Personally I am not against smoking BUT you may not in any way smoke or vape in the unit. this mean NO vaping, no cigars, no cigarettes, no weed & no marijuana. Again, I am not against these things but they are not allowed in the unit nor on the patio. You may walk the grounds and do so or the gazebo a few steps away or the other many areas around.

I have lived in Sunny Scottsdale almost 20 years. I don't think I could ever leave! I never get tired of the mountains, sunsets, serene sunrises, peaceful palm trees, the cute hummingbirds, amazing wild lovebirds, the perfect winters and the constant sunshine! I only bought my first ever place less than 2 years ago, which is this very perfect little cozy condo. I was so very lucky to get such a fantastic location, which is close to absolutely everything. I initially bought the condo for myself after a divorce and thought is was beyond the perfect fit for me! But life had other (amazing) plans for me and I live nearby. I am able to offer this unique condo in an astounding setting to others who will appreciate its Zen-like surroundings.

House Rules

I am an animal lover hence I am a RARE owner who does not charge pets fees so I hope you respect that. PLEASE pick up after your dog – there are dog pick up bags through-out the community so there is no excuse. I don’t think I need to say this, but it would be appreciated if you did not allow your dog on the bed or furniture. Also, do not leave your dog alone in the unit if it will bark or whine and disturb the other owners. It would break your serenity if you were trying to relax yet only heard barking and whining for long periods of time due to an owner who locked their pet in a condo for a long period of time.

There is NO SMOKING IN THE UNIT OR ON THE PATIO!!! No smoking means no CIGARS OR CIGARETTES OR MARIJUANA. It’s not that I am against these things but others in the community might be and lets not offend! Vape OUTSIDE is fine. NOT inside.

BE AWARE of posted POOL RULES and do not break them. They are simple and change so I will not list here but THEY ARE POSTED AT POOL. (ie: NO GLASS – I mean do I have to even print this? There was recently glass breakage and pool had to be closed for days to clean all shards. Its very easy to use PLASTIC or Stainless – I provided several). Voice carries so do not use loud tones. If you are in violation & I am advised and fined by HOA that will effect your deposit.

There is an Recreational Lounge & room by the water station. Personally I have not used the facilities but details posted outside the doors or usage. You may rent the kitchen & living room, as well as use the office space or the front living room. Neither the last 2 need a prior booking to utilize. The office has desks chairs, computers and printers. The front living room is a great place to meet someone, such as a realtor or date, to pre-meet in a safe and comfortable environment. Please be respectful and leave the spaces as you found them.

There is no cable – only personal NETFLIX, HULU, STARZ, PARAMONT, PRIME, ect. (press microphone button and speak (ie: “outlander” “shitz creek” “the office”) PLEASE DO NOT ORDER PAY MOVIES or you will be charged. I deleted all my private accounts and have guests sign in to their personal accounts - you need to log into your own APPS on the TV – if there is a glitch click once down on the button left side of tv HDMI1.

WiFi PASSWORDS ARE ON THE ROUTER BOX & on papers located in surfboard box. Just purchased new unit so I think BOTH units work BUT currently only 1 at a time can be registered with local cable company. Security key 5--------- THIS IS THE P/W for laptop and phones. If ther is a issue, unplug modem box for 30 seconds, plug in, wait 3-5 minutes always works.

Vent filter needs to be changed & replaced every 3-4 weeks. There are new filters in storage closet

WATER: refill station near the pool KEEP HYDRATED! Refill container in kitchen.

Payment Policy

Deposit is required to hold and book your stay.

Refundable Damage Deposit

Basically if you leave the unit as you found it a full refund of your damage deposit will be fully refunded back to you within 5 days of leaving. I charge a damage deposit because I allow pets and pets can do mistakes.

Cancellation Policy

Since this is a monthly rental, a full deposit is required to book & hold & keep your stay. Once this occurs, the property is held for you for a lengthy period. Within 30 days, should you wish to cancel, I will only refund if I am able to find another solid tenant. Otherwise you will loose your deposit. If you are uncomfortable with these policies, I can provide a lease to state the rules that are comfortable for us both.
