Parking is available in our driveway and on the street. The street is narrow, so ATVs, trailers, refrigerated trucks, and other overly large vehicles will have difficulty finding parking.

House Rules
1) No booking is final until you have signed a rental agreement, provided a copy of your gov't photo ID, and authorized a security deposit of $250. You must do this within 48 hours of booking or your booking is subject to cancellation.
2) You also give permission to the property manager or owner to use a third party to verify your identity and check criminal databases to confirm your reservation. Complete terms regarding the guest verification can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
Please lookout for an email from dreamstaystr@gmail.com with a link to sign the agreement and give your credit card information for the security deposit. The security deposit will be collected by the host, not by the rental platform. The deposit will be charged three days prior to arrival and refunded within seven days after departure if no damages/fees are incurred.
3) Absolutely no parties or events.
4) The capacity of the home is 18 guests. The number of guests at the home is limited to the number of guests approved on the reservation. You may be asked to provide the names of all guests on the reservation. If you bring more guests than the number approved on the reservation you may be asked to leave immediately without a refund.
5) All guests must be over 25 or in the care and custody of a parent or guardian. The booking guest must stay in the unit for the entire duration of the reservation. Groups such as sports teams, etc. who will be chaperoning minors need to inform the host of the situation to get authorization for the booking. A photo of a valid gov't photo ID, preferably a driver's license is required to be submitted as soon as possible by the booking guest. The booking platform does not provide hosts with your ID so please upload or include a photo in response to the confirmation message that you receive upon booking. The ID is required to prove age - we do not collect or share your information in any way.
6) Quiet time is from 10 PM to 7 AM and is strictly enforced. Noise monitoring devices are present inside the home to measure the decibel level. They do NOT record conversations. But if you are night owls or are planning a raging party, this is not the house for you. Guests violating the noise rules after a warning is given will be asked to leave immediately without a refund.
7) No loose trash in the outside trash bin. All trash must be bagged in 13-gallon bags before being placed in the outside trash bin. Loose trash in the bin will result in a $100 fine.
8) Please try to limit vehicles to the amount absolutely necessary. Parking is available in the driveway, garage, and on the street. No ATVs, trailers or RVs - the street is too narrow to accommodate them and there is no overflow parking in the community. Many families rent 12-person vans to accommodate everyone.
9) Miscellaneous Charges
Violation of any of the aforementioned house rules may result in the immediate cancellation of your reservation without a refund and/or the collection of the following fees from your security deposit:
$200/day for evidence of smoking/vaping in the property (violates the no smoking rule)
$200/day for evidence of unauthorized pet entry (violates no pet rule)
$100/twenty minutes beyond check-put (late check-out fee); early check-in per hour may be charged, case by case basis
$500 fee for an unauthorized disruptive party (host reserves the right to cancel without refund as well) (violates no parties or events rule)
$50 fee for guests who misrepresent the size of their party at booking will be charged for additional guests at $50 per extra guest per night
Windsor at Westside is a new resort. You may see some construction around some areas in the resort. Mild construction noise may be heard in the backyard.
NOTE ABOUT BUGS AND GECKOS - Florida has a lot of them! This was new to me as we don't see insects in such quantities on the West Coast where we live. Please be aware that even with the screened patio it is almost impossible to keep every single insect out of the house. The home does receive regular pest control treatments. You are likely to fare better if you keep the front door closed as much as possible. They just love the front entry light and will come right in if you let them.
FREQUENTLY ASKED QUESTIONS
Why do we have to sign a separate rental agreement and allow an additional security deposit hold?
Many of you may have seen stories in the news about huge vacation rental parties. These are prohibited by the platforms and our house rules but are hard to prevent. Given that our house is large, and a prime location for such a party, we want to do a little extra screening to make sure our guests are aware of our rules and have appropriate expectations. The security deposit hold, released two days after departure if there are no additional charges, provides a little bit of extra protection for us and a bit of extra incentive for good behavior.
What kind of charges/fees might be charged to my security deposit?
We like to keep our homes looking good and functional for all guests. We are able to do this with the security deposit system in place. We refund this within 48 hours of departure provided there is no damage, theft, additional fees for rule violations, or no fees for failing to leave the house in an orderly fashion.
What does orderly fashion mean?
We provide you with a clean, orderly home when you arrive. Examples of a home not left in an orderly fashion would be – loose trash scattered throughout the home or in the outside trash bins unbagged. Mattresses or furniture moved, major towel stains and towels scattered throughout the home, food left in ovens or grills, sinks piled with dishes, household trash placed in recycle bins, and so forth. This is a private home and is not a Hotel or Cruise ship stay. The home must be kept orderly or you will be assessed a cleaning fee from your security deposit.
How many cars can I bring?
We do not have a specific number of cars allowed per booking. However, parking in the community can be problematic if every home hosts five or six cars. Please try to consolidate your party into as few vehicles as possible. There is street parking, but please be careful not to park on lawns, over curbs, or on landscaping. The home has a two-car driveway and parking is available on the street. ATVs, recreational vehicles, golf carts, refrigerated trucks, and trailers are not allowed. There is no overflow parking.
Do you have a grill?
We have a large propane grill on the lanai.
Why can't we have any parties or events? How do I know if a planned gathering will violate the house rules?
Our goal is to avoid large parties and events that violate the platform rules and create havoc in a community. Magic Moments is, however, a great place for family and group gatherings and is sized accordingly. If you reserve the property with an accurate guest count and those are the only guests that will enter or reside at the residence, this is a good start. Bringing in outsiders, including local friends and family who are not staying overnight at the property, is not allowed. We ask that the booking guest stay at the property overnight for all of the nights booked, to ensure that someone aware of the rule is always at the residence. If you have any doubts or questions, just shoot us an email. We will answer quickly and help you decide.

The damage deposit is an actual charge to your credit card that will be refunded within seven days after check-out, assuming no additional cleaning fees, damages, or fines.
Cancellation Policy
Guest receives 100.00% (less $100.00 cancellation fee) if cancellation occurs at least 45 days before arrival; Guest receives 50.00% (less $100.00 cancellation fee) if cancellation occurs at least 30 days before arrival; No refunds within 30 days of arrival. I highly encourage (and offer) travel insurance because I do not give refunds for weather, COVID, jury duty, etc.
