Please be aware that the outdoor deck is unable to be childproofed with very close access to the water. There is ladder access to a loft; the ladder can be tucked away out of reach for the littles. Pack and play available on request. Small toys, coloring books, legos, blocks, dolls, trucks are available. Many children's and family games in the living room.

Getting around

Nearby are extensive trail networks, option for ATV rentals, several local restaurants, Wal-mart, and grocery stores. Bangor International Airport is about 45-50 minutes away. I recommend a rental car if necessary. Mt. Katahdin and Baxter National Park is under an hour north.

Pets not generally allowed given family allergies. Please inquire regarding exceptions. Please let me know if you have an allergy. Pets will incur an added cleaning fee. We occasionally have family pets in the home for those with allergies.

The cottage sleeps a family of 5 or 2 couples most comfortably. The loft beds are best for kids/teens or small adult. There is only ladder access.
House Rules

Waste Disposal: The Renter shall dispose of all waste during the rental term by the following means: Please place garbage bags in the first small shed on the left side of the driveway. You may also leave recyclables here as well. Please do not leave garbage outside as this will be disrupted by wildlife.

*Please do not flush tampons, sanitary napkins, towels, paper towels, or wipes down the toilet.

Furnishings: The property is fully furnished. Furnishings should not be removed from the property. Loss of items within the property or damage beyond normal wear and tear will be charged to the guest above the security fee if necessary. If any item should break, the guest will notify the owner immediately.

Mechanical failure: Remember, this lake house is in a rural (although with amenities) location. Owners attempt to maintain the property, but can not guarantee against mechanical failure of electrical devices, stopped plumbing, internet access, or appliances. The owners will make reasonable effort to inspect and repair concerns. Owners are not responsible for this inconvenience that may occur and no refunds or rent reductions will be made.

Please be aware, you may encounter critters at the lake house. While we try to discourage any menacing critters, we can not control them 100% of the time.

Weather and interruption of wi-fi & electricity: The lake house is in a rural wooded location. We can not control weather related power or internet outages. If this occurs, there will be no refunds to your stay.

Parking: Parking is allowed in any of the gravel driveway. Please do not park or drive over the lawn area, in particular the lawn to the left of the house as this area is where the septic pump and system is. Driving over this may damage the septic system.

Entry/Keys:
A code will be emailed to you on the day of your arrival check-in with instructions on how to enter the lake house.

Pets are NOT permitted on the premises; unless arrangements have been made at booking.

Use of canoe, kayaks, floats: There is a canoe, 2 kayaks and 2 child’s kayaks on property which may be used for your pleasure, at your own risk. Renter agrees to using all necessary safety precautions and hold harmless owners. If you decide to utilize these, it is assumed that you are skilled to do so. Any person in the kayak must be wearing a life jacket. Please bring these safely ashore when not in use and re-stow them in the racks where you found them. Lost or damaged canoe or kayaks will be at the expense of you.

There is a propane grill available on the property. There is an extra propane tank available in the shed or just in town at Aubuchon Hardware.

There is a fireplace. Please plan to pick up/bring firewood. Please follow fire safety guidelines. Firewood available at Treeline or Why Not Stop.

Indemnification and Hold Harmless; Right of Entry; Assignment
- Guests agree to assume the risk of any harm that arises from use of the property. Renter agrees that Owner may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations or improvements thereto as Owner may deem appropriate, or to show the Premises to prospective purchasers or Renters. Renter shall not assign this Agreement to any other person.

Toddler/child considerations: KLW Properties is not able to be fully toddler proofed. Furniture should remain as is. There is a loft with ladder access that may pose a hazard to an unsupervised child. The ladder may be lifted and placed in the loft for safety should you choose not to utilize the loft space. The deck is just several feet from water access and is an open layout and is unable to safely contain a toddler. Please supervise children at all times.

Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.

Criminal activity is prohibited.

There is absolutely no smoking in or in close proximity to the property. There are no bins for butt disposal, please plan accordingly.

CANOE, KAYAK, AND WATER PLAY WAIVER:
Each individual or group must submit this form manifesting their understanding prior to the rental and use. In consideration to the use of facilities, premises, and equipment of KLW Properies LLC, I/we consent and understand the following: (a) that there are potential risks, dangers, and hazards, and such risks, dangers, and hazards occur in traveling by water, including riding canoes, kayaks, lake floats, and the use of paddlesport equipment; (b) that the participation to such activities may result in bodily injury, disease, serious disability, strains, or even death; that the risks and dangers may result in accidents caused by force majeure, or by negligence.

ACKNOWLEDGMENT In participating in the activities and/or with the use of equipment of the company, I/we waive any claims against the company and assume the risks and dangers that are inherent to such and shall take responsibility for any damage, damages, losses, that may result in accident, negligence, injury, or death. Upon participation, I/we understand that I/we must be free from any influence of alcohol or drugs, and declare that I/we am/are in good health. I/we am/are capable of participating in physical sports and free from any condition that can prohibit participation in such. I/we hereby release, discharge, hold harmless, indemnify, and defend the company, its owners, affiliates, employees, directors, partners, from any and all claims, losses, causes of action for any untoward incident including injuries, damages, paralysis, or death which may arise from my/our participation in the activities and use of equipment of the company. By signing this form, I/we have read this waiver and release and agree, with full knowledge in giving this consent. I/we have had the opportunity to ask questions and by which any and all information or matter pertaining to the participation in the activity and use of equipment have been explained to me and answered to my full satisfaction. I/we understand and agree that the signature I/we provide shall have the same legal effect as drawn on a physical document.

Damage acklowledgement: If the canoes or kayaks are damaged or lost, please report right away. Renter agrees to pay for repair or replacement as indicated.

Lead Paint
The Premises _X_Was built prior to 1978. An attachment titled “Disclosure of Information on Lead-Based Paint” and must be initialed and signed by the Parties

Renter Breach
In the event Renter fails to perform any promise, duty or obligation herein agreed to by Renter or imposed upon Renter by law, Owner may, in addition to all other rights and remedies provided by law, with or without notice to Renter, terminate this short-term rental agreement. If Owner terminates this lease, Owner shall be immediately entitled to possession of the Premises and the Renter shall peacefully surrender possession of the Premises to Owner immediately upon Owner's demand. If a summary ejectment proceeding is instituted against Renter, Owner shall be entitled to recover from Renter all associated fees/costs in accordance with applicable law.

Jurisdiction
This Agreement shall be construed and interpreted in accordance with the law of the State of MAINE. Any lawsuits filed pursuant to this Agreement shall be adjudicated by courts in the State of MAINE.

Entire Agreement
This Agreement constitutes the entire agreement between the parties and supersedes all prior agreement and understandings, both written and oral.

Damage Deposit Policy
As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.
Cancellation Policy
Full refund minus admin fee $100 if canceled more than 30 days in advance. If 29 days - 14 days; 50% refund minus $100 admin fee, if less than 14 days, refund is forfeited.
