Were a short stroll away from the famous Animas Mountain Trail for biking and hiking, as well as numerous amenities, including a market, city parks, a biking trail that hugs the Animas River, the Durango Recreation Center, & many local-favorite restaurants.
THE SPACE:
Welcome to our Eco-Friendly Oasis! Our home uses 100%, non-toxic and chemical-free cleaning supplies, soaps, and detergents, amenable to those with allergies and chemical sensitivities.
All of our bedding and bathroom linens are organic and/or GOTS and Oeko-Tex certified, and made from all natural fabrics, like 100% cotton, bamboo, wool and flax linen, promoting purity, comfort and breathability. All king sized bed pillows are 100% goose down and chemical-free.
The master bedroom includes a 3” organic latex mattress topper that provides support, purity & comfort.
The other two bedrooms feature king-size memory foam enhanced mattresses that are hand-crafted in the USA using environmentally friendly and bio-grade foams, meaning they are odor and toxic chemical free, naturally antimicrobial, hypoallergenic & dust mite resistant. These mattresses are specifically designed to provide balanced comfort and support. To maximize your comfort, we have added toppers to both beds, and they are divinely cozy! The Red Room has a 2” Avocado Green latex mattress topper, and the Blue Room has a luxurious 3” memory foam topper.
Our home features a whole house water filter to ensure the most pristine water for your showers and baths. An additional under-sink water filter delivers healthy, ultra-pure, great-tasting water.
The vaulted ceilings and open floor plan allow for a feeling of spaciousness, while the many windows let in ample sunlight. Enjoy the impressive rolling mountain views from the front balcony and the back deck.
Our beautiful home features 2 parking spaces in the garage and 2 in the driveway, keyless self-check in, modern bathrooms, dimmable lighting, musical instruments, in-floor hydronic heat, HE laundry facilities and a fully equipped kitchen with every convenience the culinary artist would need, including juicer, food processor, sparkling water maker, blender, cast iron skillets, rice cooker, mandolin, zoodler, coffee machine, and numerous other items.
The master suite, which boasts bamboo flooring, stylish ceramic tile, shower and a large soaking tub, and a 55 inch Vizio flatscreen TV, is privately tucked away from the rest of the house, on the main level, so it’s quiet and secluded, with its own AC unit for climate control.
The second and third bedrooms are located on the entry level.
The fourth bedroom doubles as an office/den with a desk and a fashionable daybed, which can function as two separate twin beds or one Queen Plus bed, and includes organic, comfy bedding. NOTE: the modern architecture of the home, which highlights soaring ceilings and open floor plan, means that this bedroom/office has no ceiling enclosing it; thus, while it’s visually appealing and spacious, it’s also exposed to the noises of the main living area, including the kitchen and living room. It’s a great space for those who mostly plan on sleeping there at night, while playing most of the day, or as a bedroom for kiddos. The room has a generous window to let in the light, as well as a large closet for your belongings. The half bath is located in close proximity.
The Blue Room features a king-sized bed as well as a futon to sleep one not-especially tall adult or up to two children.
We also offer a quality non-toxic, self-inflating queen-sized air mattress with ample bedding to sleep two more guests in the living room.

*The upper floor of the house has AC, with one unit in the main living area that cools the kitchen, living room, dining room and 4th bedroom/office, and a second separate unit with it’s own thermostat in the master bedroom. The downstairs naturally stays cooler, and the warmth of the summer months can be remediated, if necessary, by opening the downstairs windows at night and closing them in the morning or by using the portable AC units (there is one in each downstairs bedroom). We also have two high-quality, super quiet pedestal fans for your use.
KITCHEN: Fully equipped, stainless steel appliances, whisper quiet dishwasher, blender, coffeemaker, kettle, dishware/flatware, island (or peninsula) with three stools. Coffee, tea and spices are available for all guests.
GENERAL: Free super-fast WiFi, upscale washer/dryer, linens and towels, complimentary toiletries, board games, two flat screen TVs, hair dryer, complimentary coffee and tea, a piano and a guitar for serenades

This home is located in a uniquely lovely and quaint location in the sweet antiquity of Animas City, just minutes north of downtown Durango with innumerable outdoor adventures such as hiking, mountain biking, climbing, river rafting, river surfing, horseback riding, fishing, snowboarding, downhill skiing, cross county skiing, and snowshoeing.
Access to the Animas Mountain Trail is less than a block away, and accessible from our backyard. Enjoy this 6.0-mile loop trail, generally considered a moderately challenging route, which takes an average of 3 hours to complete. This area is popular for hiking, mountain biking, and rock climbing.
The Animas River Bike Path is only a few blocks away, which follows the meandering Animas River for miles.
We are approximately 25 miles south of the ski slopes at Purgatory Resort.
A trolley is very close by to provide rides all over town.

The house is two blocks away from a trolley stop that provides transportation around Durango.
Durango Transit system consists of buses (called The Lift) and trolleys that run in three convenient lines weekdays from 7:00 a.m. to 8:40 p.m. The Lift lines connect at College Drive and Main Avenue, Fort Lewis College, and Albertson’s. Any sign bearing the red Durango T logo is a bus stop, and the fare is typically $1. The historic Durango Trolley runs along Main Avenue from Days Inn to College Drive (6th Street) in 20-minute cycles from 7:00 a.m. to 10:40 p.m. each day.
Late nighters can catch the Late Night Weekend Bus Friday and Saturday nights from 11 p.m. to 2:30 a.m. The Late Night Bus will transport riders anywhere within Durango city limits north of the U.S. Highway 160/550 intersection.

Check-in instructions are provided the day before arrival.
PARKING: You may park in either or both of the driveway parking spaces or in the two garage spaces highlighted in the image above. The maximum number of vehicles allowed is four (4); No boats, trailers or RV's are allowed. Do not park on the street overnight. Do not park in front of neighbor’s property lines, including gravel parking spot to the south of the drive way.
CHECK-IN: Check in is at 4pm unless other arrangements have been made. Enter through the front door. Type in your access code on the keypad to unlock the door. Your access code can be found in your booking confirmation message. To lock the door, close it tightly, then press the Lock icon.
Please note that your access code becomes active at the time of Check-In and deactivates at the time of Check-Out.
EMERGENCY KEY: In the unlikely event that the Lock fails, you will find an emergency key in the lockbox next to the door. The code for the Lockbox is in your Check-In instructions message on AirBnB.

House Rules
OCCUPANCY: The Maximum Occupancy for this property is 12 persons. The person booking the vacation reservation is the Responsible Party and must be at least 21 years old. Additional overnight guests must be pre-approved. Subletting or transferring use of the property is not permitted.
PARKING: You may park in either or both of the driveway parking spots or in the two spots in the garage. Maximum number of vehicles allowed is two (4); No boats, trailers or RV's are allowed. If you need to park on the street temporarily please DO NOT block the gravel parking space to the south of the property, DO NOT park on the street overnight per city ordinance.
CHECK-IN: Check-in is at 4:00 pm, unless other arrangements have been made. There are no discounts for late or missed Check-Ins.
CHECK-OUT: Check-out must be completed by 10:00 am, unless other arrangements have been made. Refer to the check-out instructions in the guest handbook. Your door access code will expire promptly at 11:00 am.
PAYMENT: Full Payment is due at the time of booking. Payment can be made via Paypal or Venmo or through booking Platform when applicable. Security (damage) deposit must be paid 7 days prior to the check in date. If Security Deposit is not paid, guest will not receive Check-In instructions and will not have access to the property, and the booking will be cancelled in accordance with cancellation policy.
CANCELLATIONS & REFUNDS: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
SECURITY DEPOSIT: Additional $1000 security deposit will be collected 7 days in advance of your check-in date as a credit card authorization through Paypal or through booking platform where applicable. You will receive an email requesting authorization for security deposit. The hold will be released, or a claim will be made within the allotted 29 days. For stays longer than 29 days, the authorization will be extended. Any potential claims on deposit amount will be made upon inspection of the home, after guest checks out. Damage to the property or furnishings, any mess requiring cleaning above and beyond the fee already paid to the cleaning company, or any evidence of rule violations by you or your guests may result in a claim against the security deposit. Any damages exceeding the security deposit will be paid by you and any litigation, if necesssary, will be handled in Denver County. For Airbnb guests - security deposit will be requested and can be paid and refunded through Airbnb.
CLEANING FEES: The cleaning fee covers the cleaning, sanitizing and setting up of the premises prior to your arrival. It also covers laundering, cleaning and sanitizing of the premises after your stay. Please note that staying in a house is different than staying in a hotel. I do not offer "housekeeping" or "maid" service but can request additional cleans for longer stays, for an additional fee, subject to availability.
While you are not required to do any vacuuming, mopping, cleaning bathrooms or making beds, I do ask that you at least clean up after yourself and your guests - wipe up spills, crumbs, etc. and not leave a sizeable mess.
There is an upright vacuum in the office closet if you need it. Please follow the check-out instructions to ensure certain tasks are done prior to check-out, so that I am not billed for extra cleaning beyond what I have contracted with my cleaners.
NON-TOXIC PRODUCTS ONLY: This is a non-toxic, chemical-free house and a clean sanctuary for our guests. Therefore, ONLY use the eco-friendly, unscented laundry detergent, stain remover and whitener and wool dryer balls we provide located in teh cabinets above the washer and dryer. Additionally, please use the non-toxic cleaning supplies & dishwashing detergent we supply located under the kitchen sink. Evidence of using laundry and cleaning products other than what we have provided will result in a $500 fee & cleaning/damage charges.
PETS: Dogs are allowed on the property, but are NOT permitted in the master bedroom because the bamboo floors scratch easily. Dogs are NOT allowed on any furniture, including couches, chairs and beds. Don’t let dogs scratch the doors. Clean up your dog’s poop. We have eco-friendly plastic baggies in the hallway cabinets across from the kitchen, next to the dog bowls. NO cats or other animals are allowed on the property at any time.

NO PARTIES. NO LOUD EVENTS: You are welcome to host/entertain guests but larger and loud parties are NOT allowed. Extra guests must leave the property by midnight. Additional overnight guests must be pre-approved. Please let me know if you have additional guests that would like to spend the night. Please be mindful of noise volume and be respectful of the neighbors. Quiet hours begin at 10pm per the city ordinance.
GOOD NEIGHBOR POLICY: You and your guests must be considerate of the neighbors. Do not park or block neighbors' parking spaces along the sidewalks in front of their homes, including the gravel driveway directly to the south of the driveway. Be friendly, courteous, and treat them like you want to be treated. Do not smoke medicinal marijuana when neighbors are enjoying their yards, and find an alternative time or area. Please be mindful of noise volume. If excessive noise or disturbances occur, resulting in notification by police or neighbors, you will forfeit your deposit and be evicted with no refund.
CARE OF PREMISES: Guest agrees to treat the home with care and use all the appliances, furnishings, electrical, plumbing, heating, ventilation, services and features in a safe, reasonable and appropriate manner. You will not make any changes to the Premises (including moving furniture) and you agree to keep all areas of the Premises clean, sanitary and free from any accumulations of debris, filth, rubbish and garbage and disposed of properly. Guest agrees that the Owner or a hired repair person may enter the premises for the purpose of making necessary repairs or maintenance if the repair is urgent.
TRAVEL INSURANCE: Owner highly recommends that guest consider purchasing Travel Insurance to cover any trip cancellations or other insurance needs that you may encounter.
LUGGAGE: Please be mindful with your luggage to avoid scratching and scuffing walls and hardwood floors. DO NOT put your luggage on the dresser or dining room table, buffet or kitchen countertops. There are luggage racks available for your use.
YARD AND PROPERTY MAINTENANCE: Yard and property maintenance happens once per week. We will alert you to the day and time in advance. Maintenance team will not access the inside of the home, only the front and back of the house and possibly the garage.
KITCHEN: Do not place anything hot or acidic directly on the concrete countertop/breakfast bar. Always use a cutting board when cutting anything, in order to protect surfaces and knives. When cooking on non-stick pans or griddle, only use silicone or wooden utensils. Do not wash pots, pans, plastic or silicone or wooden utensils or prep knives in the dishwasher. Always wash them by hand. Do not put plastic in the microwave. Do not use grey kitchen hand towels for cleaning or wiping down countertops, spills, etc. Use the black dish cloths (located in the same drawer next to the grey hand towels) or the white cleaning cloths beneath the kitchen sink and paper towels.
STAINLESS STEEL APPLIANCES: DO NOT wipe stainless steel appliances with anything but a hand towel, especially the refrigerator. They scratch very easily.
PLUMBING: Do not flush anything other than toilet paper down the toilet. The home has a garbage disposal, but please scrape your plates into the trash before rinsing them. Do not rinse food particles or grease down the drain.
PRIVATE DECK / GRILL: Guest agrees to turn off the propane gas valve and clean the grill after each use. Cleaning tools are located underneath or hanging on the grill. Guest also agree to close the umbrella after use.
NO FIREWORKS: Absolutely NO Fireworks of any kind are allowed on the property at anytime.
LOCKED AREAS: The storage area in the laundry room are inaccessible to guests and must remain locked.
STREAMING ACCOUNTS: If you sign into your own personal streaming account (ie. Netflix, ESPN, etc.) on the Apple TV or iPad, you agree to sign out of your account prior to checking out. Failing to sign out puts your account at risk as there is no way to prevent the next guest from using your account and/or making changes to your account. Owner is not liable for any charges or damage to your streaming account as a result of your decision to sign into Heart Stone House devices with your own account.
ADDITIONAL RULES: Do not leave candles lit, unattended. Please place everything back where you found it, and in the condition you found it. Please be gentle with the piano and guitar.

You, and your guests, shall indemnify and hold the Owner of 855 ALAMEDA free and harmless from any and all liability, claims, loss, damage or expenses arising by reason of any injury, death or property damage sustained by any person including you or your guests, where such injury, death or property damage is caused by negligent or an intentional act by you or your guests. Failure to comply with the rules, terms and conditions of the property by you, or any individual associated with you or your guests, will be considered a material breach of this contract.
PARKING: You may park in either or both of the driveway parking spots or in the two spots in the garage. Maximum number of vehicles allowed is two (4); No boats, trailers or RV's are allowed. If you need to park on the street temporarily please DO NOT block the gravel parking space to the south of the property, DO NOT park on the street overnight per city ordinance.
CHECK-IN: Check-in is at 4:00 pm, unless other arrangements have been made. There are no discounts for late or missed Check-Ins.
CHECK-OUT: Check-out must be completed by 10:00 am, unless other arrangements have been made. Refer to the check-out instructions in the guest handbook. Your door access code will expire promptly at 11:00 am.
PAYMENT: Full Payment is due at the time of booking. Payment can be made via Paypal or Venmo or through booking Platform when applicable. Security (damage) deposit must be paid 7 days prior to the check in date. If Security Deposit is not paid, guest will not receive Check-In instructions and will not have access to the property, and the booking will be cancelled in accordance with cancellation policy.
CANCELLATIONS & REFUNDS: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
SECURITY DEPOSIT: Additional $1000 security deposit will be collected 7 days in advance of your check-in date as a credit card authorization through Paypal or through booking platform where applicable. You will receive an email requesting authorization for security deposit. The hold will be released, or a claim will be made within the allotted 29 days. For stays longer than 29 days, the authorization will be extended. Any potential claims on deposit amount will be made upon inspection of the home, after guest checks out. Damage to the property or furnishings, any mess requiring cleaning above and beyond the fee already paid to the cleaning company, or any evidence of rule violations by you or your guests may result in a claim against the security deposit. Any damages exceeding the security deposit will be paid by you and any litigation, if necesssary, will be handled in Denver County. For Airbnb guests - security deposit will be requested and can be paid and refunded through Airbnb.
CLEANING FEES: The cleaning fee covers the cleaning, sanitizing and setting up of the premises prior to your arrival. It also covers laundering, cleaning and sanitizing of the premises after your stay. Please note that staying in a house is different than staying in a hotel. I do not offer "housekeeping" or "maid" service but can request additional cleans for longer stays, for an additional fee, subject to availability.
While you are not required to do any vacuuming, mopping, cleaning bathrooms or making beds, I do ask that you at least clean up after yourself and your guests - wipe up spills, crumbs, etc. and not leave a sizeable mess.
There is an upright vacuum in the office closet if you need it. Please follow the check-out instructions to ensure certain tasks are done prior to check-out, so that I am not billed for extra cleaning beyond what I have contracted with my cleaners.
NON-TOXIC PRODUCTS ONLY: This is a non-toxic, chemical-free house and a clean sanctuary for our guests. Therefore, ONLY use the eco-friendly, unscented laundry detergent, stain remover and whitener and wool dryer balls we provide located in teh cabinets above the washer and dryer. Additionally, please use the non-toxic cleaning supplies & dishwashing detergent we supply located under the kitchen sink. Evidence of using laundry and cleaning products other than what we have provided will result in a $500 fee & cleaning/damage charges.
PETS: Dogs are allowed on the property, but are NOT permitted in the master bedroom because the bamboo floors scratch easily. Dogs are NOT allowed on any furniture, including couches, chairs and beds. Don’t let dogs scratch the doors. Clean up your dog’s poop. We have eco-friendly plastic baggies in the hallway cabinets across from the kitchen, next to the dog bowls. NO cats or other animals are allowed on the property at any time.
NO SMOKING, VAPING TOBACCO AND OUTDOOR MEDICINAL MARIJUANA USE: Smoking or Vaping tobacco is NOT allowed anywhere on the property. Smoking or vaping medicinal marijuana is ONLY permitted outside the house. If smoking medicinal marijuana outside, try to do so when neighbors are not outside at the same time, or move to an alternative outside area away from the neighbors. Evidence of smoking or vaping tobacco anywhere on the property or marijuana inside will incur a $500 fee and cleaning/damage charges.
TRASH: Please make sure that the trash bin outside is locked at all times.
NO PARTIES. NO LOUD EVENTS: You are welcome to host/entertain guests but larger and loud parties are NOT allowed. Extra guests must leave the property by midnight. Additional overnight guests must be pre-approved. Please let me know if you have additional guests that would like to spend the night. Please be mindful of noise volume and be respectful of the neighbors. Quiet hours begin at 10pm per the city ordinance.
GOOD NEIGHBOR POLICY: You and your guests must be considerate of the neighbors. Do not park or block neighbors' parking spaces along the sidewalks in front of their homes, including the gravel driveway directly to the south of the driveway. Be friendly, courteous, and treat them like you want to be treated. Do not smoke medicinal marijuana when neighbors are enjoying their yards, and find an alternative time or area. Please be mindful of noise volume. If excessive noise or disturbances occur, resulting in notification by police or neighbors, you will forfeit your deposit and be evicted with no refund.
CARE OF PREMISES: Guest agrees to treat the home with care and use all the appliances, furnishings, electrical, plumbing, heating, ventilation, services and features in a safe, reasonable and appropriate manner. You will not make any changes to the Premises (including moving furniture) and you agree to keep all areas of the Premises clean, sanitary and free from any accumulations of debris, filth, rubbish and garbage and disposed of properly.
