House Rules:

1. This house is in a quiet residential neighborhood. We are geared to business travelers. Vacation travelers are allowed, but NO PARTIES PLEASE!

2. NO SMOKING inside house. EVER. That includes vaping and marijuana.

3. NO PETS. Unless pre approved. Which would be rare. We have never approved alligators.

4. Extra guests MAY be permitted at an additional charge, with advance permission from host.

5. Regular garbage and mixed recycling should be separated. There are separate cans outside for each. Trash and recycling MUST be put out for collection on designated evening (ASK) There will be a MINIMUM charge of $25/can if host has to sort trash and recycling.

6. All guests will be required to submit a damage deposit, amount will be determined by host, and can be as much as one month worth of charges (less for guests with great ratings).. Damage deposit is normally refunded within 7-10 days of check-out, but may take longer if there are DAMAGES OR MISSING ITEMS. We will not withhold entire deposit for minor damages, you will only be charged for actual damage.

7. TVs can be provided at an additional cost, when available, upon request. If you lose or damage the remote, you will be responsible for replacement cost.

8. We want you to be comfortable, but please do NOT WASTE energy. Please turn heat down to 50 when you are gone. AC off or to 90 when you are gone. Most AC units have timers, if you are a long term guest we can provide an smartphone app, so you can also control A/C from your smart phone. USE IT. Heat should NEVER be set above 74, and AC never below 72. (very generous limits). Windows should ALWAYS be CLOSED TIGHT when heat or AC are running. If we find abuses, there will be an additional utility charge.

9. For security, and to protect the house, all windows and doors should be closed and ground floor windows/doors locked when leaving house.

10. We find some folks might fall in love with a particular towel, utensil, decoration, or book, and want to take them home. That is fine with us. Just reach out and we will provide a reasonable purchase price which will allow you to buy it.

11. Host may enter the house (not bedrooms) at any time for emergencies. If we need to enter for repairs, town inspections, good reason, we will endeavor to give advance notice (no notice in case of burst pipe, fire, or other extreme emergency).

12. A starter supply if items like soap, shampoo, toilet paper is provided. After the first couple of days, it is the guest's responsibility to provide these household items.

13. Cancellation Policy:
We have a strict cancellation policy and do not give refunds. We suggest all our guests purchase travel insurance through American Express or Travel Guard to protect every aspect of their stay.
