Savor calm, relaxation, and solitude here. Fox View Cottage in Rising Fawn, GA is a stylish, new, custom-built home in a very unique setting. The cottage is perched at the base of Lookout Mountain on an eleven-acre parcel that extends up the side of the mountain. From the enormous front porch, you have a commanding view of Fox Mountain which straddles the Alabama/Georgia state line. Gently rolling hills and manicured fields are framed by meandering fences. The bucolic scene is stunning. The back of the home rests over a giant outcropping of boulders. In fact, a small section of the back deck had to be cut away in order to accommodate one of the boulders. Wildlife abounds in the surrounding woods and rock formations.
While relaxing in the peace and quiet of the cottage, you feel completely detached from civilization, but you arent. This gem is only a 5-minute drive from I-59 and you can be at the closest supermarket in Trenton in only 7-8 minutes. The cottage is nestled in a lovely, intimate, tree-lined neighborhood on a private, packed-gravel road. There are only seven homes in the neighborhood and they are all on at least six acres so you have complete privacy. 25 minutes to Chattanooga , the Tennessee Aquarium, Rock City, and Ruby Falls, 15 minutes to Cloudland Canyon State Park and the famous Canyon Grill, 25 minutes to Mentone, AL. Central to so many attractions.
This home and setting would be perfect for a mini-retreat getaway, a holistic diversion, an intimate honeymoon, family vacation, women/friends reunion, a base camp for cavers, home base for families of Mentone, AL campers, a great place for those interested in learning more about local Civil War battles or former Cherokee Nation settlements, or the perfect central location for area scenic explorations and outdoor adventures. Did you know one of the finest hang gliding schools in the world is located in Rising Fawn or that Dade County, GA is the caving capital of Georgia--and quite possibly of the entire US?!
Our single-story, 2200 square foot cottage is almost entirely wheel-chair accessible. There are no steps at either of the two main entryways and no steep grades from the parking area to the house. All flooring surfaces are hard--either tile or luxury plank vinyl. All doorways are a minimum of 35 wide. There is a walk-in shower in the master bathroom. It does have a four-inch lip that must be negotiated so a wheel chair can not be used to enter it. The front porch as well as the back deck are wheel-chair accessible too.
As you approach the cottage, you are drawn into the expansive 550 square foot front porch that boasts an inviting daybed/porch swing and plenty of additional seating for your entire party to gather. It is the perfect spot to have that first cup of coffee in the morning while you plan your days activities. Later that evening, it will be your go-to location to admire a stunning sunset or to star gaze--far from the city lights. It is undoubtedly one of the finest views of Fox Mountain in the area.
As you enter the great room you immediately notice the high, wood-beamed ceilings and the open floor plan, perfect for socializing. Your eye goes to the cool architectural details like the re-purposed vintage window that now serves as an airy room divider and the stained glass pieces that have been cleverly incorporated into the interior construction. This home was lovingly and painstakingly conceptualized by home designer Will Garrett and his wife Amy. This is no cookie cutter home.
All the bedrooms are off to your right, the kitchen and dining area to your left, and the great room anchors it all with an immense sectional couch, an occasional chair, and a recliner. Theres no shortage of comfy seating here. Youre never far from the hub of activity but the bedrooms are all completely separate and walled (no open-style loft bedrooms) so you have complete privacy if you want it. All three bedrooms are set up for maximum comfort with queen-size beds furnished with hotel-grade luxury linens and new, encased mattresses/box springs. The master bedroom has an en-suite bathroom with a large, walk-in shower and a spacious walk-in closet. Inside the closet is an ingenious door that takes you to the second full bathroom which is just around the corner from the other two bedrooms. You essentially have his and her bathrooms. The second bathroom has a free standing tub and no shower. This second bathroom also serves as the primary guest bathroom.
Off the great room is a sun room with more comfortable seating. This is another great spot for reading or for keeping an eye out for wildlife that invariably wanders onto the property. The sun room is insulated but not hooked up to the whole-house HVAC system. We use a portable fireplace/space heater unit here in the winter to keep things warm and cozy.
The french door to the back deck is in the sun room. The back deck is 170 square feet and offers guests an entirely different, yet equally pleasing view. It is perched on beautiful rock formations and boulders. Please note that while these rock formations are amazing to look at, they are full of sharp, jagged edges, crevices, and caverns. Please supervise children very closely at all times if they venture near the boulders. There is an outdoor dining table and chairs on the deck as well as a propane grill for your use.
Special note to the reader of the family--the library has been stocked with lots of book choices from various genres. Most of us bring our own books, but you may be finishing one, or you may see one youve always wanted to read. If you want to take one and leave one, you are welcome to do so. Please bring a book to replace the one you take, and please be respectful about what you leave. This is definitely the place to enjoy a good book!
Free WiFi/high-speed internet, 65 LG Smart TV in the great room, with a paid subscription to YouTube-TV. The cottage does not have cable TV or a dish. All the channels you should need are on YouTube-TV.
Your well-behaved, friendly dog/s (two max, no cats please) is/are welcome in our cottage with prior approval and a fee ($35 per dog, per day). Please contact us for approval in advance as a part of your reservation. We will have you sign a separate pet approval/contract form if youd like to bring your dog/s. Please note, our yard is not fenced.
We are always only a phone call or text away. If you have any problem, we will try to resolve it immediately. We own this cottage and manage it ourselves. You will never have to deal with a third party property management company or anyone who doesnt know the property as intimately as we do. We will be standing by to address any problems or issues.

I became a short term rental host in 2019. We are a retired Army family and I was a stay-at-home mom for 20 years. I "reinvented" myself when our two sons left the nest. I became a massage therapist and discovered (at age 50) that I had a strong entrepreneurial bent. I owned a boutique spa for 10 years and sold it recently. We purchased our little slice of heaven on Lookout Mountain not long ago and I love having something new to study and grow into. Hospitality has been a gift. The opportunity to share what we have built and creating a space where people can savor calm, relaxation, and solitude in this crazy world is such a blessing.

Fox View Cottage House Rules and Rental Agreement
Our goal is to make your stay as comfortable as it can possibly be. For us to do so, we would appreciate it if you can follow these house rules and confirm that you have reviewed them within 48 hours of your booking. This is to ensure that if for any reason you will not be able to comply with any of our house rules, you will have the option of cancelling your booking penalty-free--as we have a strict cancellation policy. Thank you in advance.
House Rules and Rental Agreement:
1. Guest acknowledges that he/she MUST BE 25 YEARS OF AGE OR OLDER to rent Fox View Cottage. Age qualifying guest must be in residence at time of stay. Your government ID and a very recent picture of you (otherwise known as a “selfie”) will be required. You can hold up the ID while you take the photo, or have your picture taken, and then send only one attachment. We also require the names and ages of all guests who will be staying at Fox View Cottage at the bottom of this form.
2. Guest agrees that check-in is 3 pm and check-out is 10 am.
3. Guest agrees to be respectful of the quiet, upscale Antler Drive community. Quiet hours are from 9 pm until 8 am. Additionally, guest agrees not to trespass on any of our neighbors’ properties. While staying with us you are free to wander our eleven acres and walk down the street but we ask you to respect the privacy of all our neighbors by not entering their yards, driveways, meadows, or woods.
4. Guest agrees to not host parties and/or events at Fox View Cottage. If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and, in the unfortunate event that our neighbors have been disrupted, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and police will be notified.
5. Guest agrees to supervise children at all times. There are rock formations and boulders that the home backs up to. While these rock formations are beautiful to look at, they are full of sharp, jagged edges, crevices, and caverns. Please supervise children very closely at all times if they venture near the boulders. There are also timber rattlesnakes and copperheads in our woods. While on our land, all children MUST be accompanied by an adult when out of the immediate vicinity of the cottage.
6. Guest agrees to no smoking (anything) or vaping in building or on grounds.
7. Guest agrees to no illegal drug use on the premises. Marijuana is not legal in Georgia.
8. Guest agrees to conduct no illegal activities while on the premises.
9. Guest agrees to conduct no commercial photo shoots or filming of any kind.
10. Guest agrees to no open flames on the premises to include candles. See fire pit exception below.
11. Guest agrees that fireworks and other hazardous materials may not be used in or around the property.
12. Guest agrees to the following policy concerning consumables left at the cottage: Occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that these items are not expired or stale. HOWEVER, ultimately, it is up to the guest’s discretion and inspection to consume these items if they wish. The owner does not take any responsibility for the consumables.
13. Guest acknowledges that pets are allowed only with prior approval of the owner. A fee of $35 per dog, per night (two dog max) will accrue. Guest must agree to pet rules in contract.
14. Guest agrees to that only two unregistered guests are permitted to visit. Additional guests are not permitted to spend the night without prior approval.
15. Guest acknowledges that for the safety and security of guests, the exterior of Fox View Cottage is monitored by real-time, cloud-hosted video surveillance. There are absolutely no cameras inside Fox View Cottage.
16. Guest agrees to follow rules and safety precautions and to indemnify and hold Denise and Rick Sullivan harmless and in no way accountable for any liability for personal injury caused or permitted by guest or any other person.
17. Guest agrees that a violation of any house rule, violation of law, or nuisance to community (including guests in excess of reserved number) may result in additional charges.
18. Guest acknowledges that violation of smoking restrictions, leaving of pet waste, or other excessive cleaning or maintenance issue will result in a $250 fee.
19. Guest acknowledges that he/she is responsible for the behavior of his/her group. Costs for damage, need for excessive cleaning/repair, or theft from our home or building/grounds will result in additional charges to the primary renter.
20. Guest acknowledges that Fox View Cottage is on a septic tank, not a sewer. Nothing except water can go down the sinks. All food waste needs to be placed in the trash. Guest agrees to not put too much paper at one time into the toilet and to only use paper. If by some chance a sink becomes clogged, guest will call the owner right away. Guest agrees not to use Drano or Mr. Plumber. Guest agrees to not flush the following items down the toilet: feminine hygiene products, wet wipes, diapers, dental floss, cotton swabs, cotton balls, medication, or cigarette butts.
21. Guest agrees to not cut anything directly on the kitchen counters, but rather, to use owner-provided cutting boards.
22. Guests agree to not remove make-up with the white face cloths owner provides guests. Make-up is very difficult to remove from face cloths and frequently will permanently stain them. We have premoistened facial cleansing towelettes in each bathroom as well as simple cotton cosmetic "rounds" that you can use with your favorite cleanser.
23. Guest acknowledges that 30% of reservation total is due at time of booking-- Remaining balance due 14 days prior to check-in. Failure to pay balance due at least 14 days prior to check-in will result in cancellation of reservation without refund. Guest agrees to the following cancellation policies:
● Full refund if guest cancels more than 30 days prior to check in.
● Full refund if guest cancels less than 30 days prior and owner is able to re-rent property at the same rate. A fee of $150 will also apply.
● Full refund if property becomes unavailable prior to occupancy. Guest agrees to release any claims against manager in that case.
● Guest forfeits all payments if guest cancels less than 30 days prior to check and we are not able to re-rent the property.
24. Guests acknowledges he/she is liable for any and all damages to the property, furnishings, equipment, and household items that occurred during their stay whether it is caused by the guest, pet(s), or any invitee of the guest.
25. Guest agrees to IMMEDIATELY report to the owner any problems with the cottage or any damages found.
26. Guest acknowledges that any damages, mailed guest items, excessive cleaning costs, etc. will be charged to the primary renter.
27. Guests bringing pets agree to the following pet policies: • Your well-behaved, friendly dog is welcome in our cottage with prior approval and a fee. We allow a maximum of two dogs, no cats please. Please contact us for approval in advance as a part of your reservation. • We comply with ADA requirements regarding Service Animals. A service animal is one which is trained to do specific work or perform a specific task for the benefit of an individual with a disability. Your service animal is welcome at any time but we do need to be notified in advance. • Pets which provide emotional support, well-being, comfort or companionship are not recognized as service animals under ADA guidance and must be hosted under our pet policy.
House Rules for Pet and Service animals:
• As per ADA guidance, Service Animals may not be left alone in the cottage at any time. Your service animal must be under your direct control at all times.

We have two large kennels in the cottage for your use. • Guest agrees to not allow pets on the furniture. Additional cleaning costs will apply if evidence of pet is found on furniture or beds. • Guest agrees to be aware of local risks to your pet such as wildlife and pests. All pets that visit Fox View Cottage must be treated for fleas and ticks. • Guest agrees to be sure that pets are supervised at all times.
• Guest agrees to be respectful of our neighbors and clean up after your pet. Leaving waste, even in bags, can attract bears. Keep our cottage clean and safe by disposing waste in the dumpster located in the car port. Additional cleaning costs will apply if pet waste is found. • Guest agrees to be financially and otherwise responsible for any and all damage to the building, grounds, cottage, cottage property, guests and guest’s property or additional cleaning that is required as a result of pets. This may result in additional charges to the primary renter. • Guest agrees to remove the dog’s collar while they are kenneled/crated—to prevent strangulation. • Guest acknowledges that the property around Fox View Cottage is NOT fenced.
28. Check In- Check Out: Check-in is at 3:00 pm | Check-out is at 10:00 am. Guest acknowledges that any renter found to be occupying the cottage after 10am without authorization will be charged at the rate of $50 per hour or portion of an hour after 10 am. Any guests found to enter the property prior to 3pm without authorization will be charged at the rate of $50 per hour or portion of an hour.
29. Guest agrees to the following noise and nuisance polices: ● Antler Drive is a quiet neighborhood. Excessive noise or community disturbance is not allowed at any time. ● Building quiet hours are between 9 pm and 8 am. ●Violations including excessive noise or disturbance requiring response from the owner or staff may incur additional charges as necessary.
30. Guest agrees not to allow children (or any other guests) to use the porch swing like a piece of playground equipment. The swing is not designed to be swung wildly and if guests damage the swing due to misuse, they will be responsible for its repair/replacement. Guest acknowledges that the weight limit for the porch swing is 500 pounds.
31. Guest agrees to the following parking policies: The maximum number of cars allowed per stay is 3. Additional vehicles may be approved on a case-by-case basis. Only one vehicle may be parked in the carport at a time. The carport clearance is 7-ft so guest agrees to not attempt to park any large trucks or other large vehicles that will exceed the 7-ft clearance. This is a fairly low clearance. Guest agrees to park only on the gravel driveway and not on the grass or on any other neighbor’s property. Guests may not park by the barn across the street. It is not our property.
32. Guest agrees to the following outside services policies: Certain amenities provided at Fox View Cottage rely on technology or outside service which includes a possibility of failure. We cannot guarantee that internet connections, televisions, and appliances will function 100% of the time. Refunds will not be given in association with nonworking features or amenities; however, owner will make every effort to correct any problem that might arise.
33. Guest agrees to the following lost items policies: Owner is not responsible for lost or stolen articles, or items left in the cottage after your departure. We will make every effort to find and return your articles. We will return found items at the guest’s expense.
34. Owner shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items commonly used by the owner’s family as well as toilet paper, paper towels, dish soap, laundry pods, dishwasher pods, shampoo, conditioner, body wash, distilled water (for CPAP), regular coffee, creamer, coffee filters, and sweetener.
35. Guest acknowledges and agrees that this agreement is for transient occupancy of the property and that guests do not intend to make the property a residence or household.
36. Guest acknowledges that there will be no refunds due to shortened stays or diminished expectations because of weather conditions, unless a weather emergency has been declared by the Governor.
37. Guest acknowledges that there will be no refunds because of shortened stays or diminished expectations due to guest’s work and or family emergencies or other commitments.
38. Guest agrees not to access the “owner’s closet”, even if unlocked. The owner’s closet contains cleaning supplies and chemicals that could be hazardous to children and adults. The owner’s closet is just inside the carport entrance.
39. The property has a fire extinguisher under the kitchen sink. It was fully charged at last inspection. It is the duty of the guest to inform the owner immediately should the fire extinguisher become less than fully charged. Guest agrees to use the fire extinguisher only for true emergencies.
40. The property has smoke alarms installed and they are believed to function properly at the time of rental. Guest will notify the owner without delay if the smoke alarm chirps or has a low battery condition.
41. Guest is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one. The cottage is all electric. There is nothing in the home that would potentially emit carbon monoxide.
42. Guest shall see to their own security while in the property by locking doors and windows when it’s prudent to do so. Guest agrees to never leave the house with any doors or windows unlocked.

45. Guest agrees not to bring glitter into the cottage either for a craft, celebration, or any other reason.
46. Guest acknowledges that owner uses the following smart home technology to improve the guest experience. Any guest who attempts to disable any of these devices will be asked to vacate the premises:
a. Ring video doorbell at the front door and a ring camera at the back of the property.
b. NoiseAware is a device that measures volume levels throughout the property, and allows owner to respond to noise nuisances without disrupting guest’s stay. NoiseAware is privacy compliant. It does not record conversations. It is required on this property.
c. Awair is an air quality monitor. It measures VOC levels in the cottage and sends owner a notification if VOCs—like those generated by smoking—are detected and exceed a pre-established level. Please do not tamper with these devices.
46. Guest agrees to the following fire pit rules:
Never use the fire pit under high wind conditions or extreme drought.

As long as the risk is "Low" or "Moderate", it's safe to build a fire in the fire pit. DO NOT build a fire if the risk is "High", "Very High", or "Severe". If campfires are NOT banned, and you opt to have a campfire during your stay, it is important to use extreme caution and fully extinguish your fire. A water bucket, hose, and fire extinguisher are available for your use. They are kept in the utility closet.
Federal, State, and County authorities may issue fines beginning at $500 for fires left unattended (flames and/or smoke) or when bans on campfires have been issued. You are responsible for all damage caused by your campfire, even if wind caused the fire to spread. You could be deemed responsible for the cost of firefighters extinguishing the fire if you were negligent in preventing the fire. You may also face civil and criminal penalties, and fines may also be issued if your campfire escapes the fire pit. Please be sure to burn only logs that are smaller than the fire pit ring. Do not burn trash. Do not use accelerants such as lighter fluid or gasoline. Do not burn the pine straw that surrounds the fire pit area.
Do not remove ashes or embers from the fire pit.
Practice good fire safety and don't let anyone play with lighters or matches. Do not burn anything that’s not meant to be burned. Remove flammable items from the hearth area and always protect people, clothing, and furniture from stray sparks.
Never leave a fire unattended by an adult. Douse the fire when you are ready to retire for the evening.
47. LIMITATION OF LIABILITY AND INDEMNITY Guest agrees to indemnify and hold harmless Denise or Rick Sullivan against all loss, damage, expense, and penalty arising from any action of the Guest or visitors of the Guest which causes injury or death to any person or damage to any property. Further Guest agrees that Denise and Rick Sullivan should, to the fullest extent permitted by law, be protected from any and all loss, injury, damage, claim, lawsuit, cost, expense, attorneys’ fees, litigation costs, or any other cost arising out of or in any way related to the occupation of the rental unit. Further, the resort area of Rising Fawn, GA offers a number of outdoor activities including hang-gliding and caving, which include inherent hazards, especially potential slip and fall accidents due to wet surfaces, and equipment. Guests are responsible for properly stowing equipment and for ensuring a safe, dry environment while in the cottage.
48. Trip Cancellation/Interruption Insurance. It is highly recommended that guest purchase trip cancellation/interruption insurance in case of family emergencies/bad weather delays, flight/rental car cancellations, job loss, snow/ice, Covid-19 bans/restrictions, etc. If you live in an area prone to hurricanes, forest fires, etc. and cannot make your trip, please seek reimbursement through your travel insurance. NO refunds are given unless there is a mandatory evacuation in our area. Please check what travel insurance your credit card may offer. You can also visit www.insuremytrip.com. I acknowledge I am responsible for purchasing my own travel insurance.

Our goal is to make your stay as comfortable as it can possibly be. This is to ensure that if for any reason you will not be able to comply with any of our house rules, you will have the option of cancelling your booking penalty-free--as we have a strict cancellation policy. House Rules and Rental Agreement:
1. Guest acknowledges that he/she MUST BE 25 YEARS OF AGE OR OLDER to rent Fox View Cottage. Age qualifying guest must be in residence at time of stay. Your government ID and a very recent picture of you (otherwise known as a “selfie”) will be required. You can hold up the ID while you take the photo, or have your picture taken, and then send only one attachment. We also require the names and ages of all guests who will be staying at Fox View Cottage at the bottom of this form.
2. Guest agrees that check-in is 3 pm and check-out is 10 am.
3. Guest agrees to be respectful of the quiet, upscale Antler Drive community. Quiet hours are from 9 pm until 8 am. Additionally, guest agrees not to trespass on any of our neighbors’ properties. While staying with us you are free to wander our eleven acres and walk down the street but we ask you to respect the privacy of all our neighbors by not entering their yards, driveways, meadows, or woods.
4. Guest agrees to not host parties and/or events at Fox View Cottage. If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and, in the unfortunate event that our neighbors have been disrupted, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and police will be notified.
5. Guest agrees to supervise children at all times. There are rock formations and boulders that the home backs up to. While these rock formations are beautiful to look at, they are full of sharp, jagged edges, crevices, and caverns. Please supervise children very closely at all times if they venture near the boulders. There are also timber rattlesnakes and copperheads in our woods. While on our land, all children MUST be accompanied by an adult when out of the immediate vicinity of the cottage.
6. Guest agrees to no smoking (anything) or vaping in building or on grounds.
7. Guest agrees to no illegal drug use on the premises. Marijuana is not legal in Georgia.
8. Guest agrees to conduct no illegal activities while on the premises.
9. Guest agrees to conduct no commercial photo shoots or filming of any kind.
10. Guest agrees to no open flames on the premises to include candles. See fire pit exception below.
11. Guest agrees that fireworks and other hazardous materials may not be used in or around the property.
12. Guest agrees to the following policy concerning consumables left at the cottage: Occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that these items are not expired or stale. HOWEVER, ultimately, it is up to the guest’s discretion and inspection to consume these items if they wish. The owner does not take any responsibility for the consumables.
13. Guest acknowledges that pets are allowed only with prior approval of the owner. A fee of $35 per dog, per night (two dog max) will accrue. Guest must agree to pet rules in contract.
14. Guest agrees to that only two unregistered guests are permitted to visit. Additional guests are not permitted to spend the night without prior approval.
15. Guest acknowledges that for the safety and security of guests, the exterior of Fox View Cottage is monitored by real-time, cloud-hosted video surveillance. There are absolutely no cameras inside Fox View Cottage.
16. Guest agrees to follow rules and safety precautions and to indemnify and hold Denise and Rick Sullivan harmless and in no way accountable for any liability for personal injury caused or permitted by guest or any other person.
17. Guest agrees that a violation of any house rule, violation of law, or nuisance to community (including guests in excess of reserved number) may result in additional charges.
18. Guest acknowledges that violation of smoking restrictions, leaving of pet waste, or other excessive cleaning or maintenance issue will result in a $250 fee.
19. Guest acknowledges that he/she is responsible for the behavior of his/her group. Costs for damage, need for excessive cleaning/repair, or theft from our home or building/grounds will result in additional charges to the primary renter.
20. Guest acknowledges that Fox View Cottage is on a septic tank, not a sewer. Nothing except water can go down the sinks. All food waste needs to be placed in the trash. Guest agrees to not put too much paper at one time into the toilet and to only use paper. If by some chance a sink becomes clogged, guest will call the owner right away. Guest agrees not to use Drano or Mr. Plumber. Guest agrees to not flush the following items down the toilet: feminine hygiene products, wet wipes, diapers, dental floss, cotton swabs, cotton balls, medication, or cigarette butts.
21. Guest agrees to not cut anything directly on the kitchen counters, but rather, to use owner-provided cutting boards.
22. Guests agree to not remove make-up with the white face cloths owner provides guests. Make-up is very difficult to remove from face cloths and frequently will permanently stain them. We have premoistened facial cleansing towelettes in each bathroom as well as simple cotton cosmetic "rounds" that you can use with your favorite cleanser.
23. Guest acknowledges that 30% of reservation total is due at time of booking-- Remaining balance due 14 days prior to check-in. Failure to pay balance due at least 14 days prior to check-in will result in cancellation of reservation without refund. Guest agrees to the following cancellation policies:
● Full refund if guest cancels more than 30 days prior to check in.
● Full refund if guest cancels less than 30 days prior and owner is able to re-rent property at the same rate. A fee of $150 will also apply.
● Full refund if property becomes unavailable prior to occupancy. Guest agrees to release any claims against manager in that case.
● Guest forfeits all payments if guest cancels less than 30 days prior to check and we are not able to re-rent the property.
24. Guests acknowledges he/she is liable for any and all damages to the property, furnishings, equipment, and household items that occurred during their stay whether it is caused by the guest, pet(s), or any invitee of the guest.
25. Guest agrees to IMMEDIATELY report to the owner any problems with the cottage or any damages found.
26. Guest acknowledges that any damages, mailed guest items, excessive cleaning costs, etc. will be charged to the primary renter.
27. Guests bringing pets agree to the following pet policies: • Your well-behaved, friendly dog is welcome in our cottage with prior approval and a fee. We allow a maximum of two dogs, no cats please. Please contact us for approval in advance as a part of your reservation. • We comply with ADA requirements regarding Service Animals. A service animal is one which is trained to do specific work or perform a specific task for the benefit of an individual with a disability. Your service animal is welcome at any time but we do need to be notified in advance. • Pets which provide emotional support, well-being, comfort or companionship are not recognized as service animals under ADA guidance and must be hosted under our pet policy.

• As per ADA guidance, Service Animals may not be left alone in the cottage at any time. Your service animal must be under your direct control at all times.

All pets that visit Fox View Cottage must be treated for fleas and ticks. • Guest agrees to be sure that pets are supervised at all times.
• Guest agrees to be respectful of our neighbors and clean up after your pet. Leaving waste, even in bags, can attract bears. Keep our cottage clean and safe by disposing waste in the dumpster located in the car port. Additional cleaning costs will apply if pet waste is found. • Guest agrees to be financially and otherwise responsible for any and all damage to the building, grounds, cottage, cottage property, guests and guest’s property or additional cleaning that is required as a result of pets. This may result in additional charges to the primary renter. • Guest agrees to remove the dog’s collar while they are kenneled/crated—to prevent strangulation. • Guest acknowledges that the property around Fox View Cottage is NOT fenced.
28. Check In- Check Out: Check-in is at 3:00 pm | Check-out is at 10:00 am. Guest acknowledges that any renter found to be occupying the cottage after 10am without authorization will be charged at the rate of $50 per hour or portion of an hour after 10 am. Any guests found to enter the property prior to 3pm without authorization will be charged at the rate of $50 per hour or portion of an hour.
29. Guest agrees to the following noise and nuisance polices: ● Antler Drive is a quiet neighborhood. Excessive noise or community disturbance is not allowed at any time. ● Building quiet hours are between 9 pm and 8 am. ●Violations including excessive noise or disturbance requiring response from the owner or staff may incur additional charges as necessary.
30. Guest agrees not to allow children (or any other guests) to use the porch swing like a piece of playground equipment. The swing is not designed to be swung wildly and if guests damage the swing due to misuse, they will be responsible for its repair/replacement. Guest acknowledges that the weight limit for the porch swing is 500 pounds.
31. Guest agrees to the following parking policies: The maximum number of cars allowed per stay is 3. Additional vehicles may be approved on a case-by-case basis. Only one vehicle may be parked in the carport at a time. The carport clearance is 7-ft so guest agrees to not attempt to park any large trucks or other large vehicles that will exceed the 7-ft clearance. This is a fairly low clearance. Guest agrees to park only on the gravel driveway and not on the grass or on any other neighbor’s property. Guests may not park by the barn across the street. It is not our property.
32. Guest agrees to the following outside services policies: Certain amenities provided at Fox View Cottage rely on technology or outside service which includes a possibility of failure. We cannot guarantee that internet connections, televisions, and appliances will function 100% of the time. Refunds will not be given in association with nonworking features or amenities; however, owner will make every effort to correct any problem that might arise.
33. Guest agrees to the following lost items policies: Owner is not responsible for lost or stolen articles, or items left in the cottage after your departure. We will make every effort to find and return your articles. We will return found items at the guest’s expense.
34. Owner shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items commonly used by the owner’s family as well as toilet paper, paper towels, dish soap, laundry pods, dishwasher pods, shampoo, conditioner, body wash, distilled water (for CPAP), regular coffee, creamer, coffee filters, and sweetener.
35. Guest acknowledges and agrees that this agreement is for transient occupancy of the property and that guests do not intend to make the property a residence or household.
36. Guest acknowledges that there will be no refunds due to shortened stays or diminished expectations because of weather conditions, unless a weather emergency has been declared by the Governor.
37. Guest acknowledges that there will be no refunds because of shortened stays or diminished expectations due to guest’s work and or family emergencies or other commitments.
38. Guest agrees not to access the “owner’s closet”, even if unlocked. The owner’s closet contains cleaning supplies and chemicals that could be hazardous to children and adults. The owner’s closet is just inside the carport entrance.
39. The property has a fire extinguisher under the kitchen sink. It was fully charged at last inspection. It is the duty of the guest to inform the owner immediately should the fire extinguisher become less than fully charged. Guest agrees to use the fire extinguisher only for true emergencies.
40. The property has smoke alarms installed and they are believed to function properly at the time of rental. Guest will notify the owner without delay if the smoke alarm chirps or has a low battery condition.
41. Guest is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one. The cottage is all electric. There is nothing in the home that would potentially emit carbon monoxide.
42. Guest shall see to their own security while in the property by locking doors and windows when it’s prudent to do so. Guest agrees to never leave the house with any doors or windows unlocked.
