Welcome to Z.E.N. house, named after our children. We purchased this modern cabin for us & guests to create lasting memories.
It has 5 Bedrooms, & 2 Bathrooms & sleeps 10 with max 8 adults. Park 3 cars. Its a short walk to town & lake, plus a short drive to hike & ski.

The main living area upstairs is an open concept.
The living room includes an L-shaped couch in front of an enclosed gas fireplace and a 65 inch Smart TV. Apps include Netflix, Hulu, Disney Plus, Youtube/Tv, and HBO Max. It is set up to bring your own password.
In the same open area is a large dining room table with 8 chairs, and a separate desk and chair in a nook behind the staircase. Walk past the kitchen and youll see a stacked washer and dryer and hallway bathroom with a shower.
Upstairs includes 3 bedrooms, each with memory foam mattresses. First is the master with its own full bathroom (combo shower/tub) and a Cal-King bed, dresser, and smart tv.
Bedroom 2 contains a full/double sized bed and dresser.
Bed 3 has a twin-trundle bed (2 twins on top of each other) and another dedicated office space with a desk, ergonomic chair, and a tv/monitor where you can bring your own HDMI cable to connect your laptop computer.
Head downstairs and you enter into another large living area with the 2nd of two 65 inch Smart TVs, an L-shaped couch, pool table, video arcade machine, and bedroom 4 and 5 each with queen mattresses.
You can head out back from there to the enclosed back yard with a BBQ grill and a circular spa plugged into a 110 outlet. It seats up to 6 people. A note, our spa, should be set to 104 degrees but if its not, it heats up 1-2 degrees per hour with the top on. If its very cold out, such as a temperature in the teens or 20s with the jets on, the spa temperature will decrease. Please make sure you check the spa on arrival to see if there are any issues.
Back upstairs is the single-car garage. The garage fits a SMALL sedan, and contains a Level 2 Tesla Charger. The driveway is paved and can fit 2-3 cars.

Big Bear Lake requires an in-person check-in and we have contracted with a local company which is a SHORT drive from our home where you'll provide your identification, sign a paper copy of the good neighbor policy, and be provided with the code to the property.

House Rules
Per the city of Big Bear Lake, the Good Neighbor Policy must be signed PRIOR TO ENTRY TO THE HOUSE.
Guests must sign the "Good Neighbor Agreement" electronically or at the time of in-person check-in. An electronic link will be sent to you upon booking to sign with the house rules, rules of Big Bear Lake, and the "Good Neighbor Policy".
Our cabin is located in a nice and quiet family neighborhood therefore, we do limit renters to people who are 25+ years old. (families with children under 25 ARE allowed as well) Potential renters may be asked to verify their age by providing a copy of their driver’s license or another form of official identification in person, at check-in.
The city of Big Bear Lake has very strict rules that must be adhered to. Guests in violation agree to pay penalty fees issued by the city of Big Bear Lake.
OCCUPANCY:
-10 People Maximum with max of 8 adults and 2 additional children under the ages of 18 yrs old
-Maximum of 3 cars. The garage fits a small sedan. and 2 more in the driveway. It's perfect for 2 families. The city does not permit parking on the street.
SPA USE:
-Please bathe before using the spa to help keep it clean. The spa is professionally cleaned between each stay. Outdoor activity that disturbs the peace and the use of an outdoor spa are prohibited between the hours of 10:00 p.m. and 7:00 a.m.
PETS:
-Incessant barking from dogs heard beyond the property line is prohibited. Please do not leave them alone in the back yard. We charge a nominal fee to allow your pet to stay with you, so we ask you to PLEASE PICK UP YOUR PET'S POOP!
NO SMOKING
-This is a NON-SMOKING home. If you must smoke- please do so off the property and clean up any smoking related trash. Any evidence of smoking on the property even outside of the cabin will incur $500 fee plus any extra rental fees lost due to not being able to rent or having to give money back to the next renter due to persistent smoke smell.
CANDLES: Due to fire hazard, lighted candles are NOT allowed in this cabin.
NO PARTIES:
-Our cabin is intended for guests looking for a relaxing getaway. Parties or events of any kind are strictly prohibited and will not be tolerated. Any violation requiring a code call will be charged $500.
TRASH DISPOSAL:
- Take trash to dumpster location: Trash can be disposed of at either of these Big Bear disposal sites: 39690 Big Bear Blvd, Big Bear Lake, CA 92315 or 41974 Garstin Drive, Big Bear Lake, CA 92315. Keep all trash indoors until you are ready to bring it to the Big Bear disposal site. The city monitors disposal sites, so please bring your Airbnb contract with you to confirm you're staying in Big Bear Lake to dispose of your trash without a fee from the city.
SECURITY CAMERAS:
-There are exterior cameras that monitor the exterior of the cabin including the backyard. They help us keep the cabin safe when no one is there. These do not see inside the cabin and do not view the hot tub/spa.
CLEANING FEE:
-Cleaning fee is set at $275.
-Please run the dishwasher and hand-wash large dishes, empty the fridge of your food and take your trash to one of the designated drop off locations at the time of checkout. Failure to do so may result in a minimum charge of $25 per trash bag. Leave all used beds unmade, and gather all the dirty towels and sheets and place them in a pile in front of the washer/dryer.
Dog Poop left behind will have a minimum charge of $50.
TRAVEL INSURANCE: We highly recommend all guests purchase travel insurance. We are not be responsible for weather related conditions that may delay or prevent travel.
SUMMARY OF GOOD NEIGHBOR POLICY
You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy" with the following language
- Do not exceed the occupancy limit
- Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.
- NO PARTIES ALLOWED.
- No parking in the street or yard.
- Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.
- No amplified music 24/7 or past quite hours.
- Amplified music is not permitted to be heard beyond the property line 24/7 or after quiet hours. Close windows to avoid music carrying beyond the property line.
- Head inside at 10pm
- Noisy outdoor activities and spa use are prohibited between 10pm - 7am
- Take your furry friend inside with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!

Vacation rental properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection.

ADDITIONAL INFORMATION
WINTER WEATHER:
-You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. We are not able to help if your car becomes stuck for liability reasons. Snow removal will be provided and we will do our best to get the driveway plowed ASAP. Winter snow will likely reduce parking by 1 or more spaces depending on your location. Plan appropriately. Decks and BBQ may be snowed in depending on how much snow any given storm produces. Shoveling may be required to gain access to the cabin. A snow shovel will be provided at the home, if you are unable to find a shovel please contact us so we may deliver one. Tenants understand that homeowner and employees (collectively, the "Released Parties") are NOT responsible for any injury caused by slipping on snow or ice and that the tenants are responsible for removal of snow and ice around the doorways and paths to house and car; that the Released Parties are not responsible for any personal injury or loss or damage to the tenants' persons or property or to their guests and that the tenants assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure to heat, accidents related to fire, heaters, stoves, or hot tubs, tenants' failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will the tenants or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. No refunds will be made for circumstances beyond our control, acts of nature, or weather related problems. If all three access roads to and from Big Bear are closed for more than four hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
FIRE RESTRICTIONS IN BIG BEAR VALLEY:
-Big Bear and Big Bear Lake visitors are reminded to exercise caution when visiting the National Forest and maintain a higher level of awareness with the increased fire risk. Travelers through the forest should remain on designated roads and never park on dry brush or grass. Outdoor wood, charcoal, or campfires of any kind are not permitted. Fireworks are always prohibited on the San Bernardino National Forest. The US Forest Service will be aggressively citing those who do not comply with the posted restrictions. Violation of these prohibitions is subject to punishment by a fine of not more than $10,000 or imprisonment for not more than six months or both, as Class B misdemeanors under federal law. Persons may also be responsible for resource damage, suppression costs and any injuries that occur if they are found liable for causing a wildfire.
Liability and Obligation to Follow Rules:
By agreeing below, you understand that the homeowner and their agent are only responsible for reservations, house cleaning, check-in and check-out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless the real property owner from all damages or injuries arising from or related to your stay at the property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to follow any and all House Rules provided to them by the Property Manager, as well as all City or County ordinances in the area where the property is located. The guest will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. The guest acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.
