As a condition of your reservation to stay at the Wine Country Villa you hereby agree to this rental agreement and house rules.

Accidents & Injury. Lessor, Property Owner and their Agents are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Lessor, Property Owner and their Agents are not responsible for the loss of personal belongings or valuables of the Lessee or guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.


Before you settle in, We would like to make you familiar with a few of the most important house rules at our vacation rental. These are in place to ensure that your stay with us will be as comfortable as possible.

Please take a minute to read each of the rules carefully to avoid possible injury or deductions from your security deposit.
Check-in time is after 4:00pm and check-out time is by 11:00 am. Please ensure you check out by the specified time, as the cleaning team will arrive shortly after. Before you check out-put the dishes in the dishwasher and turn it on. You don't need to remove bedding. Please treat the home as you would your own and try to leave everything as you had found it and remove trash. Don't forget to check the drawers for any personal property that you may have forgot about and lock up behind you.

1. Park only on the paved areas. Catalytic converters can cause wildfires if you park in the brush!
2. No glass whatsoever in the hot tub.
3. Maximum persons in the hot tub-4. Damage may result from over capacity due to overflowing water.
4. Properly latch hot tub cover when not in use. Wind gusts can make cover become airborne if not latched.
5. Guests under 18 years of age must be supervised by an adult when using the hot tub.
6. No pets or animals are allowed because of severe allergies to owners and future guests.
7. There is a fire extinguisher in the cabinet under the cook top and another one on the wall in the laundry room.
8. There is a smoke detector in every room and a carbon monoxide detector on each floor.
9. The home is equipped with fire sprinklers throughout the interior.
10. The home has multiple levels, steps, and hard surfaces. Please take extreme care to prevent slipping or falling.
11. Please drive slowly up and down the private road to the house.
12. No smoking, vaping, burning incense, or other open flames is not permitted inside the home. Smoking outdoors is permitted but please properly dispose of cigarette and cigar butts and take great care not to let embers fly. There are extremely dry conditions that can cause high fire danger.
13. Do not try and feed wild animals. Do not approach. Rattle snakes are seen very rarely but use extreme caution and be aware. Do not approach.
14. The garage is not accessible to guests, but you may park in front of the garage doors.
15. Please do not rearrange or move the furniture inside or outside.
16.Please no shoes on the carpeted areas.
17. Nothing but water is allowed on carpeted areas.
18. No parties or events are allowed. Violation of this rule may result in the expulsion of everyone with no refund.
19. No extra guests other than what you have booked. Violation of this rule may result in the expulsion of everyone with no refund.
20. No day visitors. Violation of this rule may result in the expulsion of everyone with no refund.
21. Code enforced quiet hours between 10pm and8 am.
22. No amplified music or sound.
23. Please do not send other guests in your party to arrive before you without a
prior arrangement with us. They will not be allowed access.

24. If you have hired a personal chef or other outside service that will need to
enter the home please be there to let them in. Do not give out the code.

25. You are responsible for any damage to the home and property by you or your guests. if the cost of the damage is more than the security deposit or if extra cleaning should be involved, the cost incurred will be billed to you.
26. No drones are allowed.
27. Filming/recording allowed only within the property boundries.
28. Please do not tape or attach anything to the walls or celings.
