Getting around

Getting around is easy as our home is fully equipped with 10 custom Priority Bicycle adult beach cruisers (+one fat tire bike), 4 children bicycles and an additional 2 child carrier that attaches to a beach cruiser. 12 Tommy Bahama backpack/cooler beach chairs, 12 dedicated quick-dry, sand-free beach towels and 3 beach umbrellas will keep you fully stocked on the sand. Fire Island has no cars in the summer, so the kids can walk and bike safely.

House Rules
- To respect the community, our home has quiet hours from 11pm-8am Sun-Thurs and 12am-8am Fri-Sat. Any fines resulting from violation are guests' responsibility.
- Confirmation of booking will require a signed rental agreement within 48 hours after issue and copy of government issued ID.
- Booking guest must be 31+
- Stated occupancy and registered occupants in the rental agreement will be the maximum occupancy allowed. Violations of this will result in immediate eviction with no refund.
- No smoking allowed on the entire property - violations will incur an additional minimum deep cleaning fee of no less than $300.
- No animals on property - violations will incur an additional minimum deep cleaning fee of $500.
- Guest acknowledges that there are certain risks associated with bunk beds. Use of the bunk beds and ladders to access bunk beds is at the user’s own risk, and Owner will be held harmless and not be responsible for any injuries.
- Guest acknowledges that there are certain risks associated with hot tubs. Use of the hot tub is at the user’s own risk, and Owner will be held harmless and not be responsible for any injuries.
- Movement of any furniture or damage to the Property or furnishings in excess of normal wear and tear will be charged to Guest at a minimum of $250.00.
- Do not block, disable or otherwise tamper with security systems, including alarm, camera, smoke detectors and any internet appliances. Guests will incur a fee of $500 for proper resetting and calibration.

Refundable Damage Deposit
We provide a damage waiver at a nominal fee that covers any accidental damage up to $5,000.
Cancellation Policy
Guest may cancel the reservation at least three-hundred sixty-five (365) days before the Arrival Date and receive a full refund on the Reservation Deposit. If Guest cancels the reservation less than three-hundred sixty five (365) days but more than ninety (90) days before the Arrival Date, the Reservation Deposit will be refundable only to the extent that a new Guest can be found to occupy the vacated time reserved under this contract at the same total rate. If Guest cancels the reservation less than ninety (90) days before the Arrival Date, the Total Amount Due (less cleaning fee) will be forfeited.
