SPI is home to the South Padre Island Birding Nature & Alligator Sanctuary, one of the best birdwatching spots in the country. It's also a sanctuary for Kemp’s Ridley sea turtles, with the Sea Turtle, Inc. rescue center dedicated to rehabilitating injured turtles and educating the public. You will love exploring everything that makes Port Isabel and South Padre Island so special!

This house is very beautiful and accurate exactly as listed. The house was very comfortable, every amenity needed was provided and communication with Doris was excellent. If I had a question she responded almost immediately. I was very happy with the temperature of the house, the kitchen was stocked with everything a family needs to cook, bedrooms were fully put together ready to sleep, bathrooms had complementary hygienic items, game room had plenty of space and games and the house overall was very enjoyable. I thought it was very nice to have kayaks there for our use, the kids and I enjoyed them. The neighborhood felt safe, my children would walk the streets and my wife would walk the dog very often. Doris left us a welcome gift which I was very surprised and grateful for. I would stay here again definitely.

This is by far the best air bnb that I’ve stayed at. Right on the water, we parked the boat In the backyard and went fishing on the ocean daily. You can’t beat that! So much room to hang out inside and outside. From furnishings to location this place is luxurious. Doris really knows how to spoil her guest by opening this home up to the public. This was our best vacation ever. The photos do not do this house justice. It really is even better than the photos. Definitely a 10! Great amenities, responsive host and the house was very clean. Had everything we needed when we wanted to cook, a good grill outside and lots of restaurants nearby. I loved the mom and pop places nearby, much less $$ than on the island. It took us 5 minutes to get to SPI beach. Our teens loved using the kayaks. 4 adults 5 kids, all fit well, kids loved the downstairs. Their own private fun area. Plus they enjoyed the downstairs deck and dock area. Did a log of fishing and caught quite a few. Hot tub was awesome.

Free transportation to and from South Padre Island, with multiple stops in both Port Isabel (near lighthouse, dining and shopping) and South Padre Island beaches and attractions. Home is also walking distance to everything in Port Isabel (about 1.5 miles). Uber and Lyft are also available.

Guests can check in anytime after 4pm unless previous arrangements are made for early check in. We are happy to offer free early check in or late check out depending on availability. Your access code will be sent to you a week or so prior to your arrival.

One dog only. Dogs are permitted only in the downstairs living area and outside. Not in the bedrooms, not upstairs, not on the furniture.
Minimum age limit for renters: 21
Minimum age is 26 during Spring Break. This is absolutely not a spring break party house.
Maximum occupancy: 11
Guests are limited to the number registered. If the numbers change, please let us know so our cleaners can prepare the home properly. The rate shown is for 9 guests. Anything over 9 will be an additional $35 per person per night. Total does not include children under age two (2). We are licensed for up to 11 guests. If any guests over the limit of 9 are in the home without prior permission the fee will be $50 per person per night, and if over 11, there will be a $500 over the limit fee in addition to the per person fee. I've never had to charge this and hope I never do!

*We are private homeowners and not in a big rental pool. Our goal is to be gracious guest. Any rules or requests in place are for the safety and comfort of our guests. Please read the following information prior to booking for your comfort, safety and understanding of rules that were not put in place randomly. They are very important:

By making this reservation it is expressly agreed that:

1. You and your guests are aware of the dangers of having a dock, hot tub, outdoor grill and use of kayaks on the premises, and that you accept and assume all risks of harm associated with the dock, hot tub, outdoor grill and kayaks.

2. You (as tenant) and your guests release the property owner and their representatives free from any liability, including financial liability for any injuries/harm that may occur from use of dock, hot tub, outdoor grill and kayaks on the premises.

**THIS IS A NON SMOKING PROPERTY. You may smoke outside in front of the house with the door closed, but NOT in the back or side of the home, or on the deck or dock area. You must dispose of your butts properly. Do not leave cigarettes on our driveway or in the street. If this is not convenient for you, we urge you to find another property more accommodating.

Fishing off the top deck is strictly prohibited including casting over the neighbors boat house or lighted area! Other guests have caused damage and neighbor has had broken fishing hooks go into their boat. If this happens they will call the police and guest will be asked to leave the property.

Quiet time by Port Isabel regulations is 10 am - 8am on weekdays and 11pm - 8 am on weekends. No loud music or noise during these hours please.

**Keep off boat. Children should not be allowed to climb on our boat or untie the ties. It is dangerous. We are not responsible for any accidents or injuries if anyone climbs on the boat but you may be responsible for any damages** There is a 24/7 camera focused tightly on the boat.

***NO DIVING OFF DOCK*** Please instruct all guests and children not to dive off dock. Water is only 4-5 feet deep. Enter and exit water by ladder. Diving off dock can cause serious injury. We have a ladder to go in the water... (cannon balls work too!)

*We are always happy to allow early check in or late check out at no extra charge if property is available and ready for you. Please ask one or two days prior to check in.


*Our home is licensed for 11 guests not including children under the age of 2. If the number of guests increases to what you registered for, please let us know so the home is prepared properly. The rate shown is for 9 guests. Up to an additional guests at $45 per person per night. Over the limit fee without permission is $500 plus $45per person per night. This is Non negotiable

*Home is not ideal for small children. Supervise your young children at all times. Please be aware, dock area does not have rails. Children should not run around deck area or play near hot tub as area may be wet and slippery. Do not allow children to climb on ladder (for kayak entry or to enter water) unsupervised. Children should wear life vests at all times when on lower dock area. Various sizes of life vests are available for your use, though I cannot guarantee proper fit, so you may consider bringing life vests or wearable float wear for kids.

*We provide beach/hot tub towels for your convenience of you choose not to bring your own. If you use ours, you are requested to wash and dry all beach towels prior to departure (I suggest washing the night before). This allows us to charge you less for our cleaning fee than other homes in the area. All beach towels will fit into one wash load in our oversized washing machine. Its simple! If you Prefer NOT to do this, please let us know and I will add $35 to your cleaning fee, which is what our cleaning crew charges me.

*Deck is high and over water. Children should not run on the deck or up and down steps.

*Hot Tub: Unlike some others, we do not charge you extra for the hot tub. For your enjoyment, please read info in house book so you do not lock the controls on the hot tub (by pressing random buttons). *Please see house book regarding adding bromine to hot tub to keep it fresh and clean during your stay.

*Kayaks are free to use for your enjoyment. Please read instructions for care and use which must be followed.

**All guests over the age of 18 are required to provide valid drivers license with current address. Contract will be sent for required signatures.

***There is a security camera on the property. It is pointed very tightly only at our boat. It does not cover any other area, dock area or the water. It is a very tight focus. This camera will remain on. Please do not allow anyone of your guests to climb on the boat or touch the boat lift at any time.

*Do not allow anyone to jump on beds. Platform beds do not have box springs to absorb the jumps and can and will break the bed. The sofa bed will break if jumped on. Do not allow children to jump from top bunk.

*Damage deposit is a cash deposit. I have never held one back and I hope not to, however, there is no exception to this rule.

**Cancellation Policy** Full refund if you cancel your reservation 30 days in advance. 15-29 days will be a 50% refund, unless we rebook those dates. 0-14 days will be no refund unless the dates are rebooked. Any fee incurred (credit card/paypal fees etc) will not be refunded. Thank you.

*No check in/check out on Christmas or Thanksgiving Day
*All other other US Federal Holidays and Easter Sunday check in/checkout are charged time and a half cleaning. We pay our cleaners a living wage and they would also like to spend time with their family.

We accept Zelle, Venmo (through our Business Venmo Account - Credit Card or direct debit) Personal checks only with a minimum of 30 days advance payment drawn off one of these banks only: Bank of America, First Texas Bank, NFCU or other banks in the local area of Round Rock or Georgetown TX only.

Fully refundable damage deposit will be requested about a week prior to your arrival. Payment will be by Venmo or Zelle only, and will be refunded within 3-5 business days if there is no damage or excessive cleaning necessary.

Your access codes, along with any other information you may need, will be sent upon receipt of damage deposit.

**Security Damage deposit is payable by personal check. Check will be deposited and refunded in full if there is no deposit. I have NEVER had to keep a damage deposit and hope I never will!

If there is any damage your deposit will be held until repair/replacement is made and amount will be deducted as needed with remainder (if any) will be refunded.

**We accept payment via Pay Pal (credit card), Venmo or Zelle. Personal checks welcome with a minimum of 15 days paid in advance, on a major US bank or bank local to the Austin/Round Rock Texas area.

**Minimum age to rent is 24 years old
**No 3rd party bookings - mom or dad cannot book for their kids
**Spring Break - families only, minimum age to rent is 27
**Additional damage deposit may be required for larger groups.

Guests should cancel 30 days in advance for 100% refund. 16 - 30 days guests will receive a 50% refund of total booking, not amount paid. 14 days or less there is no refund unless all or some of the days are booked. Guest will receive 100% refund on days that re-book. Cleaning fee will be refunded with all cancellations no matter time frame.

This house is very beautiful and accurate exactly as listed. The house was very comfortable, every amenity needed was provided and communication with Doris was excellent. If I had a question she responded almost immediately. I was very happy with the temperature of the house, the kitchen was stocked with everything a family needs to cook, bedrooms were fully put together ready to sleep, bathrooms had complementary hygienic items, game room had plenty of space and games and the house overall was very enjoyable. I thought it was very nice to have kayaks there for our use, the kids and I enjoyed them. The neighborhood felt safe, my children would walk the streets and my wife would walk the dog very often. Doris left us a welcome gift which I was very surprised and grateful for. I would stay here again definitely.

This is by far the best air bnb that I’ve stayed at. Right on the water, we parked the boat In the backyard and went fishing on the ocean daily. You can’t beat that! So much room to hang out inside and outside. From furnishings to location this place is luxurious. Doris really knows how to spoil her guest by opening this home up to the public. Already planning on booking again to experience a SpaceX launch. Will be able to see the launch from her huge outdoor deck. What a cool place. Thanks Doris!!!! ⭐️⭐️⭐️⭐️⭐️

This was our best vacation ever. The photos do not do this house justice. It really is even better than the photos. Our host Doris (great name by the way) was very responsive and got back to us literally in under 2 minutes the times we reached out. Super clean. Our family loved the kayaks so much. Everything about this place is great. This is by far the best Airbnb we have ever stayed in.

Absolutely fantastic. Must rent. So many things to do. Private. Hot tub was wonderful and hidden. Although we did not use she offers beach chairs, boards, kayaks, umbrella etc. everything you need. I do not have one bad thing to say.

Beautiful house on the water. My family enjoyed this home. It is so clean and very comfortable and the location is perfect. The kids enjoyed the kayaks and the downstairs area is a perfect hang out for them. Doris answered all our questions quickly and was very helpful. “ Location, Location”

Eight of us visited the area for the first time. This home has everything. Location, views, comfort and very clean. We enjoyed using the kayaks, appreciated the quick drive to the beach. Definitely recommend to anyone heading to SPI or Port Isabel.

“"10"”

Definitely a 10! Great amenities, responsive host and the house was very clean. Had everything we needed when we wanted to cook, a good grill outside and lots of restaurants nearby. I loved the mom and pop places nearby, much less $$ than on the island. It took us 5 minutes to get to SPI beach. Our teens loved using the kayaks. 4 adults 5 kids, all fit well, kids loved the downstairs. Their own private fun area. Plus they enjoyed the downstairs deck and dock area. Did a log of fishing and caught quite a few. Hot tub was awesome.
