Policies and Rules
Thank you for your interest in our listing. We hope you will find the space as enjoyable as others. Please don't hesitate to contact us at any time if there is anything we can do to insure you have the best possible experience.
For the enjoyment and safety of all our guests and neighbors we kindly ask that all Guests adhere to the following basic House Rules:
I. SHOES
We kindly ask that all Guests remove their shoes while inside the Property.
There is a convenient location on the landing inside the front door where they can be left.
II. VALID ID AND PHONE NUMBER
For the safety and security of all Guests and Neighbours, Guests are required to have a valid working Phone Number ("Number") and Valid photo ID ("ID"). No Guest is permitted on the Property without providing the Host with a working phone Number and valid Photo ID.
If a Guest refuses to provide the Host with a valid working Phone Number and valid photo ID the Guest may not be permitted on the Property and forfeits the entirety of their stay.
III. FURNITURE ARRANGEMENT
Please keep all indoor furniture and carpeting in its current place.
The furniture is carefully located to accommodate regular visually impaired occupants who rely on its precise current location.
IV. UNAUTHORIZED GUESTS
For the safety and security of all authorized guests, our insurance provider prohibits us form allowing Unauthorized Guests on the premises. If you wish to add additional guests to the booking please contact us ASAP. We will attempt to assist you to add an unauthorized guest to the booking. Each additional guest not disclosed will be charged at the full base overnight rate.
V. PARTIES AND GATHERINGS
Certain larger group Stays, Gatherings, Functions, or Events involving additional ''Visitors'' may be permitted with the written consent of the Host.
Not more than 20 persons are permitted on the premisis without the written approvel of the Hosts.
Please contact the Host regarding larger group stays involving any Event, Gathering, Function, or additional ''Visitors'' prior to booking.
VI. NOISE
Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties. Especially during "Quiet Hours" of 11pm – 8am, and upon arrival and departure of the property.
Any disturbance triggering visits by police may require guests to forfeit the remainder of their stay and immediately vacate the property with no refund.
VII. ILLEGAL SUBSTANCES
Illegal substances are strictly prohibited and grounds for immediate eviction. Guests and any Visitors, agree that any drug use on the Property, or use of the Property for any unlawful purpose, or violation of any law or will immediately terminate your occupancy and be grounds for immediate removal from the Property without refund. The primary Guest will be liable for any costs or fines incurred by Host and no refund will be provided for the remaining balance of the stay.
VIII. KEYS:
On checkout please leave the keys on the kitchen counter inside the house. The Common Key and Garage Door Opener are both "Specialty Security Keys" and cannot be replaced unless purchased solely through a security key provider. They are therefore relatively expensive costing approximately $175 EACH to replace. As they are needed immediately upon checkout for next incoming guests, keys not returned upon checkout will incur a replacement fee of $350.
IX. PETS (CERTAIN PETS ALLOWED)
While we allow CERTAIN pets we unfortunately cannot allow ALL pets due to allergies and local regulations.
1. PETS WE CAN ALLOW:
A. Cats;
B. Birds (caged);
C. Snakes & other Small Reptiles (caged);
D. Small rodents (caged);
E. Insects (caged / contained).
2. PETS WE CANNOT ALLOW:
A. DOGS. As much as we would like , unfortunately we cannot allow dogs;
B. Wild Animals;
C. Any Animal weighing more than 5 KG or larger than an domestic cat.
All pets other than Cats MUST BE CAGED AT ALL TIMES and not permitted to roam the premises.
X. THIS RULE IS A MUST

ADDENDUM / DISCLOSURES
1. As mentioned upon booking, indicated under "Listed Amenities," and stated under "Additional Information" the following items are currently being serviced and are not available for use by the Guest:
A. Dishwasher
B. Mirrors
Several mirrors have temporarily been removed from the wall and placed at floor level to allow them to properly dry following the water damage caused by a burst pipe in the adjoining property as mentioned above.
To compensate our Guests for any possible inconvenience, a generous, deeply discounted price has already been temporarily applied to this listing. The Host will not be held Liable for not supplying these items.
2. The Bed in the third bedroom is currently a double sized sofa bed. Please notify us prior to checkin if you would like an additional bed we will do our best to accommodate you.
3. POOL
We note that all "Pool" related amenities are located off site at 4 College St (a short distance from the House) and are part of the "Cook and Phillip Park Pool." They are accessible from 6am to 8pm.
4. PHOTOGRAPHS
While all attempts are made to ensure accuracy throughout all photographs and descriptions, there may be some differences, particularity with furnishings.
We occasionally make changes to furnishings pursuant to Guest requests in a bid to improve the listing. Some photos may therefore not yet fully represent such changes. While all attempts to correct any inaccuracy will be made, the Host will in no way be held liable for such inconsistencies.
Additional guest may be added anytime by contacting the Host and amending the booking accordingly.
