Surrounded by hand made stonewalls , this relaxing residence of 180m² on its own plot of land of 1000m² contains gardens with flowers and trees.

The interior decoration of this 3-floor villa has many personal touches of modern art with stylish yet traditional colorful furnishings. On the ground floor are the main entrance and the unified living areas; a large living room, WC –dining area extending to an operational fully equipped kitchen, offering welcoming moments to guests.

While the master bedroom is perched on top where you will find a double bed with en-suite bathroom and a large shaded veranda with comfortable sitting area. With a relaxing view of the sea in the South and the abstract rock view in the East, this veranda, is an unbeatable spot to enjoy every hour of the day with an enchanting sunset in the West.

On the lower level are two large luminous bedrooms with en-suite bathrooms, one has direct access to an inviting front shaded terrace with stairs leading up to the garden.In the exterior, a charming wooden pergola makes it a perfect spot to chill out during the day or evening.

This spacious outdoor area incorporates the comfort of deck chairs for tranquility and relaxation. The Barbecue adjoining the outdoor dining and sitting area is ideal for entertaining on warm summer Naxos evenings.

Payment Policy

1 ) Initial Payment: When you make your reservation for the villa, you are required to pay 50% of the total price immediately. This initial deposit secures your booking.

2) Final Payment: The remaining 50% of the total cost of your reservation is due 60 days before your scheduled arrival date. You will be charged this amount automatically.

3) Bookings Made Close to Arrival Date: If you book the villa within 60 days of your intended arrival date, you must pay the full amount of the reservation at the time of booking.

4) Payment Update Reminder: If there's an issue with processing the second payment due 60 days before your arrival, don't worry—we'll reach out to let you know. You'll have a week to sort things out and finalize the payment. We understand that these things can happen and will hold your reservation during this period . Just make sure to update us within the week so that we can keep your booking secured and your travel plans smooth.

Refundable Damage Deposit

At Villa Dimitra, we've got your back! We authorize a security deposit of €350 one (1) day before you roll up to the villa. Don't sweat it—we don’t actually charge your card; we just make sure the funds are there.

After you check out and we've made sure everything’s as cool as when you arrived, we’ll cancel the hold. The funds will slide back into your account quicker than you can say “Where’s my deposit?!” Keep in mind, the speed of the refund depends on your bank, but it usually takes just a few days.

Cancellation Policy

Initial Deposit: Upon booking, a non-refundable deposit of 50% of the total reservation cost is required to secure the villa. This initial deposit is NON-refundable under any circumstances. [ READ NOTES BELOW ]

Advance Cancellation: To avoid charges for the remaining 50% balance of the reservation, guests must cancel no later than 60 days prior to the scheduled check-in date.

Late Cancellation or No-Show: If a guest cancels less than 60 days before the arrival date, no refund will be issued for the remaining 50%. In case of a no-show, the guest will be charged a cancellation fee equal to 100% of the total reservation cost.

Please be aware that Villa Dimitra is not responsible for cancellations due to external factors that may affect your booking. These include, but are not limited to:

- Travel Disruptions: Flights/Ferries or other forms of transport disruptions such as cancellations or delays.

- Weather Conditions: Severe weather, natural disasters, or any unforeseen climatic conditions.

- Health Issues: Medical emergencies or health-related issues that prevent travel.

- Personal Circumstances: Changes in personal circumstances, including changes of mind, family emergencies, or work-related issues.

- External Events: Local or national strikes, political instability, or significant events that impede travel plans.

- Legal or Regulatory Changes: New travel advisories or restrictions imposed by governments.

- Global Events: Events such as pandemics or international conflicts that impact travel ability.

We strongly recommend purchasing comprehensive travel insurance that covers cancellations due to these external factors to protect your investment in your planned stay at Villa Dimitra. This insurance can provide peace of mind and financial protection in cases where cancellations are unavoidable and beyond our control.
