Newly built, Villa Aetheria offers a luxurious and comfortable stay for up to 10 guests. Constructed with local stone and white plaster, the villa blends harmoniously into its natural surroundings, paying homage to the island’s traditional architecture.

Spanning three floors and covering 180 sq.m (2,000 sq.ft), the villa features a luminous lounge, a fully equipped kitchen, and a shaded terrace with a large dining table, perfect for enjoying meals outdoors.

The upper floor offers a master bedroom with a king-size bed and a private bathroom, along with a private terrace that provides stunning views of the Aegean Sea. On the lower floor, you'll find three additional bright bedrooms, each with an ensuite bathroom. These include:

A master bedroom with a king-size bed and a built-in single sofa bed

A triple bedroom with bunk beds and a queen-size bed The bathrooms reflect a traditional yet modern Cycladic style, featuring polished cement in earthy tones.

I cannot emphasize enough what an amazing time we had staying at the villa. The villa was beautiful, spotless and exactly as pictured. The area is very peaceful and quiet. We were traveling with my 15 month old son and Athena and Takis went out of their way to ensure we had everything we needed - a clean pack and play that was in great shape and a high chair. They were also able to provide us with an early check in which we were so thankful for as my son needed a nap as soon as we arrived. Both Athena and Takis stopped by to visit and make sure everything was going well during our stay. They were extremely responsive to all messages. We love the villa and the hosts and we hope to be able to stay again!!

excellent property with very comfortable areas to hang out and read or sunbathe. Very helpful host for all of our questions. Extremely clean and comfortable home. Washing machine is very difficult to figure out and needs written instructions...so don't count on it. Would stay here again with my family in a heartbeat!

Wow. Wow. Just wow. There are four houses on the compound and all are stunning but this one is by far the best! We barely left the house because we wanted to lounge and make use of the amazing amenities. The outdoor living space was phenomenal. There was a restroom and two showers by the pool and we used the bbq and dining area! Truly amazing stay. Our hosts were super friendly and accommodating and responsive. You couldn’t tell there were other properties around the corner as the set up and outside landscaping gives you so much privacy. We would absolutely come back and would encourage other friends to come and rent the other homes if possible! They even had daily housekeeping which made this Airbnb the most superior stay ever. Everything was perfection and highly recommend for a Naxos stay with family or friends. Pool was so clean and safe for kids with a beach like entrance. Literal PERFECTION!!!! Thank you Athena & Takis, we will be back. Efcharistó!!!!!

As good as the reviews say. Exceeds expectations. So clean, thank you to the wonderful cleaning staff! One of the best Air BNBs we have ever stayed in. Great location near one of the best beaches. We stayed with 2 young kids and we all enjoyed the pool.

You could not ask for a better host than Athena. She was there to greet us with cold drinks and a smile and she showed us around and explained how everything worked. Additionally she gave us sightseeing and local tips and went out get us cheesecloth and a strainer to make cold brew with. She is just a lovely and kind person. The house itself is clean and spacious and everything the photos suggested. Soft beds, strong showers and fast WiFi. Beautiful pool and cabana area and a quick drive to Plaka Beach on the Aegean with lots of great restaurants. I highly recommend Athena and Takis's place to anyone visiting beautiful Naxos.

A beautiful , big villa with ample outside space . Would be comfortable for 8-10 people easily and very close to the beach Amazing cleaning daily and Athena and Takis are incredible hosts, super pro active and responsive , she even drove to the airport to drop off a bracelet we left behind. The pre welcome website is the best I’ve seen , they are easily the best hosts we have encountered . We arrived much later than expected and they provided a lot of starting items to keep us going till the next day - perfect hosts.

An absolutely beautiful villa - everything you need and more for a fantastic stay. a great option for a family or group of friends. The layout of the villa and the outside entertainment area are magnificent. The villa is extremely well kitted out, and the welcome pack is brilliant! Athena and Takis were fantastic hosts and take a lot of pride in satisfying their guests. Location is amazing with a short 2-3 minute walk to Plaka beach . I would highly recommend this villa , and we will definitely be back

This is a magnificent home. The architecture, landscaping, and interior furnishings are at the highest level. But the large and beautiful pool plus the adjacent covered patio may be the highlights. So very welcoming and peaceful!! The sea is only a seven minute walk and there are many restaurants to choose from along the sandy beach. Athena stocked the kitchen with breakfast items and healthy snacks. Our 8 year old grandson did not want to leave and we all agreed with him! ENJOY!

First, Naxos is amazing! Second, this house is amazing. The outdoor area is the best part. It’s only a 4 min walk to the beach, but we got 4 wheelers and they were so fun to take to town and the beach area. Athena was a great host! We will def. Be back to Naxos again, but this time stay for a few weeks. We would def stay at this Villa again. Thank you for having us!

Payment Policy

1 ) Initial Payment: When you make your reservation for the villa, you are required to pay 50% of the total price immediately. This initial deposit secures your booking.

2) Final Payment: The remaining 50% of the total cost of your reservation is due 60 days before your scheduled arrival date. You will be charged this amount automatically.

3) Bookings Made Close to Arrival Date: If you book the villa within 60 days of your intended arrival date, you must pay the full amount of the reservation at the time of booking.

4) Payment Update Reminder: If there's an issue with processing the second payment due 60 days before your arrival, don't worry—we'll reach out to let you know. You'll have a week to sort things out and finalize the payment. We understand that these things can happen and will hold your reservation during this period . Just make sure to update us within the week so that we can keep your booking secured and your travel plans smooth.

Refundable Damage Deposit

At Villa Aetheria, we've got your back! We authorize a security deposit of €400 one (1) day before you roll up to the villa. Don't sweat it—we don’t actually charge your card; we just make sure the funds are there.

After you check out and we've made sure everything’s as cool as when you arrived, we’ll cancel the hold. The funds will slide back into your account quicker than you can say “Where’s my deposit?!” Keep in mind, the speed of the refund depends on your bank, but it usually takes just a few days.

Cancellation Policy

Initial Deposit: Upon booking, a non-refundable deposit of 50% of the total reservation cost is required to secure the villa. This initial deposit is NON-refundable under any circumstances. [ READ NOTES BELOW ]

Advance Cancellation: To avoid charges for the remaining 50% balance of the reservation, guests must cancel no later than 60 days prior to the scheduled check-in date.

Late Cancellation or No-Show: If a guest cancels less than 60 days before the arrival date, no refund will be issued for the remaining 50%. In case of a no-show, the guest will be charged a cancellation fee equal to 100% of the total reservation cost.

Please be aware that Villa Aetheria is not responsible for cancellations due to external factors that may affect your booking. These include, but are not limited to:

- Travel Disruptions: Flights/Ferries or other forms of transport disruptions such as cancellations or delays.

- Weather Conditions: Severe weather, natural disasters, or any unforeseen climatic conditions.

- Health Issues: Medical emergencies or health-related issues that prevent travel.

- Personal Circumstances: Changes in personal circumstances, including changes of mind, family emergencies, or work-related issues.

- External Events: Local or national strikes, political instability, or significant events that impede travel plans.

- Legal or Regulatory Changes: New travel advisories or restrictions imposed by governments.

- Global Events: Events such as pandemics or international conflicts that impact travel ability.

We strongly recommend purchasing comprehensive travel insurance that covers cancellations due to these external factors to protect your investment in your planned stay at Villa Aetheria. This insurance can provide peace of mind and financial protection in cases where cancellations are unavoidable and beyond our control.
