As you step onto the covered deck, you'll see the first of the 180 degree views of the mountains, stretching from Rumbling Bald to Chimney Rock. The first floor features a comfortable living room with gas fireplace; dining room, seating 8; kitchen island, seating three; and well-stocked kitchen that includes granite counters, a coffee maker, blender, dishwasher, microwave, refrigerator with water and ice on the door, plenty of mugs, dishes, silverware, pots and pans. We have stocked the kitchen as we would our own homes. A hallway leads from the kitchen to the laundry room, coat closet, and large master king bedroom with its own large bathroom, accessible from the hall and bedroom, and featuring several granite counters and a tub/shower.
The upstairs includes a large loft with a double bed futon, a second master king bedroom with bath, again featuring granite counters, and a smaller queen bedroom with its en-suite bathroom with granite counters. All bedrooms include large closets, and all bathrooms feature custom made mirrors, cabinets, and shelving.
The basement houses the game table, the ping pong table, the three kayaks (one tandem), and the paddle board, as well as tubes for the river and lake.
Linens and towels are included as is a small supply of soap, laundry soap, dishwashing soap, toilet paper and paper towels.
Your dog is welcome to enjoy Gray Goose with your family. We have enclosed the back deck with a large swinging gate, so you can keep your pet from chasing the many deer, rabbits, and other woodland neighbors, including a neighborhood bobcat, who traverse the yard below.

Policies and Rules
1. No smoking is allowed on the property or premises.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of Guest. No parties with attendees beyond eight persons are permitted.
3. The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest or their guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order. The Guest is responsible for any damage, and repairs or replacement of property will be charged to the Guest.
5. The property includes all the following appliances and equipment: refrigerator, stove, dishwasher, microwave, coffee maker, plates, glasses, silverware (all ample for 8 with extras), wine glasses. cooking utensils, pots and pans, etc.), washer and dryer, beds, artwork, two flat-screen televisions with remote controls and cable, 3 hair dryers, tubes for the river, floats for the lake, beach towels, all linens, and a small, initial supply of trash bags, paper goods and laundry soap, dishwashing soap, and dishwashing pods. The hot tub on the deck is available for guests’ use, but please shower before using.
The Guest is responsible to provide his own paper goods, food and drinks, beach chairs, and additional cleaning supplies and food storage containers, as necessary. There is a large gas grill in the back yard, but guests may have to purchase their own propane gas if the tanks are empty. We will make every effort to provide propane.
6. Only use appliances for their intended uses.
7. DOGS are permitted only with prior approval and the Guest agrees to adhere to the attached Pet Addendum if a pet is present. No other kind of pet is permitted.
8. PARKING is limited to 3 vehicles. Vehicles are to be parked in the gravel parking area only. No cars are to be parked on the grass. Parking on the road is not permitted in Riverbend. Any illegally parked cars are subject to ticketing and/or towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. The property is professionally cleaned prior to each check-in.
10. Upon final departure from the property, the following is required:
• Place all towels in the laundry basket in the laundry room.
• Remove all sheets and pillowcases from the beds and place in the laundry room; Leave comforters in place
• Empty ALL items from the refrigerator, load and run the dishwasher.
• Empty all trashcans and take all garbage, in bags, to the compactor by the gate house.
• Set both thermostats to 68 in the winter and 78 in the summer before leaving.
• Be sure to lock all windows and doors before leaving.
• If you have used the grill, please leave it clean and empty the grease tray.

11. Fires of any sort are not permitted on the decks or on the property, except on the grill. Firepits are not allowed in Riverbend. Please clean the grill after each use. Fire extinguishers are located under each sink in the bathrooms and kitchen.
12. The property is in a family-oriented, mixed-use area with many year-around residents. The Guest is responsible for the behavior of the other guests and visitors. Noise levels and public activities are expected to be in keeping with the neighborhood standards. Sound carries, especially around the lake. *See attached Riverbend neighborhood rules.
13. Food, drinks or garbage should not ever be placed outside the walls of the cabin for any period of time unless people are in attendance. Bears, raccoons and other animals will take advantage!
14. The hot tub is for your enjoyment. Please help us keep it enjoyable for all our guests and yours by showering before use. Do not leave children unattended and do not add anything to the water such as foaming agents, bubble bath or oils of any kind. These will foul the water and can cause mechanical damage to parts of the tub which necessitates charging the renters for any cleaning and/or damage. Hot tub covers are not to be walked on or sat on, even by small children. The cost to replace them begins at 600.00.
15. Gray Goose is on a septic system. The only paper that can be flushed is standard toilet tissue. All other items must be disposed of in the trashcans provided.
A damage deposit is refunded ten days after the guest leaves as long as there has been no damage as assessed by either the cleaning crew or the owners.
• If cancelled more than 30 days prior, 100% of the deposit is refunded less a 50.00 processing fee plus any taxes already incurred.
• 50% of the deposit is refunded if cancelled between 30 and 15 days prior to the Check-in Date.
• Cancellation within two weeks of check-in date will result in no refund unless we can rent the property for the agreed time. (We strongly recommend travelers’ insurance.)
Cancellation by Homeowner: If Homeowner cancels this Agreement for any reason or the property cannot be occupied by the Guest, Homeowner will refund the full rental amount or a pro rata portion based on the amount of leased days not used by the Guest.
