LOCATION: Convenient lake area cottage at Lake Amherst & Sanctuary for a fantastic view overlooking the entire lake. The valley features 5 lakes. Lake Echo, south of us, features a lovely state park. There are great hiking trails and swimming holes to explore. It is 2 1/2 hours from Boston, 4 hours from NYC, and 20 minutes to GMHA, VT route 100, autumn foliage, world-class skiing, Killington, Okemo, and Ascutney. WIFI. Hip local dining in Ludlow & Killington, art galleries, hiking, tubing, fishing, local breweries, Crowley Cheese Factory, Plymouth Artisan Cheese Factory, apple orchards, maple syrup farms, biking, calm rivers, lakes & beaches, Plymouth State Park, Coolidge Homestead, Quechee Gorge, Billings-Marsh-Rockefeller Farm & Museum, Vermont Institute Natural Sciences (VINS), King Arthur Flour Co, Vermont Salvage & scenic Woodstock, Weston, Chester. LAKE~About: We are at the sanctuary at the end of the lake, where you will see waterfowl of all types. We provide a canoe and paddleboat to access our floating dock and explore coves, rock ledges, and deeper lake areas. Boat rentals (extra boats) are available during the summer. Please inquire.

GUEST OCCUPANCY AGREEMENT - All rental transactions are held accountable to the Guest Occupancy Agreement between the guest and owner. It outlines check-in and check-out times, recycling requirements/laws, cancellation policy, emergency procedures, Acts of God regarding the cottage itself, and things you must know for a healthy, safe, and easy stay. The contract is attached, and we ask that it be returned via e-mail or snail mail before your stay. The owner may cancel the rental at the owners discretion if the terms are not met. Trip insurance is strongly encouraged and recommended.
Rental Payment Policy & Cancellation Policy Details
• If paying with a credit card, 50% of the total payment is immediately due upon booking. The remaining
50% is due 90 days before commencement. If less than 90 days until the commencement of stay, the
full amount is immediately due.
• If paying by check or cash for a discount, a $200 non-refundable fee (we will invoice you) is required to
hold the dates. The $200 will be applied to the total amount due. If less than 90 days from
commencement, payment must be paid within 5 days along with this signed Guest Occupancy
Agreement.
• No substitutions/trade-ins of dates. Dates are final and binding.
• No refunds for extra guest(s) charges if they do not stay.
• Trip insurance- Please check your credit card to see if you have trip cancelation/trim interruption
insurance. As part of this Agreement, purchasing trip insurance is highly encouraged. Generally, 3
conditions must be met to purchase a Cancel For Any Reason (CFAR) Rider as follows: 1)
Purchase the policy within 10 - 21 days of the First Trip Payment; 2) Insure ALL prepaid and non-
refundable travel expenses before departure; 3) Trip arrangements must be canceled more than 48
hours before the departure date. If you meet all 3 of these conditions, most of the policies will reimburse
you 75% of your trip costs unless otherwise noted. Please carefully read the fine print of your insurance
policy.
• Canceled bookings will receive a refund minus $200 cancellation + any credit card fees IF canceled 120
or more days from the commencement of the stay. If cancellation is between 179-31 days from the
commencement date AND the property can be re-rented for that same time, a $500 cancellation fee plus
cc fees apply. Cancellations less than 30 days will not receive a refund due to short notice. Upon notice
of the desired cancellation, we will remove you from the calendar and re-open it in a goodwill
effort to re-rent.
• Refunds are only issued at any time if there is a Vermont state mandatory evacuation or travel ban in our
area.
• All rental agreements are final and binding.

RULES~
We prefer not to post rules, but we need to list them for everyone's safety and to ensure the smooth running of the property. Please note that requesting to rent signifies that you have read, understood, and agreed to all the requirements on this site. Thank you for your understanding.
CAMERAS~OUTSIDE SURVEILLANCE - We don't have surveillance cameras until 8/28/2024.
CARE OF THE PROPERTY~IT IS YOUR RESPONSIBILITY TO TAKE GOOD CARE OF IT ~ It’s about safety. What are you responsible for while staying? Please take care of the vacation home and treat it like you would your own or that of a good friend. Please leave the cottage in the same tidy condition as when occupancy commenced. Leave common areas clean & tidy. Keep counters, tables, appliances, stove, and floors wiped and swept clean. This helps to prevent raccoons, bears, rodents, and bugs from entering the property. They have many more senses than humans. It’s for your own safety!
CHECK-IN & -OUT ON TIME- Check in after 4 pm and check out before 11 am.
$50/hour, part of an hour, for UNAUTHORIZED late check-out.
CHILDREN & INFANTS MUST BE PRE-APPROVED—We don't supply baby furniture and are not childproofed. Some people bring infants and children without our knowledge. You can't rent for 8 adults and then bring 2 infants in addition to = 10 humans. Over the limit of 8 for this rental option, it will be $55 per infant and/or child per night.
COURT - Don't do anything that will make us take you to court.
DOGS - Dogs are accepted on a case-by-case basis. Limit 2 dogs. The dog fee is $25/night/per dog. You must inform the owner you want to bring your dog. Please describe your dog by providing breed, age, and temperament. Dogs left unattended must be crate trained. We do offer a cash discount. Dogs must be bathed and groomed before arrival. You must pick up (poop) after your dog.
EARLY CHECK-IN AND -OUT FEES APPLY—It is $25/hour, for any part of an hour, for early check-in. Please let the owner know if you want to check in early. We will try to accommodate you. It is approved on a case-by-case basis. It is $25/hour for any part of an hour for late check-out. Please let the owner know if you want to check out late. We will try and accommodate you. It is approved on a case-by-case basis.
FURNISHINGS & LAYOUT—At times, the owners and crew will need to move things around. This is season/weather dependent. If an item is damaged, it may have been removed at the last minute and may or may not be replaced. Examples: stained rugs, broken chairs, etc. The photos give you an idea of our boutique style. Put all the furniture back where you found it.
GUEST OCCUPANCY AGREEMENT/CONTRACT—Payment indicates agreement to the number of people staying and the rules outlined in this listing. The TOTAL # of GUESTS IS 8 HUMAN BEINGS- There will be a charge of $55/per adult, infant, or child, per night for over the limit of 8 humans.
LOCKED AREAS—The Maid's closets, the upstairs, and the garage and tool shed are locked. If it is locked, it is private and not for guest(s) use. Please advise the owners if you need to access the basement for the electric panel.
NATURE—We are in nature, with wooded and water areas. We share the environment with creatures great and small. You may encounter a creature at any time during your visit. If you do not want to see other living things besides human beings, please do not rent from us. There are no refunds.
OUTDOOR SHOWER- Is only available from April 15 - November 1. This could vary depending on the temperatures predicted. In the cold season, it will be shut down.
RETURN FEES - A minimum $30 charge for lost keys & items that need to be mailed back- time and trouble fee. If it costs more than $30 to return an item, we will invoice you the total correct amount. The closest UPS store or post office with flexible hours is 40 minutes away. It can be expensive. Do the last walk-through before you leave.
REVIEWS – You are required to do an initial walk-through and report anything that would cause you to leave less than a 5-star review. We offer a spacious amount of amenities, and we are human. It is inevitable that something will get missed, but we work hard at making it as close to perfect as possible. We must be given the chance to remedy anything amiss. Notify us as soon as you spot a problem and we will fix, repair, or replace it as long as materials and labor are available. We will attempt to make any accommodations you find necessary within reason. We will inform you if we cannot accommodate a request.
TRIP INSURANCE—You are highly encouraged to buy trip insurance. We don't offer refunds. Check your credit card for covered trips.
WALKWAYS IN WINTER—You will need to keep your walkways safe during your stay because we cannot predict when ice will form. Salt, sand, and shovels are provided for you to use.
UPON ARRIVAL~
• Notify us you have arrived so that we know you made it in.
• Remove shoes inside the door to preserve our natural wood floors.
• Do an initial walk-through and report anything unacceptable to you.
We will remedy it asap if possible. We'll let you know if it is not possible.
• Report damage immediately.
• Quiet hours, dusk to dawn (8 pm -8 am). Be respectful of the neighbors.
• Lights- Turn outside flood lights off when no longer needed. Do not leave them on during the day. Turn
them off by 11 pm if you are no longer using them. Turn off lights in rooms you are not using. Since the
installation of our solar panels, our electric costs have increased. We think this is because guests
believe the electricity is free and ample; it is NOT!
WHILE STAYING~
• Wash your own dishes, pots & pans, and appliances very well and put them away where found.
• Wipe counters, tables, stove, and floors to avoid attracting raccoons, bears, mice, and bugs.
• Clean grills after each use so that rodents and animals are not attracted to them.
• Put lawn games back after use in the lean-to neat and organized in designated bins.
• Rinse recycling containers. This prevents wild animals from coming to feed.
• Take all trash and recycling to the recycling area behind the lean-to shed.
• Plastic, glass, aluminum, & tin MUST be RINSED! Place in the red round bin.
• Compost in the bucket provided.
•. Burn paper plates with food residue on them in the fire pit.
• Freeze meat and dairy in the freezer.
• Place broken, chipped dishes on top of the fridge on the red tray.
• No smoking property.
• If children are accepted, they must be supervised at all times.
• Supervise dogs at all times. Pick up poop.
• No candles, glitter, confetti, slime, play-doh, silly string, fireworks, hair dye, or anything that will
ruin/stain an item... etc.
• Report damage immediately.
• Allow lawn & garden personnel access the grounds during your stay to maintain the property.
• Do not play ball on the front lawn. Too many broken screens from this. Play on the big back lawn.
UPON LEAVING~
• Put appliances back in the pantry and be sure to clean them well.
• Leave all linens on the beds so that the cleaning crew can treat, sort & clean efficiently.
• Place towels in the hampers provided.
• Yard tidy by putting chairs back where originally found.
• Lock up the boat and be sure it is bailed out.
• Turn off all lights, turn down the heat, and lock all doors & windows upon departure.
ALL AGREEMENTS ARE FINAL AND BINDING—All rental agreements are final. There is no trading of time, and there are no discounts/refunds for those not showing up. If you decide to leave early, there will be no refund.

Please check your credit card to be sure you have trip cancellation/trip interruption insurance. If not, then we suggest purchasing (in case of emergency, illness, or bad weather) as there is a no refund policy, unless owner can rent to another group. You can try www.insuremytrip.com, www.travelsafe.com, www.travelguard.com. Refunds are only issued if we have a mandatory evacuation in our area. Please read the fine print of the insurance policy carefully.
Rental Payment Policy & Cancellation Policy
No Refunds-
• Homeowners are not responsible for any guest’s inability to arrive.
• If guests choose to depart early for any reason, or if any member of guest’s party does not
show up.
• No refunds or rebates will be made based on weather; power failure; mandatory
evacuation; acts of God; earthquake; fire; flood; sabotage; strike; civil or military
disturbance; acts of terrorism; war; epidemic or pandemic; riot; acts of government; and
any other circumstances beyond Homeowner’s reasonable control.
Possible Refund IF-
1) Cancelled bookings will receive a refund if the booking is canceled 180 days or more before commencement. A $200 cancellation fee plus any credit card charges will be deducted.
2) IF the cancellation request is 179-60 days before the commencement date AND the property can be re-rented for that same time and price, a $300 cancellation fee plus credit card fees will be applied and deducted from your refund payment.
3) Cancellation requests less than 59 days will most likely not be refunded due to short notice. We will re-list and put forth a goodwill effort to fill the vacancy. IF re-booked, a $500 cancellation fee will be applied and subtracted from the rental fee. Any refunds will be made 2 weeks past the END of an original booking period and if the replacement booking is successfully completed and paid in full.
• All rental agreements are final and binding. Altering the contract is grounds for cancellation by owners.

Eve left us our 1st 4 stars for value. We want our guests to know that we only buy and provide top-quality everything from top-of-the-line kitchenware from Crate & Barrell, Pottery Barn, etc, to fine bedding with 100% cotton sheets, down comforters/pillows, and linen or 100% cotton designer duvet covers. Our mattresses are the best you can buy. The hot tub is a Beam by Hot Springs and is meticulously cared for and maintained. Our creature comfort amenities are generous....as much wood for the fireplace as you need...as many towels as you need....all our guests ever need are their own clothes and food, we even supply the coffee!
