Local Channels are available via the Live TV app. on the Family Room TV.

These include ABC, CBS, NBC & FOX.

All other apps, such as Netflix and Amazon Prime Video, Disney+ are all available to you if you use with your personal login information on any TV in the home.



Using your own login information you can install apps, such as Disney+,

as you wish.

GUEST ACCESS - You will have exclusive access to the entire home, pool, hot tub, and yard, as well as 3 car parking spaces on the driveway. NO trailers on the driveway or the property. NO street parking is not allowed.

No GARAGE access available to guests. The garage is locked and used for host storage only.



SUPPLIED: Bedding, towels, beach towels, (also includes duvet covers that are cleaned between guests). Fully equipped kitchen.



START-UP SUPPLIES:

paper products, toiletries, dish soap, dishwasher pods, shampoo, conditioner, body wash, body lotion, FRAGRANCE FREE washer pods, some cleaning supplies and a First Aid Kit.

Sugar, Salt & Pepper variety of spices, a variety of Keurig pods (note: we do not supply ground coffee)



Arrival time is 4-9:30pm

Check-Out is by 10am

Equipment run time is to industry standards of 8 -12 hours max per day. (We cannot guarantee actual pool temp because we do not control the weather:-)

For any beach excursion we recommend arriving at your preferred beach by 10am to secure parking. Since Hurricane Ian the available facilities are changing weekly so please look at the area specific websites for the most up to date beach information relevant to your visit.



IMPORTANT:

Booking guest must 25 year old min & booking guest must be a staying guest.

QUIET HOURS: 10pm-8am. Please respect our neighbors.

You may be required to fill out and sign receipt of our Terms and Conditions or Booking Agreement to stay in our vacation home. This will be done on docusign or google docs or similar. If not submitted promptly your booking is subject to be canceled with no refund. Access to the home is not allowed without completed Booking Agreement submitted, full payment for the stay and photo of US DL or Passport (or other legal ID texted to us.)

Access to the home and code are activated at check-In.

Max guest count is 6 guests. All guests must be registered.

UNDISCLOSED/UNREGISTERED GUESTS - $150 per night per person/per length of booking and/or immediate cancellation without refund.

All bookings subject to identification verification.



MONTHLY (27+ nights) & MULTI MONTHLY STAYS will require a property walk through Check-In and Check-Out with owner. These longer bookings subject to a background/credit check. The fee of $100 must be paid to host.

AMAZON deliveries ok up to day before checkout. But this rental house address &/or MAILBOX will NOT be used as your postal address, no forwarding your mail, no setting up our address on any of your bills, or used as a 'valid local address' to register anywhere, etc. (There is a postal type facility within a few minutes of our rental house where you can rent a box).



Booking guest required to submit gov ID & completed+signed contract. All bookings subject to identification verification.



CHECKOUT INSTRUCTIONS:

Load the dishwasher (we will start it), leave the linens on the beds, place the used towels in the tub or shower, dispose of any opened food from the fridge and pantry, tie up the garbage and put it in the outside trash can, and lock all doors and windows.

You can leave any unopened food and alcohol.



ECObeeThermostat limits: 70d low for A/C, 78d high for heat

Your booking rate INCLUDES electricity (ALLOWANCE) up to US $50.00 per week usage or for monthly stays ALLOWANCE of $300 usage. Additional power use is $0.18/KWH.



To ensure a smooth check-in process, please return the completed and signed Booking Agreement within 48 hours of receiving it, or your booking may be cancelled. The home access code will be emailed to you 24 hours before your arrival, after we receive your final payment, signed Booking Agreement, and a copy of your photo ID.
