Welcome to our Tranquillity Base. We hope you love our home as much as we do. The one thing we ask of our guests, is to have the best time ever!
Located in the township of St Leonards, only a short stroll or drive away from the surrounding beaches, this large house features 4 bedrooms, 2 bathrooms, open plan kitchen/dining/ living, games room and a study with a nice back yard and a double garage
All walls are adorned with beautiful photos by renowned photographers and available for purchase
Our spacious, single-storey house will be your home away from home. This property is located in an extremely quiet neighbourhood on a quiet street.
A generous open-plan living and dining area will invite you to gather family and/or friends around our huge wooden live edged dining table with 10 leather chairs for delicious meals or enjoy a movie or footy game on the lounge with a huge 65 inch smart TV, leather lounge and hand made solid timber panel coffee table.
The big, well equipped kitchen boosts a breakfast bar, walk-in pantry, gas cook stove with a 90cm wide oven/stove top and dishwasher. Amenities include Nespresso machine, slow cooker, rice cooker, big sandwich press, hand blender, first aid kit, fire extinguisher, fire blanket and kettle plus all the cookware and tableware you could ever need.
This home has a huge master bedroom with king bed, walk in robe, ensuite, 40 inch smart TV and reading chair, and side tables with 3 port charging cables.
The next 2 rooms comprise queen beds, built in wardrobes,40 inch smart TVs, side tables with lamps and 3 port charging cables.
The 4th room has 2 bunk beds ( 80kg limit on top bunks) all with 3 port charging cables and reading lights and a built in robe.
Games room walls are adorned with 1×1m moon landing photos. These look amazing. There is a 3 seater leather lounge with 2 recliners, 60 inch tv. Nintendo with 30 installed games. PS2 with a host of games. Wii console with games and a balance fitness board.
Included in this room is a Fuse ball table and air hockey table .
A large study has a work desk and chair. Printer, paper and basic office consumables.
There is a treadmill, yoga mat, swiss ball, free weights and massage roller. In addition we provide a few board games and some books.
The Alfresco has a gas flat plate BBQ, 8 seater table and chairs.
The yard has a 16m2 pebbled area with fire pit. 16m2 of astro turf. Outdoor shower and outdoor bath with hot water. Water Sports gear drying room.
Our garage has room for 2 cars and offers parking for 2 more cars in the driveway. There is also free street parking for cars and boats. The table table located here and is a massive hit with all our guests.

I'm a father of 3 amazing young adults. I love scuba diving , karate, wakeboarding/wakesurfing and trailbike riding. Most of these activities I do with my 22 year old son ( He is better than me at all of them). I really enjoy socialising with friends. Spending a lazy Sunday afternoon having a few drinks at a local winery is one of my favourite things to do.

GENERAL: All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules. Please treat our home as if it were your own. Please be respectful to our lovely neighbors. Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or bucks parties. You must be over the age to 25 to make reservation at our property. Please follow parking guidelines where provided and do not park on nature strip (council is very active booking people for this)
CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date. Late departure is subject to prior arrangement/availability and extra charges will apply. Failure to check out at the agreed time will incur a fee of $110 per hour. Keys must be returned to key lock. If key not returned to key lock a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys. THIS PROPERTY DOES NOT ACCEPT PETS- A $500 fee will be charged for cleaning if pets are brought into the home. we will be hosting clients with severe allergies to pets. UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. We will not be liable for additional accommodation costs in the event of these unforseen unavoidable circumstances. PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may ocurr. We have the right to evict any guest during their stay if WE deem them to be in breach of the house rules. THIS PROPERTY IS STRICTLY NO SCHOOLIES. There should be no disturbance to neighbors at anytime during your stay. LINEN AND TOWELS: We supply all bed linen and towels. They must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired upon request prior to arrival. Any damage or stains requiring additional laundering or replacement of linen will incur a charge or replacement fee. Stays longer than 1 week may request a housekeeping service for cleaning and/or linen servicing charged at a fee. Stays longer than 2 weeks will incur a mandatory housekeeping service for an additional fee-please check what this is before booking. Failure to accept this after check in will be seen as a breach of the house rules and may result in termination of your booking without refund.
YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbors, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm.
The usage of any fitness equipment including treadmill is at own risk. Adults are responsible for the supervision of underage minors. Any injuries that may occur are at your own liability.
Call outs: Lost keys/lock outs will incur a $100 call out fee for management to provide access plus the cost of replacement keys if required. Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and packed away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure will incur a $100 fee. You are responsible for removing any excess rubbish that does not fit in the outside bins. Excess rubbish charges will apply for any rubbish that is left behind (exceeds rubbish bin capacity). The Property must be left in a clean and tidy condition. Extra cleaning charges will be incurred for the cleaning (but not limited to) of dirty dishes, dishwasher emptying, emptying the fridge, removal of excessive rubbish and so forth. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the Property. A $400 fee will be applied to any property found to have been smoked in. No illicit drugs to be brought onto the property. Any tempering of the security camera system may result in instant eviction. You must allow repair/service access to the property during reasonable hours. We are not liable for any damage or loss of personal property during your stay.
