Tiki Time is a newly remodeled 5 bedroom home on the beach in beautiful Sea Isle Texas! This 2400SF home sleeps 12 adults plus 3 kids, has amazing sea views, lush landscaping, a well equipped tiki bar and plenty of outdoor hangout areas. The ocean is at your doorstep and the marina, restaurant and fishing pier is just a golf cart ride away. Come and enjoy!
Tiki Time has two bedrooms and a bath on the main living level and three bedrooms and a bath on the upper level. The main living space is an open-concept living-dining-kitchen that offers ample seating for everyone in your group. There are beach views everywhere you look! And if you want to get closer to the ocean, there are multiple decks with comfortable chairs, and a palapa downstairs. The inside of the tiki bar includes an ice maker, beverage fridge, million-dollar ocean views and a half bathroom.
All of the downstairs, including the lushly landscaped yard, sand shower, palapa, and tiki bar with bathroom is available for your use. The sofa and chairs beneath the palapa are ideal spots for a breezy midday nap in the shade.
On Sea Isles streets you will encounter lots of walkers, runners, bike riders, children and golf carts so please heed the posted speed limit of 20 MPH.
A starter supply of paper goods, coffee, soap, trash bags and detergents is included. Additional supplies may be purchased at the marina or nearby corner stores.
Within the community of Sea Isle is a private boat launch, a community swimming pool and a private fishing pier. Additional Sea Isle amenities include a bait shop, convenience store, tennis and basketball courts, picnic area pavilion with a stellar playground and the famous Sandbar Restaurant for food and drinks. Please note that the Sea Isle Community Pool is available by purchasing a $100 pool pass from Sea Isle Homeowner Association. Sea Isle Homeowner Association is only open Monday-Friday, 10am to 5pm. Guests should call ahead to purchase a pool pass ($100.00 for up to 10 guests for length of reservation, (409) 737-2438). NO POOL PASSES SOLD ON THE WEEKEND. If pool pass is not purchased by 5pm on Friday prior to the start of the reservation, no pool access will be available over the weekend. Pool is open daily Memorial Day weekend thru Labor Day weekend and during spring break, weather permitting.
Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

Guest Access: You will have access to every part of the house except two locked owners closets and an owners garage. The entire property is non-smoking. The palapa is flammable (dried palm leaves) - smoking near it is subject to a $250 fine and/or cancellation of the rest of the reservation without refund.
Capacity: Our house comfortably sleeps 12 adults, 15 total. (King bed, king bed, queen bed, two bottom bunks, two twin beds, one upper bunks and one trundle bed = 12. There is a second upper bunk, a second trundle bed, and a fold out ottoman that makes a small twin bed.)
Pet Policy: One dog less than 50 pounds is permitted with paid Pet Fee of $250 at time of booking. Your four-legged friend is not permitted on furniture or beds. Please crate/kennel your pooch when you leave the house without him or her; your dog may not be left inside the house without supervision unless they are confined to a crate. The insurance that is required to be purchased within 24 hours of the booking covers any accidental damage your pup may cause the house at no cost to you, but it must be reported immediately.
Damage Protection Insurance: Included with your booking, it covers any accidental damage to the house or furnishings up to $3000 per stay. We love to travel with our family and often choose homes over hotels. We spent a week in Galveston for our son's birthday and fell in love with the west end. We immediately began looking for a home of our own on the west end and were thrilled to purchase Bahama Breeze. Although we still often enjoy long weekends on the water we have discovered the joy of hosting and are excited to share Bahama Breeze with you!

Payment Policy
Payment may be made through stripe, direct deposit, wire transfer, personal check. All options besides stripe are eligible for a 2.5% cash pay discount.
Refundable Damage Deposit
No damage deposit is collected. Instead, there is an accidental damage protection fee of $69 that provides damage insurance up to $3000. Please report damage promptly and we will take care of it from there!
Cancellation Policy
Full refund minus credit card processing fees will be made only if cancelled 30 days prior to arrival. Cancellation less than 30 days prior to arrival will receive a refund of cleaning fee, damage protection insurance fee, pet fee if applicable and the taxes associated with the fees that are being refunded.
