The house was nice but I was kept awake buy noises and others guests as the windows are not very soundproof or the walls. But that’s how it go’s when you have multiple occupancy. I did think it’s a shame that you have to pay extra for basic security like having a key to lock your room 🤷‍♂️

If you don’t like rules, this Airbnb isn’t for you. The Airbnb has such annoying rules like you can eat in the room, like wtf you are not hosting a 5 years old kid, the host ask for you check in 4-6pm and IF you need something else after 8pm because you didn’t the early check in, she will charge 50$ for the call, she charge for A KEY TO LOCK your room when you leave if you wanna leave for stuff protected, also the host charged 15$/ per day for use the driveway….. The sheets had hair, idk if they didn’t wash well or if was stuck. And I mean, all my complains other people has been giving her the review and nothing changes, I guess she likes to charge a lot of money on top of the price you pay for the day, not sure if the platform Airbnb knows that… she needs to put the price up and not charge for stupid things like a key for lock your room

Rules There are so many rules, and the host tries to charge for every little thing, including the key to the room lock. While guests are asked to remove their shoes inside, the staff, including repairmen, walk around the house in shoes. Cleanliness Overall, the house is clean, but our room had a very bad odor. It smelled like dirt and mustiness, and the smell persisted despite us opening the windows frequently. We immediately complained to the host, who promised to check it out, but no one came for a week. Neighborhood The location seemed good to me; it’s quite central, with nice houses nearby. However, you have to pay separately for parking. Repairs During our stay, there were noisy repairs in the courtyard (lawn and railings) and in the bathroom (installation of a shower glass). We were not informed about the upcoming work. Usually, hosts provide notice and offer discounts for the inconvenience, but that was not the case here.

Easy to find house, close to 3 bus lines and only 15 minutes by bus from the center of Seattle. There are 8 rooms in the house, I had the Zen room upstairs for 7 nights. You will never who or how many people are in the house because people come and leave daily, so make sure you keep the door to your room locked. There is constant noise from the airplanes flying above the house, so bring earplugs if you are a light sleeper. It was cold at night and the central heating is inadequate, so pay (refundable 20 dollars) for the space heater, it is worth it. It can be a noisy place due to so many rooms in a single house, the door slamming can keep you up at night and wake you up early in the morning. Good value overall for short stays

Julia was an awesome host! Fantastic communication. The Zen room is upstairs next to 3 or 4 other rental rooms. The key made me feel safe and secure, and despite sharing the bathroom with 3-4 other rooms, I never had a problem having to wait. Very clean. And I love the keyless entry to the front door, since it makes check in so easy. Bus rides on King County Metro only cost $2.75 per trip, so super cheap and easy getting downtown. Only areas for improvement: 1. The bed frame or mattress was comfy but extremely squeaky, so I'm sure the other housemates with our thin walls could hear me everytime I moved on my bed. 2. The curtains to the street seemed super thin, so I didn't feel super comfortable changing in my room. Still, it's probably not a problem for most. Regardless, amazing price for a private room in Seattle with a great host!

House Rules
House Rules
The following rules are important for everyone’s safety, and enjoyment, this is a shared house and we all must be considerate and respectful of other people’s experiences. I know it may seem like a long list, but every single one of them has been put in place to respond to previous guest’s complaints and we hope it will improve future guest’s experience.
Please read before booking and understand that this is what you agree to abide by when staying with us. I will do my best to keep it short but specific.

Check-in & Check-out
1. Regular check-in is between 4 pm and 8 pm.
a. We discourage late check-ins and have a $20 fee for that because our staff is home with their families and cannot respond to issues during the check-in process after hours.
b. Check-in after 12 am is not allowed in order to minimize disturbances to other guests
c. After 10 pm, I won’t be reachable by phone or Airbnb message and no support is available.

2. Early check-in is available starting at 12 pm for an additional $20 and at 1:30 pm for $10

3. We offer Early Luggage Drop Off for an additional $10/bag starting at 10 am. There is a dedicated space in the entry to leave your luggage.
a. Leaving more bags than paid for will result in a $50 penalty
b. Leaving bags anywhere other than the designated space will result in a $50 penalty

4. When checking in be sure to inspect the property to make sure there are no damages from previous guests that may have been overlooked by the cleaners.
a. Report any issues immediately upon arrival to prevent getting charged for things you did not damage.
b. Inspecting the property upon arrival also gives us the time and opportunity to respond and fix the issue.
c. No refunds will be provided for issues reported after 6 pm.

5. Check-out is before 10 am. Our cleaners have limited time to ensure every room and common space is ready for the next guest, so it is important to check out on time. Late checkout will result in a $50 penalty
a. If you are moving to a different room, you are still required to leave the room, remove your things, and put them in the space dedicated to luggage in the entrance area until your new room is ready so our cleaners can clean the room.
b. Extensions to reservations are only allowed on the same day of booking or if the day requested for extension is more than 14 days away.

6. We offer Late Luggage Pick Up for an additional $10/bag and the latest pick up is by 8 pm. There is a dedicated space at the entrance to leave your luggage, it must be packed and put there, not left in the room.
a. Leaving luggage in the room will result in a $50 penalty
b. Leaving more bags than paid for will result in a $50 penalty
c. Leaving bags anywhere other than the designated space will result in a $50 penalty

7. All rooms have signs with their names and we send directions on the check-in instructions as well. Check your reservation to ensure you are entering the correct room. If in doubt, reach out for clarification. This is important for everyone’s safety and quality of experience.
a. If you check into the wrong room it will result in a $100 penalty

8. All bedroom doors have a lock and key.
a. Never lock your room door from the inside when leaving, always use the key to lock it from the outside. Just in case the key malfunctions or you forget your key in the room.
b. If you lock yourself out of the room it will result in a $50 penalty to dispatch the on-call maintenance person.
c. Dispatch after 8 pm cannot be guaranteed in which case guests will have to call a local locksmith to open the door. Any damage done to the door or the lock will be charged accordingly.
d. Keys must be left on the nightstand at checkout or a $50 Lost Key fee will be charged.

9. Leave the room in reasonable condition, no need to make the bed but no excessive trash or mess. Cleaning fees only cover the standard cleaning between reservations.
a. Any extra cleaning needed will result in a minimum $50 cleaning fee
b. If carpet cleaning is needed it will result in a $150 carpet cleaning fee

Parking
1. We offer off-street parking on a first come first serve basis and cannot guarantee availability so always check with us before booking.
a. Parking is an additional $15 per night. Model and license plate info will be required.
b. Any unauthorized vehicles will incur a $100 penalty fee per night and will be towed at the owner's expense.

2. We do not offer secured bike parking and no bikes are allowed in the house. You can lock your bike outside as long as it’s not in anyone’s way:
a. Bringing bikes inside the house will result in a $50 penalty.
b. We are not liable for bikes left outside.


Security
1. Booking for other people is not allowed. Your reservation has to have your name on it. If not, we reserve the right to ask you to leave and we won’t issue any refunds. And we will call the police if you or your guest do not leave.

2. We do not accept children under the age of 8 years old for private room bookings because the space is being shared among different guests and is not safe for small children.

3. Guests are required to close the front door and make sure it latches and therefore locks when coming or going. This is important for everyone's safety and security
a. Leaving the door open or unlocked will result in a $50 penalty.

4. Do not leave valuables unattended, we are not responsible for any loss during your stay

5. Sending mail and packages to the house is not allowed. Any mail and packages not addressed to the owner are disposed of daily for security purposes.

House Standards
1. Quiet Hours are from 10 pm to 8 am. These are shared homes and we need to respect each other’s experience
a. Any reports of excessive noise including but not limited to talking, playing music, cooking, etc. will result in a $50 penalty

2. Visitors and extra guests are not allowed
a. Bringing visitors or extra guests will result in a $100 penalty per person per day

3. No smoking, hard liquor, or drugs of any kind allowed in the house. Smoking is only allowed 20 ft from the house:
a. Smoking, hard alcohol, and use of any drugs including Marijuana inside the house will result in a $200 penalty as well as you being told to leave and canceling your remaining days without a refund

4. We only provide one set of sheets and one towel/washcloth per guest per stay
a. Room cleaning and new towels are available for an additional $20
b. If the duvet cover or sheets are found stained or damaged in any way it will result in a replacement fee of $50
c. If towels are found stained or damaged in any way it will result in a replacement fee of $15

5. No eating, drinking, or storing food within rooms. Violations will result in a $50 penalty

6. We don’t allow the cooking of fish, curries, fried foods, or any cooking that creates strong and penetrating smells to avoid situations in which other guests are uncomfortable in their rooms because of a strong smell from the kitchen that travels through the house.
Doing so will result in a $100 fee.

7. Label all food and drinks with the name of your room and your check-out date. Please store it in the fridge or the cabinet labeled “Guest Food”.
a. Our cleaners check the fridge, cabinets, and countertops regularly and remove any food from past guests as well as unmarked food
b. This is a shared space, please clean up after yourself in regards to the stove, table, or counters and wash any dishes you use right away
c. Sticking the food labels on the kitchen cabinets, shelves, or inside the fridge will result in a $10 penalty.

8. Be sure to wash all your dishes and clean cooking surfaces after use. Again these are shared spaces and we need to be considerate.
a. Leaving dirty dishes or dirty cooktops will result in a $20 penalty

9. Put all trash in the designated trash receptacles in the kitchen and differentiate between recycling and trash:
a. Leaving excessive trash in the rooms beyond what fits in the bin will result in a $20 penalty
b. Extra trash can be put in the bigger kitchen bins

10. Bathrooms, kitchens, and other common areas are shared spaces. Please do not leave personal belongings there and clean up after yourself. Left behind belongings will be disposed of daily.

11. Washer and dryer are not part of the amenities and only for staff use, no exceptions
a. Unauthorized use will result in a $50 penalty per load.

12. Pets are not allowed, some of the tenants have allergies so we want to respect them. That includes emotional support animals. In Washington state, only service animals trained to help with specific tasks for specific disabilities are allowed.

13. We reserve the right to enter the rooms with a 12 hour notice for maintenance and operations purposes.
